I hereby provide steps for Stamping of Conveyance Deed (CD) documents
sent by Delhi Development Authority (DDA) along with the Demand-cum-
Allotment letter to allottees of the DDA Housing Scheme 2010.


- Verify that the details filled-up by DDA in the first copy of the
Conveyance Deed are correct.
- If the details are not correct, immediately bring it to the notice
of concerned DDA official.
- If the details are correct, copy the details that are filled-up by
DDA in the first copy of the Conveyance Deed in the remaining three
copies of the Conveyance Deed.
- Paste passport size photo of the allottee(s) in the space provided
on each of 4 copies of the Conveyance Deed.
- Visit DDA office at Vikas Sadan, INA along with the requisite Stamp
Duty amount to be paid.
- Collect a File Cover containing Application for Stamping in the name
of "The Collector of Stamps", Delhi from outside DDA office from
document writer which will cost you Rs.20/-.
- Tag the following documents to your file along with the Application
for Stamping duly filled and signed.
a) Copy of Demand-cum-Allotment Letter from DDA.
b) Copy of Covering Letter from DDA.
c) Four Original copies of Conveyance Deed duly filled and photograph
pasted.
- . Essentially there should be total of 7 documents tagged in your
file.


- Go to "The Collector of Stamps" office, Govt. of NCT of Delhi
located in the Room No. 6, Reception Hall inside the DDA building from
10AM - 1PM only and submit your file complete in all respects with
necessary documents and collect a Challan for the payment of Stamp
Duty from them.
- Deposit Stamp Duty as per the Challan by Cash/ DD/ Pay Order/
Personal Cheque at the SBI branch in the DDA office itself. Please
note the following sub-points in this context.
a) They do not accept more than Rs.50,000/- in cash. If that be the
case use other modes of payment.
b) The DD/ Pay Order/ Personal Cheque should be drawn in the favor of
"Collector of Stamps, SBI A/C, Vikas Sadan".
c) The best option is to make payment by a Personal Cheque drawn on
SBI bank as the payment is transferred to the SBI A/C of The Collector
of Stamps immediately and the payment receipt is acknowledged on the
Challan there and then.
- Submit a copy of the paid Challan to The Collector of Stamps office
after which they will give you a date on which you can collect the
Conveyance Deed documents from them which is normally 7days from the
date of submission of the documents.
- You are then required to collect the Conveyance Deed documents on
the said date by visiting The Collector of Stamps office from 2:30PM -
4:30PM only.


- Stamp Duty to be paid is (Male: 6%; Female: 4%; Joint: 5%) of the
amount specified in the Conveyance Deed.
- Stamp Duty is also to be paid on the Freehold Charges and hence
amount specified in your Conveyance Deed includes Freehold Charges
over and above Cost of Land and Construction.
- No Stamp Papers are required and only the Challan issued by The
Collector of Stamps office is to be paid.
- Allottee(s) need not be present in person and can authorize someone
to act on their behalf.

Just a one query, that for married person, can we put our wive's details in conveyance deed and in that case , will it affect our other processes as loan process, posession ,etc. ? Also do we need to take our wives with us to DDA for any signature purpose ?

Please let us know this thing also..

yes you can paste your wife passport size pic with yours on
conveyance deed and after that it will be counted as joint allotment
and you have to pay 5% stamp duty instead of 6% and also if the
allotment is in the name of lady than stamp duty is 4%
and you need not to take your wife along if the allotment is in your name
only allote need to sign the covering note
it is better if husband and wife put there pics in conveyance deed as
after it it will be counted as joint property and all the papers work
after that would be in joint names
like registary etc

but i want to know that in case of joint conveyance deed ( husband and wife) with pics of both ....... is it required that loan sanctioning should also be approved jointly or it is not mandatory at all.....nd also stamp collector offc opened on saturday or not, if u knw......

Dear All,

I have a basic question as :
The meaning of Conveyance deed as per the DDA Website ::

"Conveyance deed is conveyance of right of ownership of the flat to the allottee, after the payment and the documents are received from the allottee and possession is taken over by him/her. Conveyance Deed is executed in the cases of free hold allotments only."


But in our case DDA is asking us to execute it even before making the Payment ..
Please help me to understand , whether my confusion is valid or I misunderstood something here ?

Right now, DDA is not asking to execute the CD, they are saying just stamped the CD (kharcha abhi karo). Execution (signature) will be done after physical possession of the house.

Did u feel that the alottee should be there during whole procedure or
someone else can also get it done ??

And this stamp duty we have to pay on full amount (my mean total cost
of flat including free hold charges) ??

How much time it took to you to go thru whole procedure ??

No, alotte is only required to sign the cover note of the file.....  u can send ny1 to complete the process

stamp duty amount will be paid on the amount mentioned in deed paper......

How much time it took to you to go thru whole procedure ??

