DDA parking Vs Garage

Dear All,

According to DDA housing policy parking is free with flat and Garage is chargeable,Vasant kunj and Dwarka Sec 18b their is parking not Garage.....

so these allottes their will no separate DL for parking......

JASOLA, mukherjee nagar, Rohini ---DL comes with name of Garage.

Vasant kunj and Dwarka Sec 18b---It parking (According to supreme court of india parking should be free with Flat )

its gr8 to read information provided in your mail
but the reality is some what different . i have meet the concern site officials of DDA sitting at Dwarka Sec 18 B Site ... according to them there will be a separate draw for parking . as the no of parking slots are less than no of dwaling units....

True, Draw is pending it only for purpose of parking allocation to allottee and in Dwarka no of HIG flat-933 and no parking is 1263. and its confirm news that parking is free with DDA flat but garage will be chargeable. so dont worry dear parking ke liya separate DL nahi aaye ga for VK & DW allottee....

In our case in Jasola,They have charged 9.4 Lakhs for garage/parking watever , which is at the ground floor of multistoried tower.Rest  who have not been allotted parking,they will park their cars in open space within society premises.Its a car parking only actually but DDA uses the term garage.I think u guys have still not got the DL.small things come in big packages.

Does DDA send DL for open parking or underground parking  no... its only for garage jo bulding ke neecha hain aur ground floor par jinko alloottee cover bhe kar sakta hain, but open parking aur basement parking ko allootte cover nahi kar sakta hain...isliya parking free hai aur garage paid aur ye main ne DDA se confirm kiya hai dosto...

If you keep Garragar , you will be benefited in future, Because now,s day I received call from Dealer, they want Garrage for Rent only for sitting purpose and  Rent Rs. 20-25k per month for Mukherjee nagar.

 

But for my best knowledge No one can use Garrage for commercial purpose.

cant'cover them..Try to understand this DDA2010 scheme....before this
DDA was not handling maintenance work for DDA flats. But for DDA2010
scheme flat ,. DDA charged a good amount for maintenance and will not
allow any modification in exterior otherwise it will increase the cost
for them...

Specially in case of JASOLA , it is a good boundary wall for the
society and there will be no use for commercial purpose,,,,...

I have few questions around this topic. 

1. In Dwarka DDA has sent separate demand letter for garage. This is at ground floor but withoiut walls. SO can we build walls around it and cover it completely to make it look like garage?
2. Has any one from this group done this modification?
3. Can garages be sold differently from the flat?
4. In end do this additional investment make sense (6.5 lacs)?

Would be great if any one can help me with answers.

1) No, legally you can't build walls around it. The space is not
allowed to cover.
2) No idea.
3) No, they are attached with flat registration.
4) Depends on your understanding. Some people will do illegal
construction for various purposes for monetary benefits. Other law
abiding citizens can only use it to park their vehicles in shade.
Otherwise enough open car parking is available for everyone in all
complexes.

Dear Sandeep,

Thanks for the reply. 

I am confused by one thing. 40 % residents have been allotted these garages and been asked to pay 6.25 lacs for it. Other 60 % will park their car in open parking space available which is free. So why would anyone pay 6.25 lacs just to put roof over his car. If it would have been any amount around 1.5 - 2 lacs then also it would have been ok. 

So i was thinking if they are asking for such a high price then there has to be more value for it.

The charges are higher because the land value has gone through the
roof. There is legally no other value in it except parking your car in
shade. Although funnily in some cases the car value would be less than
the parking space...........................................:)

Hi,
This issue of parking vs garage is settled for once and all in a recent case at Delhi High Court.  It is wrt to Pitampura.  In new multi storey flats garage can not be used for any other purpose except vehicle parking.  and it can not be covered..no wall no gate.  Here is the High Court Judgment.

So if you see Property Dealers sitting in some garages at any of these sites..it is just because RWA has not yet taken the call.  Once residents decides..they can ask dealers to move out or vacate garages and dealers will have to comply.. So rush to form RWA and ensure that RWA is least influenced by dealers and residents have decision taking mandate all the time.

Here a Garage is being interpreted as Just dedicated parkiing...and also if you all remember there is 

Supreme Court order in Sep 2010 on Parking ...and ruling was that Parking can't be sold as separate from Flat.. there are lots of info available on net for that ..

but to my surprise still DDA is selling it as garage and as I know from this group ,many have been allotted the same in Jasola, mukherji nagar in DDA2010 scheme...

For DDA2008 scheme its should be okay as Garage allotment was done on 2009(before the supreme court order) but for DDA2010 , doesn't it violate the order...??

Can someone clarifies this ?

Actually the complaint is related to amount charged for garage.

They are just stilt parking space but DDA has charged around 10 lacs for it.

Now as per building design, laws and court's decision, one can't cover the garage and use it for other purpose. So its a big question why one should pay such a high amount for this.

This time DDA has not even given any option to choose whether one person needs garage or not and neither they have mentioned about it in DDA 2010 scheme broucher.

When requested to surrender the garage, they upfront rejected saying its integral part of flat.

Not sure, how this can be challenged or how its price can be challenged.
