Hello Friends,

I had booked a flat at DLF Maiden Heights, Electronic City - Phase I and the entire down payment (95%) has been done. I need to sell the flat immediately due to an urgent family commitment. I am ready to sell it at the same rate at which DLF is offering its flat in Phase II. (even this is negotiable).  My date of booking / registration was 05 Jan 2012, so the transfer of ownership can be affected on this date where as the other formalities can be completed before that. DLF is going to increase the rates to 3400 per sq ft. post Diwali. I am sure though that this property can easily fetch 4000 per sq ft if not more when it is handed over to you.

Main benefit - Phase I would be ready at least 15 - 18 months if not more before Phase II. I know this is eventually going to be a very good investment. 

My Flat is a 2 BHK on the top floor (12 th) - 919 sq ft. Flat number = MHF- 122.

 The flat is in Lily Greens - Block F, Floor 12 (Top), East Facing, corner flat - Excellent location.

A flat of the same size in Phase II is coming for abut 41+ L. If you make a down payment it reduces by 3 L to 38+ L.

This would mean parting with the money except the one which is to be paid to DLF once the flat is handed over to you towards 5% of Total Price + 5% of IIDC + Stamp duty + Registration charges + remaining taxes etc.. .

Dear Kapil

Since you have paid 95%, there is nothing left out to be paid by the purchaser and therefore, DLF may not allow you to transfer the flat. 

Also DLF would insist one year period to pass from the date of your agreement that was distributed sometime in Jan/Feb 2012. I don't think you can sell before Jan/Feb 2013

The buyer also needs to pay some amount per sqft to DLF for getting it transferred in his name

Above are my views and please recheck with DLF and share the outcome for the benefit of all of us.

Thank you for your response.

I have checked up with DLF. Transfer is permitted 1 year after date of booking - which in my case is 05 Jan 2012. So the registration can be affected from on this date, which is not far away. Yes, there are transfer charges though, which would need to be negotiated. It is claimed though that transfer charges are illegal.

Anyways if there is a serious buyer I will go all out to make sure he pays me only what he will pay for Phase II.  So need the groups help to forward people interested in Maiden Heights get a deal better than Phase II. Phase I would be ready at least 15 - 18 months if not more before Phase II

thanks for the link. DLF does flout all rules and would still insist for transfer charges that they have been collecting all along in Gurgaon. This would be like charging for open car parking that is strictly prohibited. One has to probably pay under protest to get the transfer done and then go to consumer forum. Don't know how to proceed. Did you check up for another aspect 95%?

Even car parking amount is illegal.But still the builders are charging and we all are paying.

I hope we understand these, unless DLF says construction wise phase1 and Phase 2 both are same

Phase 1 is a Value home and Phase 2 has been launched as Premium category.  Hence if the selling rate of Phase 1 apt just because phase 2  has been launched at 3400 is slightly misleading and this needs to be clarified by DLF.

Not trying to be a spoil sport, but  just lost in the structural jargons used by builders

I visited yesterday dlf site. Now all construction work has been  taken by L&T.
Both phase 1&2 spec & design is same.

Regardless of what is mentioned in the Website, the builder buyer agreement that all of signed has mentioned Maiden heights to be value homes.

Price use to changing for every property and DLF is famous for making price like mountain.

So don't confuse with the price.

I think so, after 1 year next phase will come and price will be 4500* hope.

Yes, it will take some more time as they were in transition period from local builder(kunal constr) to L&T.
