Sector 29 Rohini

I'm starting this new thread to discuss the prospects of sector-29
Rohini as a future home for some of us as well as from the point of
view of investment. I'm mentioning here some of the questions that we
all may have and are seeking answers for the same. The earlier we do
this, the better it will be for us.

1) What's the quality of living going to be ,say after 3-5 yrs as
before that we cannot expect much ? This includes availability of
water, electricity, market, schools, parks, security etc
2) What's the connectivity of sec-29 from the rest of Delhi going to
be like ?
3) Whether sec-29 is going to be reachable by metro ?
I have something to say on this. Metro was to be extended from
Rithala to Bawana via Barwala in phase-III but govt is now thinking to
postpone it to the next phase. If this happens a metro station will be
there within a Km from sector 29.
4) What is the impact of some of the big industrial areas nearby (5 km
Bawana (Asia's biggest) , 6 km Badli and 10 Km Narela) as they are
still in developing stage and would run at their full capacity.
5) Some very imp. roads are going to be constructed or are being
constructed nearby like UER etc. How it is going to impact ?
6) Is it a value for money investment ?

I would like to invite inputs from everyone who can comment at any of
these points/questions. I know that right now we are consumed with
the verification process but still if anybody has any inputs please
spare some time.

Property in Rohini has a good potential. Delhi is expanding outwards
having large influx of people whole would ultimately settle in these
areas. I got allotment in 2006 scheme and within 2.5 yrs people
started inhabiting this area. Rohini has good schools. Delhi College
of Engg is nearby Sec 28/29. Industrial sectors too are nearby. Metro
has plans ultimately to connect from RIthala till Sonepat but thats
long story. There are 30/60 mtr plots in these sectors too.

Going back 15 years Rohini was a deserted area of Delhi. Sectors 1 to
10 had no habitation. And see the story now.... Flats is these sectors
are touching 70 lac to 1.1 crore. If u have appetite for long term
vision then keep for 5-10 yrs. That all depends upon ur risk profile,
financials, age and so on.....

I have many contacts with property dealers in Rohini.... FOr any
advise let me know....

Hi,

I visited the site after two weeks of the draw. I was hoping to see a huge flat, but I was a little disappointed there as I could not find the area as big as it is mentioned on the DDA brochure. Acc. to DDA brochure area should be around 1800 sq ft, it seemed at atleast 400 sq. ft. less. Is anybody else have a similar observation ? Did anybody tried measuring the area ? I think we should definitely take this issue to DDA as we should only pay for what we get. May be an RTI  seeking about the details of the area of each and every part of the flat and and rationale about the price (for now atleast the tentative price mentioned in the DDA brochure ).
