Finally I'm done with my registration today. I ended up doing CD execution with DDA and Registration in 2 days rather than in 1 day as everyone suggested. Also very happy that I completed the whole flat allotment, possession, and registration without giving anyone a single penny in bribe or anything.

After my experience I'm going to suggest something  against the recommendations which everyone gave that get it done both processes in 1 day. My suggestions is to do it in 2 days. The time you will spend will be less and no tout/agent is required and you will end up skipping the rush too and do it in more relaxed manner. The problem is DDA gives CD only on Tuesdays and Fridays so there would be huge huge rush on these 2 days aur yeh do din dalalon ki puri chandi hoti hai.

One your day of CD execution from DDA go to DDA office after 12 and badminton hall would be virtually empty, because morning rush and agent would be already over by that time. You will be able to easily locate your file/official and verification of documents, signatures, everything will be done in max 30 min. Than go for registration on any other day than Tuesday and Friday and there will be no rush on registration counters and you will finish everything in 20 min. So total work time at both the office is not more than 1 hr, but if you try to do in one day especially Tuesday and Friday you will end up spending more than 5-6 hrs with lot of pushing around in line and may end up spending money too with agents and everything.

I reached yesterday for CD execution in morning and got no sale affidavit prepared in Rs 100 and went to Badminton hall. It was complete mess there and no one knows on which desk or official would be carrying your location/block file. Finally after spending 15-20 minutes able to locate the desk on which the official for my block and location would be available but he didn't came till 11 AM with files. After that located my file and got all papers checked, the file moved to another officer and he verified all documents with originals and witnesses. Here I got stuck because my wife forgot her purse in which PAN card was there. So had to run back to get the PAN card from home. Reached back by 12:45 and got the CD papers in hand. In the morning also faced problem in locating the SBI person as he didn't called me and DDA guys were asking for his identity and SBI NOC. I didn't have his number either, finally able to get his number from RACPC and collected his papers and attached in file. After I got the CD papers went to registration area and there was complete tout play going on. My witness was standing in line for more than an hour but didn't moved an inch and touts are coming and inserting their file from front. One guy was asking for Rs 3000 and told he will get it done even after official closing at 1 PM but the work will be done by 3-4 PM. I got interested to save a day but eventually decided not to do it by instinct and asked my witnesses if they can spare sometime next morning too. The bank official also told me get it tomorrow morning and it won't take more than 15 min, don't give touts anything. So today I reached at 10:45, called the bank official, collected the CD papers, directly went to registration window submitted the papers, got the signature and fingerprints done, photo clicked, got the registration paper collection receipt in flat 20-25 mins.

For everyone else attached is the Registration Performa document, while printing just remember page orientation of both the page are different so print it accordingly on one sheet on each side.

Also posting the good steps for complete process posted by Sripad Patil on one other thread and I followed. Thanks Sripad.

1)      Submitted Possession Letter at window 4 on 9/11

2)      Got mail on 16/11 with Execution date as 20/11

3)      Went to SBI RACPC on 17/11, submitted the photo-copy of the letter  with name\HL Number\Phone # and was assured that Bank official would visit DDA on Execution date; his phone was not provided as they didn’t know the person on duty on the said date

4)      Web-requested a draft from ICICI for amount Stamp-Duty/5+150 as my
stamp duty was 5%

5)      Went to DDA office with the following at 9:30 AM:

a)      Two witnesses with respective id’s and two photocopies of each of
the id’s (all self-attested)

b)      Id’s for me and my wife with two photocopies each, again
self-attested

c)       One photograph of mine and one of wife’s

d)      Two copies of the letter I got from DDA

e)      Two copies of Possession Letter

f)       Two copies of water security deposit slip

g)      Two copies of TR 6

h)      Two copies of Bank Challan for the full payment

d)  to h) one set attested for DDA and another un-attested for registration

Create two bunches a,b,d,e,f,g & h and set aside. Carry all originals including the bank loan papers. Keep the two photos and id proof’s for all participants handy all the time.

