We had two sessions on "How to Buy Your Own House" in Bangalore and
post-session we had a feedback meeting with more than 100 participants.
Based on that we received some vital insight into what people want in terms of
housing.
They are as follows.
1- Most people wanted a plot to construct rather than a flat.
2- Most people want to live in city even if it is a rented house-but want to
buy a plot at a reasonable rate for future appreciation or want to shift after
constructing a house few years later.
Want to buy plot- 80%
Want to buy a flat - 15%
Want to buy an old house-5%
Now we are in the process of finalising the needs of the people.
I had a personal meeting with more than 60 applicants.
The concept is- when I want to buy a plot or a house or a flat on an individual
basis I pay the retail price. The scope for negotiating is very less.
But if I am a part of a big group- the chances of getting a discounted rate is
very high.
The whole idea is to generate a big number so as to manage a bigger discount in
real estate products.
Our strategy is -
1- This concept is reserved only for the members of Dr. Bharath Chandra
Institute.
(Those who have taken any workshop of Dr Bharath Chandra until today)
2- This is a collective buying concept. Bigger the number better is the chance
for a lowered rate. so all members of the Institute are welcome. Members
joining initially are entitled for maximum benefit and members joining later
may have to pay more in order to service the interest payments.
3- All beneficiaries of this concept are to enrol more members into it in order
to swell the numbers. The 'more the merrier' is the concept. If they are not
members of the Institute-they must join the next available workshop.
Already we are planning a colony (plots with BMRDA approval and a gated
community) for the members. (instead of buying from unknown people a unknown
product, we thought we will develop our own product)About 15 people have signed
up already. The first 30 people are eligible for the highest concession. Once
the first 30 members are over - then the concessions would come down gradually.
The concession may range up to 20% less than the market value of the property.
A special meeting has been organised to explain about this concept.
