First off, Congratulations to all of you. 

Here, I have created this Thread in the hope that we all will get much needed help from our brothers and sisters in the forum. YOu all are requested to put all your queries related to DDA flats at Molarband or General Queries here. 

My Queries :

I have a flat in the K block at Molarband. I live outside Delhi. I recently got My possession letter finally after lot of follow ups. I know that Now i have to apply for the Water and Electricity connection and have to meet JE at the location. i am sure many of you are ahead of me in the procedures and can help me answer my below set of Questions. 

1. Can anyone provide me the Engineers Contact Name and Number at the Site. Since i live outside, i want to come with an appointment. 

2. How much time will it take to get Keys of the Flat after i apply for the connections. 

3. What about the construction status. Havent been to site for long long time. 

4. Has Anyone of you started living there ??

The JE will generally give you the keys after around 1 month since you first talk to him and sign in a register he keeps with him to keep track of all possession requests.

3. What about the construction status. Havent been to site for long long time. 

In my opinion it will not be livable till the end of this year. Electricity and water connections are yet to reach the site + the electrical JE (Shamsher) will give you a date of 2 months from the time you submit your possession slip to him for electrical wiring unless you please his hands !

4. Has Anyone of you started living there ??

Not possible till the end of this year however there are several property dealers and real state agents that sit there in day time in some of the flats @ ground floor !

I have visited Molar bandh site the work is on full swing the transformer Accessories is already comes The Room for Pannels are completed only needs Painting and installation of Pannels all the Pannels are fitted on wall for meter connection to the Room.
As per the Workers which is currently working for B.S.E.S told me that Today or Tomorrow Main Transformer will come we hope that End of September we got the Electricity
Water connection: They have already run the Trial for Water Motor and already filled the Water tank with help of Loose connection from behind the Awaas colony

That's good news,

 I visited around 20-25 days back and the remaining work was not in very good shape, moreover the stay on electric grid for A,B,C and D block will anyhow affect me at least, so I am not hoping for a speedy connection :(

Even i was not much convinced by the situation there as the workers told me to for another 1-2 months.

Though i am not in hurry as i havent got the registration dates so far but can't even look for furnishing stuff without power.

Hi all 

I have visited on Last Saturday i have update after Visited and physically seen  the Transformer equipment only main transformer is not come 

The contractor of the B.S.E.S Transformer House which has taken the contract measure the BASE measurement of Panel House he told me that end of this month Electricity in front of Water House has available and after that J block Transformer will installed  he told me that due to Court Stay order The Transformer installation will be Delay one moth.

Visit this week end you got the update all

Thanks for making this thread Active. 

Today i spoke to the JE to take the possession and then apply for water and electricity. I know most of you are waiting for electricity and water and i am delayed by the DDA stupidities. In my conversation with K block's JE ( Mr. Saxena ) he said that he is hopeful that the all basic amenities will be provided soon and You all may have your DIWALI this year in your new house. 

He also said, regarding the Stay order that it is not stopping DDA to install Electric meters and to handover the flats.

Welcome to the forum & sorry for the delayed reply.Mine is also in K-block, 3rd floor. The no. of JE- Mr. Saxena is 9891992979.First of all visit the site & do the entry in the site register. Then call to mr. Saxena, he will confirm the receipt of his copy for your flat's possession. Normally it takes around one month to reach the copy to concern JE.

 

Once he confirms you the receipt, then take an appointment & go with all the documents mentioned in earlier threads or on group's website.

 

I have taken the possession in papers & will go for physical possession shortly.JE electrical no. is already shared by our active freind pankaj & wasi.

 

I hope this information will help u.

you would be happy to know that we will be same floor partners. Also i spoke to JE today after i received PL a week back. He has asked to visit him next week with all the documents required  and he said he will give the keys to me immediately if all the document set is complete. 

After then you can apply for the Water and Electricity cdonnection. GOod news is  that he hopes that the flats will be liveable before DIWALI.

Guys, how much have u been offered by dealers for the Flat. 

Also, what do you think will be the premium after 2 years. I can hold it for 2 years but later i may have to sell for some personal reasons, though i dnt want. 

So a little confused between selling now or holding and selling later after 2 yeras.

I got offer of 41 L from Aadhar Associates.  Mine is a 2nd floor flat.  Price varies with floors.

Pankaj / Sachin - Any news on CD execution dates.  I submitted application for CD execution on 14th Aug.  but till date no response from DDA.

Are you done with electrical fittings that was supposed to happen on 15th of this month if i am right.

And one more thing which block ur flat is in? I mean is it park facing or backside (railway line side).

Yeah i agree with Jitendra Jain sahab. We can expect more.

Please don't listen to brokers who actually complain of some things about molarband but are interested to purchase for other party.

Am I supposed to get a date for sanitary fittings as well in the similar lines of electrical wiring ? If not what's the process and timelines of getting sanitary fittings done ? and If yes how long is the date given in general (like a week, month or more ) ?