6)      Gave 300 bucks for non-sale affidavit and undertaking for the draft to the shop in front of DDA, took me 10 minutes

7)      Entered DDA Office (Butterfly Room) at 10:30 AM, there was utter chaos here. Managed to go to the table with and located my file from a pile lying there

8)      Added one bunch of copies (the attested) to this file

9)      Signed on the conveyance deeds (three of them) and so did the two witnesses, produced id proofs on request.

10)   The officer asked me to locate the bank official  and luckily he called me at the same time.

11)   Went out and bought him –in, He had come with NOC and id-proof copy, he too produced the original id.

12)   The officer asked for two photographs and pasted those in a separate file and noted the file # , date etc. along the same row. I and my wife were asked to sign on the same row with date.

13)   The file was passed to the next desk and we were asked to wait for call-out

14)   When called out, he asked us for original id’s.

15)   Called the bank official (I called him as he was attending others) and he produced his id and signed that he received the conveyance deed papers, I did the same with me and my wife signing.

16)   The Conveyance deeds (2 copies) got handed to us at 11:00 AM.

17)  Went to the registration area at 11:00 AM and made one of the witnesses join the queue.

18)   Meanwhile got one registration Performa and two blank sheets from the photocopy shop.

19)   Filled the Performa, attached the second set of copies and draft and joined the queue.

20)   At the counter he saw id’s of all of us, matched faces and gave a token number.

21)   At the next counter, I joined with two blank sheets and all of where made to finger print on these sheets and sign on top.

22)   At the third counter we were all snapped and I was handed a receipt.

Yes you can definitely print and use this performa, that is why I
created and posted........:)

On the first page you need to fill the Flat details only, and on
second page in Second party section enter allottee and spouse details,
and fill the witness details in last section. nothing else is
required.

You need to fill name, address and identification document details,
nothing else.

I guess they are accepting Aadhar as ID/Adress proof. Else I have to use Bank Pass Book.

The Affidavit is required to mention that you have not entered into
any sale transaction for the allotted flat already. Means you can't
sell it before you become actual owner of the flat. And affidavit need
to be of the same date as CD collection date. Even a day earlier date
would not be accepted.

I full agree with you on the 2 day approach for completing this step.
 
I completed my CD Execution on 12th March and registration on 13th March since I faced some challenges getting the CD execution completed on time on the 1st day. Even though, I had submitted a copy of the CD execution letter (which I received from DDA) along with a covering letter to RACPC (requesting the presence of their representative along with the NOC) on last Friday (8th March), RACPC did not send my documents along with their representatives. I finally requested them to send my documents through another person and was finally able to complete my CD execution process only by 1PM.
 
As a result, I had no choice but to go for Registration on the next day. However, as you said, the registration process was pretty smooth as there are not many people there before 11AM and I was able to get the same completed within 30 minutes or so.

Hi Vinod,

Don't have the RACPC number as lost the paper I written it on, but you
can try contacting Mr R.B Singh on 9871544567 as generally he is the
SBI person who comes to DDA from RACPC now. He was there on my CD
collection date, too but the problem there are so many people for CD
collection who have taken loan from SBI it is virtually impossible
even for him to be able to contact everyone at dot 10:30 am so
everyone need to be bit patient. That is why I suggested 2 day
strategy because even he will be kind of free by 11:45-12 PM and you
will be able to easily contact and locate him. Otherwise during
morning 10 to 12 it's just mad rush for everyone. Also will suggest to
call him after 10:30 on you CD date only otherwise he will not respond
to anything.

I am also done with the entire process. Faced lot of problems though. My file was not there till 11.45 am and the relevant babu was not available. Completed the process after much wait by 12.55 pm and rushed to registry.
 
There a guy offered help for regisrty for Rs. 500. I immediately agreed. Luckily all my registration related dosuments were ready and he submitted the documents in counter at 12.58 pm.
 
I was done by 1.45 pm. Anyone wants to use his services can do so. His name is probably Yogesh and number is 8860294991.

