Details required for Non-refundable loan from PF account for purchase of flat/home

Hi All,
 
I would like to avail Non-refundable loan from my PF account. Anyone can withdraw amount from his PF account for purchase of flat/home in case he/she has completed 5 years in same organization.
 
To withdraw amount from PF account, following information requires along with attached document:-
 

1) Agreement of sale (Registered)

2) Upto date Tax receipt required.

3) Khata Certificate .

4) Non encumbrance certificate required for the past 13 years upto the date.

5) Surevey No. & Khata No. to be filled in Declaration Form

6) Cancelled Cheque of your bank account (Should be an individual account )..

Attached two documents also need to be sent to PF office.

Please let me know how we can get above required information from DDA. Do we need to file RTI to get above information? Does anyone in the forum have this kind of experience, if so, please let us know how to proceed.

Hi Lalit,

Thanks for sharing this good information, I'm sure this would be
helpful for many.

Although not sure, but I think the Khata Certificate is not really
applicable in Delhi, this is valid for Bangalore. Or does anyone have
more information on this?

I think you will not require these type of information for applying PF loan for DDA house.
They will ask for DDA allotment letter. That letter itself covers answers to their  most of the  questions.

The details you are talking about is: if you are purchasing a house from private party/ private builder. In this case they will ask for all these information.  

You have 3 months time to pay the amount to DDA, after getting the allotment letter. Within that period PF office will release the payment, provided all your other details are OK
i.,e. whether otherwise you are eligible for loan.

You simply visit PF office and enquire from the counter who will guide you correctly.

I did some research on this a couple of weeks ago. Let me just add a couple of things:

1. After five years of service, once in the entire tenure, you are allowed to withdraw a sum 36 times your salary for buying a property, provided it is in your/spouse's name or jointly owned.
2. A friend of mine did this a couple of years ago and he said it took him close to 8 months to get the money :)
3. there was some report that all the PF accounts will be made available online by july of this year. thats good coz then the details are just at a click's distance :)

btw, non-refundable loan is just a partial withdrawal of the money you deposited in the account.

If you  follow it up properly it will not take not more than 1-2 months.

DDA payment is time bound payment, and if it delayed we can create problem form them

I have personal experience with Delhi and UP (Ghaziabad) where payment (final payment) received within 1-2 months on applying for it.

You should follow up the case. every 10 days by personal visit or by reminder/ by letter etc.