Thanks for providing the updated knowledge on process of executing stamp duty. One important question is how the amount shall be deposited by an outsider to SBI as it has been informed that SBI shall not be accepting cash over and above Rs. 50000/-. Now flats in Vasant Kunj and some other places are quite expensive and the stamp duty shall be above Rs. 50000/- in any case. Now the amount of stamp duty shall also be confirmed only after challan being issued by collector of stamps , hence a pre-issued Demand Draft shall also not be feasible. Then it shall be difficult for an out sider to get the challan and pay the cash on the same day and remit back the challan to DDA. Any body visiting SBI for stamp duty payment may kindly discuss this with officials there and mention here for the benefit of the group.
 
 The way out may be by sending RTGS to the SBI from your bank account.

One of the option is cheque, why are you not counting on cheques .... I think that's the best mode for these kind of payments !

 Outstation cheques shall not be acceptables at SBI, I have already mentioned that problem may occur for persons coming from outside. Cheques can be deposited if you have a local bank account in any bank. Outside person has to give Demand Draft for giving the challan payment if receipt is to be taken on the same day.

SBI officer said that to get Max Gain benefit, one should have saving bank account in SBI. I have just opened a new SBI bank account to avail Max Gain facility.

I would like to add further on what Manu said,

 

1. SBI account can be opened any time before Disbursal of loan. It does not require for loan application or loan approval

 

2. Important point to note, this account should have SAME SET (no more no less) of people who are in the loan application i.e. Applicant, co applicant (if any) Guarantor (if any).

 

3. If you have existing SBI account it will serve the purpose, provided all the name(s) of loan application are part of this account. Otherwise either you have to open a new one with all applicant(s) or include remaining applicant in the existing account..

 

4. This account can be in any branch in India no relation with where your loan account will be opened

I think it will be better if you use either that account or your spouse's account, to avoid any problem later .... please note: this is my personal opinion and I am not sure what is the process / expectation from DDA

I went to the DDA office vikas sadan today for the conveyance deed formalities, following is my experience (though not a good one :( )

Thanks a lot to Rakesh for providing detailed steps and help to go through the process.

A few points to add:

1. Even if the allottee was female, but if she is married husbands photo is a must and we had to pay 5% duty charges :( (DDA guys just dont listen at all, that for female only it should be 4%, they just say go and paste husband's photo as well if you are married)
2. Take 4 photo copies of the challan issues from window number 6 (collector of stamps, office) and submit them along with check/dd/cash to the SBI branch @ DDA office
3. If you are making payment by check, you need to visit again after 3-4 days, to collect the paid challan copy and submit it again to collector of stamps office (no. 6, D-Block, Vikas Sadan), then they'll again give you a date (almost a week after) to collect the papers back :(

and check cleared on 29 sept morning

yeah, I dont think even my cheque will take (for that matter any cheque) will take 3-4 days for clearing, but question is were you able to proceed further i.e. got your paid challan receipt today (29th) and submitted it to the collector's office.

I did completed conveyance deed formalities today and paid the amount in cash. one important point need to remember if your married you need to paste both you and your wife photo. without that they will not accept your CD.
but once you follow all the procedure its very fast process and get it done in 1-1.5 hrs.
 
Also i got date to collect my CD.

Not sure of registration, I tried to save my 1% hard-earned money as the allottee was my wife, I didn't want to paste my photograph but DDA guys didn't accept that and I had to pay 5% CD :(

That's great ... but still 3 visits are required if you are making payment by cheque, unless it's SBI cheque in which case may be the clearance is instant ...!

thats very interesting as people in the group had experience that DDA is forcing them to add husband name and hence pay 5 % instead of 4%  ( which is good saving)

But gaurav, can you tell what this NOC is all about, any format , when we have to give this....

pls help us to know in detail..

one more thing gaurav, if we have both husband & wife's name in conveyance deed & pay 5% of stamp duty. Flat will be registered in the name of both husband & wife or only on the allottee.

Please guide me whether i can change the address mentioned in one of
the four copies in conveyance deed papers. The address mentioned
threre(CD) is permanent address and no body reside on that
address.Communication address is axis bank address because i took loan
from axis to finance registration money.

Shall DDA/HDFC Bank send some more documents apart from demand letter
to this address ?

Hello Everyone..

I might be a little late in asking one doubt i had in my mind from
some time..

How can somebody go on my behalf to complete Conveyance deed process
in DDA since I would be required to sign on the 'Application for
Stamping' which will be bought from outside DDA in 20 Rs. Can i write
an authorization letter to do this process on my behalf ??

Instead of writing an authorization letter, you can write the 'Application for Stamping' in which you can write the application for the stamping of the conveyence deed process and wrtie a list of documents you are submitting along and sign it.

If it's just an application, then why people are spending 20 bugs to
get the application from shops around DDA office??

because that is already typed and given inside a FILE so everyone is going just a 'BHED CHAAL' (sorry don't know wht to call this in english).

Anyway i tried to move apart of this. I just wrote that application my own.