I think if it is a joint allotment, then you will need 2 affidavit. That is what the documentation shop guy told me and hence we submitted 2 affidavit, one for myself and one for my wife.

Vipin is right. I also had two affidavits as mine was joint allotment. However the undertaking given for registration was a common one with both name included there.

My date of CD execution is also 2nd April 2013.

I am really thankful to Sandeepji for all his contribution on this group and specially the detail provided on CD execution and registration.

 

In the CD execution letter received from DDA nothing mention about DD and its amount but understand from various email exchange on this forum that we need to make a DD of amount 1% of value given on CD + Rs. 150.

Is this DD required for CD execution or for registration? This DD has to be made in favour of which department? Is this DD has to be from the same account through which demand amount for flat was paid. Kindly share information on this matter.

 

I am residing outside Delhi and planning to arrive Delhi on 1 April and will try my best to complete CD and registration on the same day of possible.

Demand draft should be in name of "DDO DC OFFICE DISTRICT NEW DELHI"
Payable at New Delhi . This DD is required for registration and
nothing to do with DDA CD execution process. This can be made from any
account or cash.

I took possession of my VK flat in November. Submitted possession slip on 05-Nov in vikas sadan. gave written reminder in feb and then thru samasya nidaan kendra.

till now i have not got intimation for execution of conveyence deed.

What to do.

File one simple RTI application attaching receipt of possession slip
you submitted and asking what is your date for CD execution. Believe
me you will get the response much quicker than samasya nidan kendra.

registration fee, it is in the DD form or we can pay it in cash.

Name of the deed is DDA Conveyance Deed, on the first page you just
need to fill the Flat details, leave everything else blank. And on
second page in Second party section enter allottee and spouse details,
and fill the witness details in last section, you need to fill name,
address and identification document details, nothing else.

Done with CD execution and registration today.
Indeed feeling like a winner of a long battle.. Don't know who lost..
And thanks for the information being shared by all on this platform..
Its really helpfull.

Just few points:
the 2 blank papers required for registry should be A3 (hope name is
correct) but its bigger than normal A4 size..

And don't forget to carry original stamp duty paid challan(having
original stamp) as I saw one case where AD was desperately asking for
that.

For regisration process, one undertaking to be made also detailing the
DD information, (documentation people can easily help)

Finally, I am also done with CD & registration yesterday.  Thanks to information shared by this group.

I was bit worried as I had "Landline Telephone" bill as address proof  that too 2 years old.  So was not sure if they would accept or not. But thanks to too much crowd present  yesterday, they didn't noticed the landline bill and its date. 

Entire process took around 45 - 50 mins to get completed(Both CD and registration). Since I had return flight of Mumbai so I decided to take help of Mr. Mayank (took Rs 1500/-), he arranged witnesses and all other documentation etc. I would recommend him.

Its not necessary to have original TR6 challan, Mine was misplaced long back but at the time of registration I provided them photocopy(Thankfully I had copies) and there was no objection from DDA Babus

The fact is there is no fixed list as what is required or not required, except for the few mandatory docs.
Its just the DDA Babu's interpretation and mood which decides..

Since I saw one Allottee struggling for that so I mentioned this.. although I saw them very late at registration counters (that means they managed it without that)..

Pls. confirm what notary attested docs have to submitted for CD and Registry separately:
* Possession Slip received at the time of Physical possession
* Bank Challan (yellow one)
* TR6
* Water security deposit slip

Apart from these, Id proofs have to be self-attested or notary attested and where we have to give a copy of Aadhar: during CD or registry.
Also, does one has to submit a copy of DAL, Possession Letter and NOC as well.

Thanks for your able directions, but two queries still remain:
1) Possession Slip / Possession Letter / Both copy(s) is/are required.
2) Do witnesses have to bring their photographs as well.

Got my execution date for Tomorrow, no questions as such as having gone through this thread & the other one pretty much sums up all the queries that I may have, except for a fact that I ve now a very dense french beard while all my submitted pics are without it, everybody at home says I m looking very different and they might say that I m not the same guy, not getting rid of it, will come to know tomorrow itself when I go there....