As i asked for sanitary fillting with Mr. Ram Babu (DDA man) and one person of builder Ms. Sam India Pvt ltd they told me that they will installed sanitary fillting but without iron gate it is very risky, because of theft.

As per him sanitary fillting will installed by builder persons only, you can visit on site and asked for sanitary fittings

As i have also installed iron gates and similay sanitary fitting is pending in my flat.

Yes, I got electrical fittings done.  My flat is in G Block 2nd Floor no park facing / railway track facing.  Its facing j block flats.

 

I think we should go to vikas sadan to check on cd execution dates otherwise, i tiwll be unnecessary delay.

Pankaj / Sachin - I got my electrical fittings done but have not applied for conection yet.  I heard some kind of test report is required for that.  Have you guys got any such report ?

Hi,

I am yet to get fittings done. I had given my keys 2 weeks back but its still not done. Anyway he called me this friday to get my keys also with test report.

I talked to some of the guys there and got to know testing for water pipe line is already started.

There was some leakage so for that repair work is started already.

Even it was told that VC has given strict instructions to get the electricity with in 3-4 days and for that testing is started.

So i guess things are moving and people can shift on around DIWALI.

Electricity has reached to the transformers of Molar Bandh. But testing is yet to be done. 

Many of allottee have already taken test reports so i guess many have already applied but no idea if some one got that or not.

I visited the site recently and following are my observations / updates:

- The stay on grid for Blocks A-D continue, but it has been decided that for now power to these blocks will be given by other 2 grids

- The electricity and sanitary fittings work is going on full speed

- many people are customizing electricity and sanitary fittings for example getting more sockets fitted, having extra switches/points etc and getting extra taps etc by giving extra money to the boys doing electricity and sanitary fittings

- The overall progress is looking good and it seems people will starting moving-in there in around a months time

- the electrical je (shamsher) comes there every friday to issue to load calculation sheet, which is mandatory to get the electricity connection

- there are many agents available and people getting their flats furnished and pop and gate work done.

Hi Mohit,

 you need to meet the electrical JE personally along with a self attested copy of Possession Slip, he comes every Friday in the first half as told to me by the guy who does the fitting. You need this calculation sheet to apply for electrical connection. I haven't got it either !

Dear Friends,

Its true that the JE electrical(shamsher singh) will demand kharcha-
pani in open
for giving the load sheet. DO NOT PAY A SINGLE PENNY TO HIM.

I was denied the load sheet as allotment is in name of my father,
while I have gone with all the proofs to collect the load sheet.
He was demanding Rs.1000, which I refused to give,
as I will send my father to get load sheet collected in person.
He was telling that if you have a re-sale flat the bribe is upto Rs.
4000/-

I am already in pipeline to give a written complaint against him to
DDA.
Would appreciate your feedback in this regard.

I totally agree with you.  NO single penny should be paid.  I will also speak to the Add Dir DDA today & complain the same.  This is not a legal charge & he cannot deny a test report & a load sheet.  If it is still on, I will also speak to Anti Corruption Bureau.

If the JE is asking for bribe openly, buy a pen camera and record
everything and show the recording to DDA Sr. officials or any other
anti corruption agency and see the effect of having solid proofs in
your hand. The JE will virtually go down on his knees in front of you
and will do anything and everything you will ask
for..................:)

Now i got the Demand Note for Electricity Connection i have paid 3000 Rupees by Cash No Credit or Debit Card for Demand Notes Payment
B.S.E.S person told me that within 7 days i have a meter Installation and got the Electricity
I hope we celebrate Diwali in My New DDA Flat

The Step is as follow for BSES electricity connection

Step1 : Take the Load Calculation Sheet from JE Electrical Smasher Singh
Step2:  Take the form for new Connection Form from BSES  Office New Friends Colony you can also download from BSES Website
Step:    Fillup the Form and Attached one the following Documents Attested by Notary

1. Possession Slip (photo copy attested by Notary)
2. Load Calculation Sheet 
3. (ELCB) Purchase Receipt for above than 5KVA Load

I have got the EBCL Receipt and Attestation work from the agent who is available in New friends colony Community Center
he charged me Rs 300 and Demand notes Amount is 3000 I have not Pay any penny to smasher he asked openly but i Simply told him after getting Electricity
i will give you but i will not Pay anything

No need to Apply for Water connection because Water is provide by DDA not by DJB and i have already paid 1000 for Security Deposit
Water is available you need to ask DDA person while you want Water in your Flat Daily Moter is Running for Sometime

Yes i have already paid 1000/- in the name of water meter security charges but still not sure about water connection.

And you dint mention anything about Electricity Meter ? Do we have to purchase it or BSES ll provide that to us ?

Please specify the full procedure. For what load you have paid 3000/-
The test report given by JE electrical specifies 4.5 KW for each flat.
For how much KW you have applied/sanctioned.

