Hi,I am posting my views on this thread for the very first time.i just wanna say one thing..if u guys have been allotted  lig/mig/hig in VK then don't ever think of selling it for at least 6 months as the prices will surely increase in VK.
1...There are many reasons for the price increase apart from connectivity,location,airport,class of people,flat in the capital of india,new road from ryan school to shive murti and many many more  and  u guys know about all this.
2..so there is no comparison to gurgaon or noida with VK as history proves that VK prices were never down since last 20 years(not even in recession period)  but in gurgaon or noida prices keep on fluctuating to either side.
3..Moreover as the possession is being offered and the people started living there,this  will only increase the price as i have always seen that in post area like VK prices have always increased once end user started living,but this is not always the case in other areas.
4..also there is lot of land available in gurgaon/noida where government will sooner or later can give permission for construction but in delhi this option is also not really available.there is hardly any land where dda can built flats..any mind u that name of DDA alone is a government stamp.which means there there is nothing more genuine than it.(sarkari makan and sarkari job is always the best)
5..so all those few guys who think it is better to sell VK flats they might have to repent their decision.so stick to it for atleast 6 months as prices can increase upto 50% alone in these 6 months...specially for lig as there is lot of scope for price appreciation for lig.prices can easily touch to 1.30 crore from the present cost of 75-80 lakh for new block(yamuna,ganga,sarasvati).

I am dam sure on one of us can buy back any flat in VK in his life after selling, coz after 4 to 5 years a 3 BHK flat will cost around 5 to 6 Crores minimum, if some one not able to effort 1crore now, how he will arrange that huge amout after 4 years.
 
So think twice.
 
It is my personal view.
 
You are the best Judge about your future.

Properties anywhere in the world will get rationalised in 4/5 yrs from now. Bullet trails,Concrete road, Broad band connection, family planning, down fertility level  etc going to play the spoil sport. Pl check what has happened in China in the last 5 yrs. Prices of urban areas came down and rural went up. I am a fortunate HIG allottee but not at all positive about future of property value. Buy only to the extend you want to use. A little bit extra is ok but do not over invest and for sure do not invest for long term.

Rates in Rohini 28 for fourth floor are between 28-30L location being a factor less arnd a lac or 50K for sector 29.(Basis on last month's visit to Rohini)

                      im too stuck up wid HIG flat in rohini sec 29. i cannot comment on the resale price but there are plenty of agents who have cropped up in the garages of D block and  they are looking for potential sellers. the chaukidar of the area Mr Dilbag can also help u out, i have his cell no. if you are interested. as per rent is concerned, the property is still not encouraging due to isolation, lack of basic amenities, no auto/bus stand, no shops, no lift and work is still on at many places. it will take some time for the area to be livable.

The rates are not good from selling perspective as of now. Without garage the quotes are just near 1cr and some lakhs more with garage. For rent the max to max at present you can get is 10k for HIG.

Please let me know if you want to sell your 3 BR HIG in VK. I'm end buyer and am looking for sellers who need to get out in a hurry, i.e. distress sales. I already live in D6 as a tenant and will consider good deals as long as your expectations are reasonable. By reasonable, I mean people who are happy taking 30-40% premium on allotment price, as that in my mind should be a good investment return in the current market for 3-4 years that you have held the property.

Can anyone tell me the reason for crash in real estate mkt in Delhi ??? I have a flat in rohini sec 29 which was looking a promising investment just 6-8 months back but price has suddenly dipped . Is there any further fear of price fall or is there any hope of corrections. Looking for a genuine input or advice from experienced member on rohini .
