Hi , 


In spite of the recent allegations by select few, MH-UniteUp team members have maintained their composure and remained focused on the task at hand.  This is what this team is all about.

 

Below [attached] is our manifesto. We request you to please go through it to get an insight about our views, intentions and go-forward plan.

The Association election will be held tomorrow, and we very earnestly request all our dear MH owners to assess the leadership traits of the contenders, before you cast your vote. The competitor team has started saying that MH Unite Up members are doing malicious propaganda

against the competitor team by mentioning about their rude behavior and hand-in-glove acts with vendors. We want to clarify that we are focusing on what good things we will do for all MH owners and we are asking for support only on that basis. We need not say anything about rude behavior and hand-in-glove acts of anybody, etc. Owners who are living in MH very well know what is true and what is false. There is no need for anybody to tell them. From our side, we want to assure that if we get elected, we will work as a team with all our owners, including our competitors. We will never show authoritarian aggression and autocratic attitude. This is our promise. Also, our way of working will be quiet and efficient, without making unnecessary noise.

 

We are clear about our responsibilities, if we are elected as the representative body of the owners. In the matters of maintenance issues, our main focus is to drive up collection of maintenance dues and parallelly reduce maintenance expenditure. The audited statements circulated by DLF show some items of expenditure which run in tens of lakhs. If we are elected,we will concentrate on rationalizing these bulk items of expenditure, in consultation with the owners. For this purpose, we will study the reasonableness of the items of expenditure and call for an All-Owners meeting to discuss the same and decide on the way forward, within three months of taking over. 

 

We will set up independent resolution mechanisms for each kind of maintenance issue and also put in place an effective escalation matrix which will include a member of the elected committee for each kind of maintenance issue, such as security, plumbing, electrical, gardening, common area maintenance, lifts, etc. Email based system of complaint registration and resolution will be introduced.

 

We will ensure 100% transparency in vendor selection and award of contract for various services. Very moderate threshold limits will be fixed for incurring day-to-day expenditures. All other recurring expenditure will be only through the system of tenders / competitive quotations, without showing any preference to any vendor, for whatever reason. Representatives of owners will be invited to review the awarding of contracts. We will form an internal audit team comprising some of the members, who will conduct an internal audit of Association’s accounts on a monthly basis.

 

In matters of Club House, Borewell cost, unending approach road-work, etc., we are fully conscious of our responsibility as a representative body of the owners. We commit ourselves to putting maximum pressure on DLF on these issues and also explore collective legal action to be taken against them, on behalf of the owners.

 

For the those few who doubt our sense of responsibility, we would like to say that we decided to contest in these elections will full knowledge and realization that our job ahead is going to be a very difficult one, especially since we will have the responsibility of putting the house in order and reversing the current trend of deterioration in maintenance as well as finance. We have willingly come forward to shoulder this responsibility, even in the face of unfounded insinuations against us.

 

With folded hands, we appeal to all our dear owner-members to elect the MH UniteUp Team, to represent your interests in the  most sincere manner.
