Hello all,
 
There were some mail threads earlier in this forum on the lift.
 
I think - its time we do some thing for this - concrete and permanent .
Even the emergency alarm buzzer is not working now.
 
Lift has got an importnat value for the apartment.
 
Its high time - we communicate to all the owners that , if we have to replace with Branded make , we need to incurr Rs 20,000 per apartment or we will be facing such issues continuously.
 
I personally feel , there is no point in repairing these lifts anymore rather go for a branded one - total 4 lifts

Dear All, 

This is something most urgent  and we can not afford to put this in cold storage like a normal issue,  for any reason whatsoever as it is directly affecting the movement of the residents at the top floors . 

You might have read in newspapers the fire in Carlton towers few years back at old Airport Road. Now , the owners of Carlton towers have renovated and have complied with all formalities for fire safety etc but the BBMP authorities are yet to give no objection certificate for a long time. 

Any mishap in any of our lifts will leave an image which can not be corrected for years to come . The office bearers will be taken into police custody immediately after the mishap and we had already got notice from the inspector of lifts and we are yet to rectify the same.  Thereafter , no one would dare to take our apartments for occupation ,which will affect all of us directly. 

Earlier , when we faced a similar issue from Karnataka Electricity Board and our power supply was disconnected for higher utilisation of permitted load , We had to act immediately , spend about Rs.80,000/- and got the sanction for higher load. 

We will be at our wits end  if we depend on the builder for setting right the lifts as nothing has moved from the builder for the past few months. If we act swiftly , we can do  the repair work by getting competitive quotation and do some quality job from the funds of the Association . In case the lifts are disconnected , then we have to act in a hurry , spend more . 

Pl. think over the plight of heart patients like Sadashiva , elder people residing in top floor etc . Their movement outside their homes would be at stake . 

Request Niranjan to give me phone nos. of  standard service providers for lift . I can contact them, ask them to survey our lifts and get few more quotes. We can place all the quotes in the following EC , get ECs approval and go ahead to repair them from the funds of the Association. We can later ask the builder for the reimbursement. Once the quotes are finalised , in my view, we have to immediately circulate this to all members , get their approval and start the work immediately . There is no need to wait for the next AGM , as this is something most urgent. 

While Ramesh's suggestion to have new lifts is welcome, we have to think ,whether we can collect a huge amount of Rs.20,,000/- per apartment  is immediately feasible and practicable. If the basic structure of the lifts are good for some more years , we have to replace the defective parts, make it safe by incurring the necessary cost immediately. 

Request every member of EC to take this seriously as this is connected with the safety of our residents.

Dear All,
I want to again reiterate what i told during the last EC meeting. We have to take quick action whether it is repair or replacing the lifts and should not wait till a disaster happens. I want to inform you all the EC members again when one of the residents opened the lift door in B-Block from 2nd floor, the lift cabin was not there on the same floor!! Luckily he noticed it before he actually stepped in thus avoiding a disaster.

I agree we need to ensure safety of everyone. Let us discuss this tomorrow and come up with an action plan.
