19In June 2024, HDB will offer about 6,800 flats in Jurong East, Kallang/Whampoa, Queenstown, Tampines, Woodlands, and Yishun. The supply will be subject to review, as project details are firmed up closer to the launch date. Flat buyers interested to apply for a flat must have a valid HFE letter. We encourage all flat buyers to apply for an HFE letter early and submit all required documents by 15 May 2024 if they are interested to participate in the June 2024 sales launch.

20 HDB is committed to providing affordable and accessible housing options to buyers, and will continue to monitor the housing demand closely, making adjustments where necessary. We remain on track to launch a total of 100,000 flats from 2021 to 2025.


The next question I have for you is, are you and your wife joint-tenants for your 3-room BTO flat? If yes, that would mean the proceeds of your 3 room Punggol BTO flat would be split evenly between both of you.

If your application is approved, you will be selected through a computer-based lottery system to proceed to the next stage. The announcement of the HDB SBF results typically takes approximately two months.


Once you have successfully reserved your flat, you will be required to sign the Agreement for Lease within a period of nine months. Subsequently, you will receive the keys to your flat closer to its completion date.


However, like the BTO scheme, you can only apply for a 2-room Flexi flat in a non-mature estate. The flat allocation set aside for singles is only 5% under the Single Singapore Citizen and Joint Singles Schemes.


The couple, who had just tied the knot and moved into their five-room resale flat in Punggol in July, had tried balloting for an HDB flat seven times in the past five years. They either could not get a queue number or there were no units left by the time it reached their turn.


Xin Lin went all out to create the farmhouse of her dreams. Much of the apartment is decked in warm wood tones and white, pepped up with pops of grey and black accents. They even covered some of the ceiling beams with timber-style laminate to look like exposed wooden beams.


Wood panelling which mimics the shiplap look, another farmhouse mainstay, cleverly hides the bomb shelter and shoe cabinet, and beside it, a little nook for them to sit and put on their shoes. Hexagonal floor tiles were added not just for the aesthetics, but for practical reasons too.


Lined with a wall of large windows and bathed in natural light, the living space exudes a sense of comfort and warmth. The palette is earthy, but uses different textures like leather, rattan and wicker to add interest to the look.


Just by the living space is the dining area and kitchen. As the kitchen was very narrow, two walls were hacked to create an open concept kitchen with a small island to separate the wet and dry areas. Cabinets were built to create a pantry and for additional storage in the dry kitchen.


The kitchen has all the hallmarks of a country kitchen with the shaker style cabinets, chimney hood and farmhouse sink. They also opted for a gas stove instead of an induction cooker to fit the theme and included open shelves for Xin Lin to display her kitchenware and crockery.


In a joint statement on May 8, the Ministry of National Development, the Housing Board and the Council for Estate Agencies (CEA) said CEA is aware of the listings put up by two property agents and is investigating.


Separately, the authorities said a five-room Design, Build and Sell Scheme (DBSS) flat in The Peak@Toa Payoh, which was also listed for $2 million, does not have an intent to sell registered with HDB. This means that the potential seller cannot grant an option to purchase to buyers at this stage. Sellers of HDB flats have to register their intent to sell before they put their flat on the market.


At the listed price of $2 million, both the Sengkang and Toa Payoh flats will come with significant cash over valuation (COV), the authorities said. COV is the amount a buyer has to pay in cash when a resale flat is sold above its HDB valuation.


Under the code of conduct for estate agents, property agencies and agents have a duty to uphold the integrity and professionalism of the real estate industry, and to act responsibly in conducting their work, the authorities added.


Mr Nicholas Mak, chief research officer at property search portal Mogul.sg, said that if the property agents are aware that the $2 million asking price is unrealistic, they should advise the sellers to lower it.


As a result of this, many homebuyers in the future who are looking for unblocked sea views will likely scour the north-facing HDBs along this stretch for their ideal home. With a limited supply, it would be interesting to see how resale prices here play out in the future.


While I do appreciate the ample number of dropping points here, do bear in mind that the lane is wide enough for just 1 vehicle at a time like most other roundabouts. I do prefer drop-offs that allow for overtaking, such as the one at Trivelis, and with just 2 drop-off points for 8 blocks, some drivers may end up having to wait for others to move on.


You can really see the different shades of greenery that are meticulously planted within 3 neatly layers, with what I think is an excellent choice of trees that go very well with the theme of the development. Very welcoming indeed!


I was not able to access these gardens given how new the development is, so my commentary on it would be quite short. Overall, I can see plenty of greenery here, and there is outdoor seating available too!


There are some downsides to being close to the sea though. Residents at Punggol have given us feedback that due to the proximity to the sea, rust and mould are more noticeable. Certain smells are also pungent and probably hazardous due to the industrial area at Pasir Gudang, resulting in some residents even closing off their windows and balconies for most of the day.


The good thing about being higher up is simply the view. From the picture, you can tell that the sea view is visible from here. It may not be as breathtaking as the view from the rooftop garden, but having a view is certainly better than no view!


As with most HDBs with long corridors, certain units have windows facing the corridor itself. This does pose a privacy issue, but in most cases, this would be the service yard where privacy is not tantamount.


Overall, the development was just built (and still being built in some places), so only time would tell whether or not the development would be well-maintained. My thoughts are that due to its proximity to the sea, perhaps repainting would be needed faster than other HDBs further inland!


Northshore Plaza is the first seafront New Generation Neighbourhood Centre to be built in an HDB estate, offering residents a unique waterfront shopping experience. It houses a supermarket, food court, restaurants, eateries, shops, childcare centre, and enrichment centres.


While all this looks quite gloomy, Waterfront II @ Northshore does offer immediate access to the Park Connector. The Park Connector is the only buffer between the sea and the development, as a result, most units would have the enviable waterfront view right at their window.


Getting to the MRT is 3 LRT stops away, with the nearest station being Samudera LRT station via Northshore Plaza. The good news is that this is a sheltered journey throughout, so residents do not have to worry about braving the wet weather when travelling.


Summary:

Driving is almost essential if you choose to live here unless you do not mind the long commute or work close by. Its location on the outskirts of Punggol makes the car journey rather arduous given it is the furthest from the expressway entry. While things have improved over the years, bear in mind that traffic congestion is still an issue within the estate.


For many years, residents at Punggol have been complaining of having to wait up to an hour to access the expressways (namely the KPE and the TPE). The situation was so bad that the LTA even brought forward the extension of Punggol Central Road by almost 1 year.