Should I Expect to see any of you there tomorrow?

Done with cd execution & registration.

Our file got stuck for a while during cd execution as address proof of my husband was different as that of mine (coz address n his passport was that of our rented home) but we
explained to AD & gave him photocopy of our SBI passbook of our joint account ..which he accepted.....& finally got our cd executed and than registration....

Also very happy that I completed the whole flat allotment, possession, and registration without giving anyone a single penny in bribe or anything.

After my experience I'm going to suggest something  against the recommendations which everyone gave that get it done both processes in 1 day. My suggestions is to do it in 2 days. The time you will spend will be less and no tout/agent is required and you will end up skipping the rush too and do it in more relaxed manner. The problem is DDA gives CD only on Tuesdays and Fridays so there would be huge huge rush on these 2 days aur yeh do din dalalon ki puri chandi hoti hai.

One your day of CD execution from DDA go to DDA office after 12 and badminton hall would be virtually empty, because morning rush and agent would be already over by that time. You will be able to easily locate your file/official and verification of documents, signatures, everything will be done in max 30 min. Than go for registration on any other day than Tuesday and Friday and there will be no rush on registration counters and you will finish everything in 20 min. So total work time at both the office is not more than 1 hr, but if you try to do in one day especially Tuesday and Friday you will end up spending more than 5-6 hrs with lot of pushing around in line and may end up spending money too with agents and everything.

I reached yesterday for CD execution in morning and got no sale affidavit prepared in Rs 100 and went to Badminton hall. It was complete mess there and no one knows on which desk or official would be carrying your location/block file. Finally after spending 15-20 minutes able to locate the desk on which the official for my block and location would be available but he didn't came till 11 AM with files. After that located my file and got all papers checked, the file moved to another officer and he verified all documents with originals and witnesses. Here I got stuck because my wife forgot her purse in which PAN card was there. So had to run back to get the PAN card from home. Reached back by 12:45 and got the CD papers in hand. In the morning also faced problem in locating the SBI person as he didn't called me and DDA guys were asking for his identity and SBI NOC. I didn't have his number either, finally able to get his number from RACPC and collected his papers and attached in file. After I got the CD papers went to registration area and there was complete tout play going on. My witness was standing in line for more than an hour but didn't moved an inch and touts are coming and inserting their file from front. One guy was asking for Rs 3000 and told he will get it done even after official closing at 1 PM but the work will be done by 3-4 PM. I got interested to save a day but eventually decided not to do it by instinct and asked my witnesses if they can spare sometime next morning too. The bank official also told me get it tomorrow morning and it won't take more than 15 min, don't give touts anything. So today I reached at 10:45, called the bank official, collected the CD papers, directly went to registration window submitted the papers, got the signature and fingerprints done, photo clicked, got the registration paper collection receipt in flat 20-25 mins.

For everyone else attached is the Registration Performa document, while printing just remember page orientation of both the page are different so print it accordingly on one sheet on each side.

Also posting the good steps for complete process posted by Sripad Patil on one other thread and I followed. Thanks Sripad.

1)      Submitted Possession Letter at window 4 on 9/11

2)      Got mail on 16/11 with Execution date as 20/11

3)      Went to SBI RACPC on 17/11, submitted the photo-copy of the letter  with name\HL Number\Phone # and was assured that Bank official would visit DDA on Execution date; his phone was not provided as they didn’t know the person on duty on the said date

4)      Web-requested a draft from ICICI for amount Stamp-Duty/5+150 as my
stamp duty was 5%

5)      Went to DDA office with the following at 9:30 AM:

a)      Two witnesses with respective id’s and two photocopies of each of
the id’s (all self-attested)

b)      Id’s for me and my wife with two photocopies each, again
self-attested

c)       One photograph of mine and one of wife’s

d)      Two copies of the letter I got from DDA

e)      Two copies of Possession Letter

f)       Two copies of water security deposit slip

g)      Two copies of TR 6

h)      Two copies of Bank Challan for the full payment

d)  to h) one set attested for DDA and another un-attested for registration

Create two bunches a,b,d,e,f,g & h and set aside. Carry all originals including the bank loan papers. Keep the two photos and id proof’s for all participants handy all the time.