 As per BSES Security Deposit you have to pay Rs 600 per KW

But as per BSES communication they told that DDA refuse to provide this part, so you have to purchase this part, and show the bill of ELCB, after that they generate demand note (today update)

( Earth Leakage Circuit Breaker (ELCB) is a elecrical part (like MCB) used to install with the meter, BSES person earlier in asumptiom that DDA will provided this part to allotees. It is necassary for 5KW load

 

Top of that BSES refusing to gererate demand note without ELCB bill.

Dear Wasi,

I dont think it is mandatory to have 5KW as minimun load connection
for this flat.
My electrician has told that 3 KW is sufficient for this flat, with 2
ac/1 geyser/other house hold appliances.
Can I apply for only 3KW as it will reduce the security amount by Rs.
1200.
It will also avoid all formalities/expenses, which are to be done if
you have 5KW or more.

The flat in which I am staying on rent as of now, is a three storeyed
building with three flats each floor.
The total KW for the whole building is 2.5KW only as per the
electricity bill.
With this statistics I am sure that for my baby-flat 3KW would be more
than enough.

Is there is any difference in monthly billing of 3KW connection and
5KW connection?

Yeah higher load will mean higher fixed amount in the electricity bill, but can't do any thing electrical je is making uniform test report each with load sanction of 4.58 kW and BSES gives connection for round-off 5 kW, there must be some saanth-gaanth as Shamsher is a very corrupt person, I am amazed how openly he demands money for this 5kW load paper ... !!!

I have already discussed with BSES People they told me that in DDA Lig Flats we provided min 5KW
Then i have applied 5KW i think only Security deposit is more other the expenses is as per billing Tariff is not Effected on Load if i found only 3 kW is Sufficient then i will reduced my Load with BSES
we can Reduced Latter

Hi Wasi

I understand that if you are taking a 5 kva load,  fixed bill amount that you need to pay is high in comparision to 3 kva load.  Morever & BSES cannot compel anybody whether DDA or private socieity to go for minimum 5 kva load.  It totally depends on the requirement.  It seems Shamsher is giving standard 5 kva load to everybody who is not bribing him. 

We should take this seriously.

 many people there are customizing electricity and sanitary connections, such as getting more sockets points and more taps etc by paying money to Rajkumar and Sabbir as they say that later these things will be very difficult as they require drilling etc. What have  you guys done have you gone with default connections or have you customized the connections ?

Yeah, i applied for electricity connection. KVA Load was same for every one 4.58.

And no, i dint pay anything to shamsher because of the camp. 

That's why i dint want to miss the chance of attending this camp.

 today I went to the site and felt good that at least 2 families have shifted, tomorrow one more person is doing the 'Graha Pravesh' Pooja from C-Block. There are many who have done the Pooja and will be shifting soon like in January & February. BTW two people I am talking about are in E-Block !

Hi Mohit,

 I'll be applying for electricity connection, this week ! I'll suggest you to get the test report soon, have u already got a date for electric wiring ? After getting the electric wiring done, you need to contact Shamsher for the test report. He is not a good guy (asks for Bribe openly !). He sits 2 days in a week @ Molarbandh (Campus, Pump House).

Once you get the test report, you need to apply for the electric meter, @ New Friends Colony BSES office, along with Address proof, ID Proof, Test Report, Possession slip etc. It generally takes less than a week to get the meter.

Regarding White-wash, gates, furnishing (optional) etc there are many agents / thekedar (but are asking more price than market rates, I feel !) @ Molarbandh site itself. I am yet to get these things done, so till now haven't decided about it !

The JE will generally give you the keys after around 1 month since you first talk to him and sign in a register he keeps with him to keep track of all possession requests.

3. What about the construction status. Havent been to site for long long time. 

In my opinion it will not be livable till the end of this year. Electricity and water connections are yet to reach the site + the electrical JE (Shamsher) will give you a date of 2 months from the time you submit your possession slip to him for electrical wiring unless you please his hands !

4. Has Anyone of you started living there ??

Not possible till the end of this year however there are several property dealers and real state agents that sit there in day time in some of the flats @ ground floor !

It depends on location, GF, First raw is 65 L & not available, GF other locations-52 L, third floor above-40 L.

 

 

Has any one recd. the check sheet, i.e. list of sanitary fittings, pls. share a scan copy, as peoples are asking for additional fittings & accessories on allotees part to get the fittings done.

Reason behind is 150 mtr. mathura road, 150 mtrs. Mohan co-operative Industrial area/corporate offices, 850 mtrs. metro station & just in front upcoming ayush hospital, area is also >jasola, i.e. DDA has taken maximum for molarband flats in this catagory.

have u got shifted? how many families got shifted?any idea! what options in near by to full fill the  day today grocessry & other genral needs, i.e. near by market. As DDA has not developed any commercial complex yet. And I do'nt think it would be, till the ayush become functional.

 due to some personal and financial reasons ... I could not visit the site for quite some time now. I'll not be able get the remaining work in my flat will march at least.

 as far as market is concerned, it should not be a problem as there is an area just nearby i.e. Gautampuri Awas which is quite populated and you'll get most of the daily items there in the market, for more advanced items you could visit to Molarbandh market or Badarpur market, both nearby only !
