1.WHAT DOES DDC STAND FOR?
Our company is formerly a dry docking company which repairs ship
during its dry dock. So DDC stands for DRY DOCK CORP. But when the 3
big shipping companies merge, the company decided to shift into realty
and development which is the second alternative stipulated in the SEC
Registration. The company was then based in Cebu City when it started
building residential houses. And in 1991the company transferred in
Manila and from there, it succeeded as land developer and now
recognized as the best low-cost housing developer by various award
giving bodies.
2.WHO IS THE OWNER OF THE COMPANY?
DDC Land, Inc. Is owned by Mr. Martin Sutter, a Swiss National and
married to Mrs. Edna Sutter, from Ilocos Norte as incorporators. The
company is duly registered at the Securities and Exchange Commission
with friends and relatives as Board Members.
3.WHAT IS THE FIRST PROJECT THE COMPANY VENTURED AS A DEVELOPER?
The company's first venture as developer was the Low-Cost Housing
Development in Cabuyao Laguna, Crystal Ville Subd for more than a
thousand employees of Read-Rite Philippines owned by an American firm.
Then in 1999 the company responded to the call of then Pres. Joseph
Estrada to provide decent and affordable housing units for PNP, DECS,
OFW's and other government employees. When the housing proposal was
approved by DILG Sec., Santa. Rosa Garden Villas I in Barangay Ibaba,
was built with over a thousand unit sold mostly to PNP's and Teachers
and to some private or civilian employees.
4. WHAT ARE OTHER PROJECTS AFTER YOUR FIRST?
Sta. Rosa Laguna is lucky to us, maswerte kami dito. Kaya we decided
to buy another property in Macabling, near SM and that's our second,
Sta. Rosa Garden Villas 2, with 410 units sold out in less than a
year.
We didn't stop there; most of our clients are within Sta. Rosa and
nearby provinces and there is Technopark which compromise about 40% of
our buyers, so we have to stick to our viability, and when the
opportunity comes we bought some properties near Project I, which is
Sta. Rosa Garden Villas III Phase 1, then Garden Villas III Phase 2
all sold out with 1,165 units in all. Our ongoing project is Sta. Rosa
Garden Villas III Phase 3 which will be completed before the 2010 is
over. DDC Land has just launched Phase 5 of Garden Villas III with
1,048 residential units which is adjacent to Phase 3. At present DDC
Land, Inc., has developed 58 hectares of residential and commercial
lots serving more than 4,000 families
5. WHO ARE RESPONSIBLE FOR MARKETING YOUR PROJECTS?
DDC Land has its own Sales & Marketing Arm. We have employed Sales
Executives who are very competent and very professional when it comes
to selling real estate. We have lots of marketing support to cater to
different kinds of clients. Of course there is the leafleting, mall
and expo exhibits, site manning, TV and Radio exposure, newspaper and
magazine ads, sponsorships, motorcade, sales meeting, and our website

6. WHERE IS YOUR COMPANY LOCATED?
Our Head Office is located at 101 Marbella I Condominium Roxas Blvd.
Pasay City. We also have Marketing Satellite Office located at the 2nd
floor First United Bank, Commercial Complex, Balibago, Sta. Rosa

7. WHAT KIND OF HOUSE DESIGNS DO YOU BUILD?
Our housing units from the very beginning are duplex and quadruplex
units. We are on a low cost housing category but with high end
service. Regular lot area is 60sqm. and floor area is totaling
40sqm. ground and 2nd floor the recent design has a provision for 3rd
floor. There are also areas for expansion, including garage or dirty
kitchen depending on your budget.
Our housing units are built cast-in place concrete, in layman's term,
concrete pouring or "buhos” from ground floor up to the 2nd floor so
you can be assured of its strength and durability, not to mention how
fast we can build the unit, because we don't use the conventional
method of hollow blocks building.
8. HOW MUCH IS THE PACKAGE PRICE AND HOW MUCH IS THE LOAN AMOUNT?
Present Package is P750,000 plus equity of P96,250 very affordable and
can be applied in Pag-IBIG Housing Loan of P750,000. We don't have in
house financing at the moment but we will consider it in the near
future.
9.HOW CAN A NON-PAG-IBIG MEMBER AVAIL THE LOAN?
It's very easy. First you must be employed and your company must be a
Pag-IBIG member. You must have at least paid a contribution of 24
months combined you and your employer's share in the contribution
totaling P4,800. If you are newly employed you can advance the
contribution payment which includes your employer's share or you can
add up the previous Pag-ibig membership fee by your previous
employment if any, and apply for loan eligibility, by attending the
loan counseling conducted by Pag-ibig.
10. CAN OVERSEAS FILIPINO WORKERS AVAIL THE PAG-IBIG HOUSING LOAN?
Yes. There is a Pag-IBIG Overseas Program (POP) for all OFW's. Their
relatives can inquire Pag-IBIG, and to any developer of how they can
avail the housing loan. But first they must have paid the membership
contribution of 24 months in the amount of P8,400 and the
corresponding OR must be presented to the POP office Justine Bldg.
Makati for filing, to be eligible for housing loan.
11. WHAT ARE THE REQUIREMENTS FOR PAG-IBIG HOUSING LOAN?
Must be a Pag-IBIG member, presently working with at least P18,000 net
salary for 750,000 loan availment, company ID, latest picture,
certificate of employment, have attended counseling, Marriage Contract
or Birth Certificate if single and other requirements and documents to
be signed by the borrower, Post Dated Checks for equity and for HDMF
monthly amortization.
12. WHERE IS THE EXACT LOCATION OF YOUR RECENT PROJECT?
Sta. Rosa Garden Villas III Phase 3 is located at the heart of the
City this will be completed before the year ends. The latest is the
Garden Villas III Phase 5 covering Barangay Labas, Ibaba, Malusak at
the heart of the city. Garden Villas is near SM and Robinsons at the
National highway, near the church, private and government hospitals,
colleges, schools and of course near Technopark the center of economy
of Sta. Rosa.
Very accessible to public transportation like buses, vans, and FX
which is 24 hours on the go, from Manila, Makati and Cubao to
Balibago, Sta. Rosa and vice versa.
The fastest public transportation to and from Manila to Laguna is the
modernization of train coaches which at present is operational from
Manila to San Pedro, Laguna. If there will be no delays it will soon
be accessible to most part of Laguna and Quezon province.
