Hi All,

I would request group members who have already gone through this,
please let the rest of the members know what kind of objections you
all have received after submitting possession sets. This will help the
members who still have to go through this process to take due case
while preparing documents for possession sets.

Most of the objection letter so far as per my experience have been around the following documents:

1. Loan sanction letter (Even though I had submitted, on getting the objection I submitted the ORIGINAL copy)
2. Payment proof / Statement showing the margin money payment attested by bank.

My latest objection was that margin money was paid from my account though the allottee is my Wife. So please take care that you make all the payments from allottee's account only !

Hi Sandeep,

I went to DDA on monday, and got 1 update from the DDA Dy. Director
HIG that if the bank a/c mentioned in your application is different
from the bank a/c used to pay remaining amount, then we'll have to
submit a letter stating the same, and attach a cancelled check of your
a/c used to pay the remaining amount (or a letter from the loan agency
mentioning the a/c used to get the remaining amount). In absence of
either of these, you could receive an objection from DDA.

I think in case of SBI, we should ask them to provide this document,
which will ease out things for us.

Hi Pankaj,

You paid the margin money by cheque or draft? Also the margin money
you paid was from SBI or any other bank account?

Can one pay the margin money via cheque ?

In my case the HDFC bank's covering letter came along a with challan
and it was mentioned that "Only demand draft /payorder will be
accepted for the payment".

If they accepts the personal cheque, It would be great (though they
may ask to come again for receipt after the cheque is cleared, this
was the case while paying the stamp duty.)

I paid the margin money from SBI account only, but I was the primary a/c holder in that account and in the Loan a/c my wife was the primary a/c holder. Both are joint accounts.

 Though verbally the Dy. Director seemed to agree that if it was a joint a/c he'll proceed with the application and remove the objection, but lets c what happens when I go there tomorrow. He told me to bring a proof for the joint account attested by Bank Manager.

Pankaj,

Please clarify the margin amount paid is by cheque or draft. Is the
account mentioned on your demand letter is same from which you paid
the margin money or different?

It was neither through cheque nor draft. During the disbursement process they ask for one SBI account which has the margin money credited into it and they ask to fill one debit slip and deduct the the margin money automatically.
Account mentioned in the DL was of-course different because DL had the account number for the account from where we had paid the registration amount and by that time SBI account was not even in picture it was an HDFC account.

You guys are giving me jitters :( may be once this objection is resolved I'll get the account in DL is different objection :(

Hey Pankaj, Don't want to give any jitters to you buddy, just
clarifying because Amit posted above that he clarified from the DDA
Dy. Director and was told that if the bank a/c mentioned in your

hi all,
I have given proofs of my salary account in ICICI bank so that means i
will have to pay the margin money from the same icici account and not
sbi account. But to pay the stamp duty, can i use my sbi account so
that transaction is cleared immediately?

Manu,

Pankaj got objection because his wife is allottee but in the bank
account he was primary applicant. So in the bank statement only his
name was showing. This will not be a problem for you.

Hi Sandeep and All,

Here are the counter inputs against objections raised by DDA official against possession set based on DDA2010 group discussion/my experience. 
Queries/suggestions/amendments are welcome :)

  1. Proactive Actions against Possession Set Objections by DDA Officials

    1.       Always use Black and White photocopies except original. No color-photocopy.

    2.       Signature of Allottee/s should be identical everywhere, even if documents are being submit by someone else cover letter should be signed by Allotte/s. Counter-4 is not verifying who is submitting documents

    3.       Unmarried Allottee/s should submit affidavit similar to Annexure-D stating that they are single and not legally married as on date

    4.       Submit id and address proof of all witnesses and mention their name/s, father name/s and address/es on affidavits/undertakings (Annexure-F/G)

    5.       Married Allottee/s should submit id and address proof of spouse

    6.       No cash transaction of any kind, do not make draft of margin/demand money by cash.

    7.       If you are taking loan and paying remaining amount (margin money) by another account, ask Bank/Financial institution to give you affidavit (in original) stating clearly that “ X Rs. have been disbursement from Loan Account No. XXX and Y Rs have been withdrawn from ABC-Bank account No. YYY and single/mutiple Banker cheques/Demand Drafts No.xyz/ace/abc is/are being issued for DDA final payment”

    Most of the objections were related to Loan and Margin Money

    8.       Proof of all payments should be attached. All money transactions should be attested by banking/financial authority in original. All details should be mentioned in “DDA Consolidated Information Sheet” cautiously

    9.       If you are borrowing money from friends/relatives/others, first transfer that into your account and after that pay to DDA and attach your passbook/ statements attested by banking/financial authority in original

    10.    In case allotment is on the name of your spouse, please pay via his/her account or joint account and attach attested proof carrying both names

    11.     Use good quality of sticking glue to affix Revenue stamp back side of  “Original Acknowledgement Slip of Application Form”

    12.    If documents are attested by Notary please make sure s/he fixes Notarial stamp on every signature with good quality of sticking glue

    13.    Mention list of all documents on cover letter

to all,
As per discussion with one my friend (dda allottee)
one clarification/additions is
1. Bank statement would need to be signed by Branch Manager including
bank official who is giving the statement at front desk.
as my friend submitted bank statement signed and stamp by bank
official but DDA babu said Bank manager ke sign kahan hai, uske sign
ke bina nahin chalega. So understand accordingly.
2. Original Loan Sanction letter need to be submitted.