6)      Gave 300 bucks for non-sale affidavit and undertaking for the draft to the shop in front of DDA, took me 10 minutes

7)      Entered DDA Office (Butterfly Room) at 10:30 AM, there was utter chaos here. Managed to go to the table with and located my file from a pile lying there

8)      Added one bunch of copies (the attested) to this file

9)      Signed on the conveyance deeds (three of them) and so did the two witnesses, produced id proofs on request.

10)   The officer asked me to locate the bank official  and luckily he called me at the same time.

11)   Went out and bought him –in, He had come with NOC and id-proof copy, he too produced the original id.

12)   The officer asked for two photographs and pasted those in a separate file and noted the file # , date etc. along the same row. I and my wife were asked to sign on the same row with date.

13)   The file was passed to the next desk and we were asked to wait for call-out

14)   When called out, he asked us for original id’s.

15)   Called the bank official (I called him as he was attending others) and he produced his id and signed that he received the conveyance deed papers, I did the same with me and my wife signing.

16)   The Conveyance deeds (2 copies) got handed to us at 11:00 AM.

17)  Went to the registration area at 11:00 AM and made one of the witnesses join the queue.

18)   Meanwhile got one registration Performa and two blank sheets from the photocopy shop.

19)   Filled the Performa, attached the second set of copies and draft and joined the queue.

20)   At the counter he saw id’s of all of us, matched faces and gave a token number.

21)   At the next counter, I joined with two blank sheets and all of where made to finger print on these sheets and sign on top.

22)   At the third counter we were all snapped and I was handed a receipt.

i have also received my conveyance deed execution date. it is 12th june 2013. Could you suggest if i should go to racpc immediately or 4-5 days before execution date? it is a month's gap. if i go now, i am afraid i will have to go again to remind them. what do you suggest?

That's fine guy's but there must be some email ID of RACPC on which we can email the letter. I remember there is one fax number on which we can fax this letter but in that case we wont have any concrete proof of submission.

Thanks for the information. My CD execution Date is 17th May 2013. The letter that I got from DDA asks for the following affidavits
  • An affadavit decalaring your spouse duly attested by Notary and one photograph and three specimen signature
  • Affadavit regarding differential amount of conversion charges if increased by Govt of india
  • Affadavit regarding non sale of flat
  • Affadavit regarding addition/Alternation


In the above Mail thread I'm seeing only mention of two affadavits. So is it some change in recent CD execution process or it is missed my me somewhere ?

Guys, is it mandatory to have electricity connection, water meter receipt (any thing related with water and electricity connection) for conveyance deed execution? JE told me that water will be direct in VK so no water meter receipt is required. and right now wiring is not done in my flat so no electricity as well. Will that be an issue? i read in previous posts related to conveyance deed execution that water and electricity receipt is required. any body knows about this?

I have got couple of queries regarding filling up the registration proforma


1. Name of the deed : Conveyance deed ( is it ok)
2. Property details : what should be mentioned here ? address of the property like flat no etc or something like 3 BHK 2T etc

3. KHEWAT NO
. Khatoni No
. Mustail No  - what are these where do I get it

4. ok
5. Stamp no - where to find it

Finally where do I get AREA of a Narmada HIG Flat it is not available on DDA portal

In the 2nd sheet
Who is the First Party - is it DDA or me

Name of the deed is DDA Conveyance Deed, on the first page you just
need to fill the Flat details, leave everything else blank. And on
second page in Second party section enter allottee and spouse details,
and fill the witness details in last section, you need to fill name,
address and identification document details, nothing else.

It was 14th May but I did the registraion on 15th May

14th was tuesday. till now dda was doing conveyance deed execution on tuesday and friday only. but now it seems they are doing it on all days (as told by my agent)
