Got Loan disbursement check from RACPC SBI bank!!!!

Hi All,

Wish you very Prosperous & Happy Diwali to all group members.

Today at last finally I got my loan disbursement check from RACPC SBI
bank. Although it took 2 days to get my check with all documentation.
I like to Shantanu for helping us in knowing loan status and other
information.

Now on 2nd-Nov I’ll go to DDA office for submission of flat amount
and collect my deed papers. If anyone planning to come let me know.

Hi All,

Me too got my loan disbursed today. I have been allotted a LIG in VG but don't know how SBI sanctioned loan of amount 30 Lakhs to me. Anyway I got the check thanks to Saliendra Shulkha ji I got it all done in a days time.

I have applied for loan in 2nd session.

Hi All,

I have also got my Cheque Today :)

- Getting Appointment is tricky part, I sent 3 mails last week
- They have taken Demand Letter, Lean Letter, 1.5 Lakh NOC (all Original) and DDA Blue receipt, stamp duty challan (copy)
- 6 Cheque, 1 for complete amount and rest for EMI amount+ECS mandate form (if emi will be paid from non-SBI bank)
- processing fee cheque + balance amount cheque (if sanction amount is less than demand amount & stamp duty paid)

Further :) 
- No idea how they linked Max Gain Account, they didn't ask new account no. with current address, also I can't see loan account online. Although I have given cheques from my old accounts.
- Cheque is issued, but as per DDA we need to submit DD (they said "DDA ke liye Cheque hi issue ho raha hai")
- Insurance is not mandatory,For 15L loan it will be Approx 10K/year (total 50K, will cover complete loan tenure) or 100~200 Rs. with every EMI. 
- one 50/- rs stamp is for insurance, if you dont want ...........do not buy :P
- changing sanction amount/loan tenure is next to impossible ...  :)
- time taken = 3 hrs

“Being first…” always brings additional responsibility, be it in the family, school or in the professional world.  We have similar expectation from you for ‘DDA2010 Group’. Let me state our expectation.

Background:

All us observed whenever an important milestone ahead of us, be it verification process, receiving Demand Letter, completing Conveyance Deed, applying Housing Loan, Receiving Sanction Letter or getting Loan Disbursed; we go through state of inquisitiveness, sharing initial experiences, counter queries and clarifications leading to huge number of posting at multiple threads. In the process people who follows from the beginning build the knowledgebase gradually, however extremely difficult for people who join in between. At times we need to repeat or tell people to follow so and so threads from top of our mind with the expectation they will comprehend required information from jungle of information scattered across threads with contradictory views at times.

Objective:

We want your experience to document in the form of Steps, Decision points and FAQ for the entire process starting from receiving DL, completing CD to getting loan disbursed (to start with SBI) and depositing cheque to DDA.

It should be precise but detailed enough to communicate exactly what to do; stating steps to be followed. Guidance at decision point’s or appropriate action to perform based on your experience (like insurance is not mandatory, how to deal with if anybody enforce). It should also supported by FAQ, frequently asked questions and corresponding answer to pre-empt obvious queries.

We would like to have this single document to be published in our website and discussion forum for ready reference to hundreds of people who yet complete this journey.

Hi Shantanu,

Can you please let me know status of my loan sanction?

Also, as according to new government policy, for loan upto 15 lakhs , 1% subsidy will be there. Can you please confirm with shailendra , that will it be 9.25 % instead of 10.25% ?

I have not got my loan disbursed from SBI yet. And I have reached upto the conveyance deed step only. If needed, I can help on that. But that I believe most of our members have completed.

Shiwani,

Ok for the correction , still you can contribute till CD phase. You are right many people are done with CD process, however equally many have not done it yet due to non receipt of DL. Lot of our members may get their DL even after 6 months and by that time lot of current active threads will become inactive. If we capture gist of the experience in a structured document it will remain as ready reference for all at any time.

Dear Members,
I request all such members who have gone thru the disbursement process
to kindly guide me on the following issues
a) On which counter in DDA office will the lien letter from SBI be
submitted and acknowledgement received. what time would it take?
b) Where exactly is the location of SBI RACPC? As I am from out of
Delhi, need a bit help in locating it.
c) What time it would take at SBI RACPC. I have been given a time of
3pm. Should i reach early of at the time. Kindly guide.

Can u please tell me how much time it took in disbursement of loan
after verification by bank ??. I am out of delhi and applied in 3rd
session, but verification is still pending .your info will be helpful
for me to preplan delhi visit

You need to submit the filled copy of lien letter  at counter number 4 of D-block Vikas Sadan and it doesn't take much time, hardly 5 minutes !

Dont know about other stuff, as I am yet to go through b) & c).

Attach copy of loan sanction letter with lien letter.
And SBI RACPC is at parliament street. Patel chowk metro station is the nearest.

Dear Santanu / Sandeep,

I got the loan Sanction Letter from SBI, and got the appointment date
as well for submission of documents at SBI.

I have a query here, The amount got sanctioned lets say is 25 lacs but
the requirment of loan now is 18 lacs, would there be any difficulty
in revising the loan amount?

Somebody quoted in the previous threads that change in loan amount and
tenure is next to impossible. Kindly get this clear, I have an
appointment at SBI on Saturday.

you have not yet taken the loan. sanction letter only shows your maximum loan eligibility. you can take loan of any amount less then or equal to what is on your sanction letter.

Hi All,

I have try to describe whole disbursement process below which I think
will help you.


SBI loan disbursement process

Below are the steps which you need to follow before going for loan
disbursement
1. Get a lien letter copy from DDA. (Submit the lien letter which
RACPC have sent you in your mail, submit it with copy of sanction
letter at counter no. 4 DDA Vikas Sadan)
2. Get original copy of demand letters and lien letter because it has
to be submitted with bank in documentation process.
3. You need to take prior appointment with RACPC by sending email, I
know they will not gone to respond to your mail, but for safer side
send 2-3 reminders to them regarding to your appointment.
4. If you gone to pay EMI through your SBI account then you have to
maintain remaining amount in your bank (because SBI will issue 1 check
for entire amount )
5. Get stamp papers buy on your name (you can get it from RACPC itself
no need to buy it from outside).
6. Need to give 6 PDC for loan EMI’s, 1 check of for loan processing
fee
7. RACPC office is at extreme end of SBI building at parliament
street opposite to Janter Manter. Go to RACPC office ground floor
tell anyone that you are coming here for loan disbursement process, he/
she will give you your loan file then go to first floor meet Shailesh
there at reception. He will take your file which you bring from ground
floor and ask couple of questions that you have remaining amount in
account, have all original document etc ….
8. Then proceed to documentation area and wait for your turn.
9. Ideally they will take 2-3 hrs for whole process of documentation,
but be on time and try to reach RACPC office at 11:00 A.M. so that you
don’t need to come again.

Hi Gaurav,

I have one doubt that to get lein letter copy from DDA i have to attach sanction letter for that, first i have to go to SBI or.
whatever santion mail sbi is sending to us that we can attach with lein letter and directly go to DDA for lein letter acknowledgement.

You can attach the sanction letter you recevied via e-mail along with filled copy of lien letter and present it on counter# 4 of vikas sadan D-block, they'll issue you an acknowledgement for the same.
