Verträge wurden früher zur Förderung Berlins mit
Steuervorteilen abgeschlossen und einige laufen heute noch.
Kann mir jemand hierzu näheres mitteilen ? Insbesondere die
steuerlichen Bedingungen und die Behandlung der
Ausschüttungen unter ZASt - Aspekten.

Hallo Dirk,
klar einige laufen heute noch - die Laufzeiten waren ja auch
so irgendwie um 20 Jahr - heute gibt's das aber nicht mehr,
es werden aber ähnliche Produkte angeboten nach dem
Prinzip.
Investiere im ersten Jahr Betrag x und mache Verluste, die
du dann steuerlich geltend machen kannst (immobilien) und
vom Finanzamt zurückbekommst (falls sie anerkannt werden).
Bei den Berlindarlehen wurde dies vom Gesetzgeber
unterstützt und gefördert - heute muß du nachweisen, daß du
irgendwann Gewinn machen willst - sonst gilt es als
Liebhaberei (und nicht alle Angebote sind günstig)
Also so: Inverst 100.000,-- in Immo-Font/Gesellschaft
0.Laufzeit z.B. 10-20-30 Jahre
1. Jahr Kaufen und Bauen 60% Minus -> dein Anteil am
Verlust entsprechen Steuersatz
Inverst = 100,000,- minus Steuererstattung
2. an 2./3. Jahr Mieteinahmen 5-7 %

Steuerbegünstigte Berlindarlehen gab es in vielen Varianten.
In Unkenntnis näherer Einzelheiten ist deshalb nur folgende
allgemeine Aussage möglich:
Die "Ausschüttung" ist die Darlehensrückzahlung, der ausbezahlte
Betrag besteht aus einem Zins- und Tilgungsanteil. Die enthaltenen
Zinsen stellen steuerpflichtige Einkünfte aus Kapitalvermögen dar
und unterliegen der Zinsabschlagsteuer sofern ein Kreditinstitut
Darlehensnehmer ist.

Why do bitcoins get stolen?
