Hi,

 

nice to receive the information.  as you are aware most of the allottees have already been received Demand Letter (DL).
 
Some of them are not well aware about the further course of action.  It would be appreciated in case you have any PPT step by step procedure or you can organise a meeting so that we can get an idea & more clarity to proceed further action accordingly.

No idea, but thin you have to make some affidavit for this. Check with
DDA itself.

Is the final payment to DDA supposed to made from the account from which the initial registration amount was paid or can this be any bank account?

not necessarily, but you'll need to submit the account statement of this account while submitting the possession set

About declaring assets and liabilities, do we have to submit proofs
for each asset? I have some gold jewellery but do not have valuation
certificate although I know its approximate worth. Can I mention it?

I think somebody else also had this issue a few months ago. Please check the previous posts.
If you don't find anything then please open a new thread with this "lost my acknowledgement slip" or some such as the subject and hopefully the person who went through similar situation will respond.

I don't think so. especially for gold and related things. I remember Rajat and I had this discussion when we were filling out our forms at the workshop.

One should be careful while declaring Gold ....Because the tendency is
to over declare

Banks seldom ask for proof in regards to gold ...However if they do
AND make it a condition for granting of the loan You WILL have to get
your gold evaluated by a Govt certified valuator and provide a
certificate..

Hi Sandeep,

I got a call today from a lady from SBI asking me to bring the
documents (last 3 payslips, 6 months old bank stmt among others). What
she was saying is that 6 months have elapsed since loan approval,
hence there will be a re-validation when i visit RACPC for loan
processing.

So my question is: is there a step called re-validation as 6 months
have gone by after approval? Please confirm.

Almost all bank guidelines mandate a sanctioned loan to be disbursed
by the approving bank within a 90 day period from the date of
sanction. If the the applicant does not get the loan disbursed than
the application is bound to be cancelled . In a situation like this
the applicant needs to reapply and also the current terms and
conditions are applicable..

For our Group ( thanks to the power of this group) SBI made an exception.
They are not Canceling our applications ( or asking us to re-apply)
and Only requesting us to provide them current papers with all other
terms and conditions remaining the same. This will enable the
following:
1. Reassess the amount which can be sanctioned. This is essential in
the wake of applicants receiving a Demand note for an amount less than
what was anticipated at the time of the Loan application.
2. Ensure that the allotee is still capable of repaying the loan.
3. Ensure if the current CIBIL score is as required.
4. Provide intimation to the IT deptt on the changes (if any)

I also got a call from SBI... I think from the same lady...

I was told that Sanction Letter's 6 months validity period is expiring on 05-May-2012.  she gave me following two options

1. In case I wish to apply for disbursement before 05-May-2012, the the following 2 docs are required
a) Copy of Demand Letter
b) Declaration Form (I do not know what is this)

2.  In case I apply for disbursement after 05-May -2012, then following two docs are required.
a) Last three months Salary Slips
b) Last Six Months Bank Statements.

Last date of payment is 26th June in my case.  I'm now confused which option to choose, as I've changed my employer during these six months.  I'm afraid whether they will accept Salary Slips from new employer, as the employment details given in Loan Application were different.

Sandeep: Could you please clarify this from SBI for the benefit of all...

You call or send an email to ICICI bank asking them for statement of car loan emi. when i applied for the loan, i was also paying car loan emi from icici bank. I emailed them that i want to close my car loan and for that i want an emi chart. they send it generally in 2-3 days.

apart from that, you would have got one paper from icici at the time of taking loan showing all the future emi with principal and interest component separately shown. Hope the above info will help.

Hello Surender Ji,

Just checked with SBI and got clarification that if you submit salary
slips from new employer, your loan process will start again with
complete verification and validation process. The best possible way is
to take disbursement before May 5th in your case, otherwise it would
be like filing new loan application.

I will continue this car loan as its a new loan (6months old) and on closing they are charging 5.52% on the balance principal amount...

where can I find LIC surrender certificate. I have found online how to calculate the surrender value, but I am confused whether we have to show the surrender value certificate or just mentioning the surrender value will do?

As far as I know it is required but some people who got their loan
disbursed were able to skip it. How? Only people who have done it can
enlighten us.

One question reagrding re-validation process:

In case we get the re-validation done now, can we get the loan
disbursement anytime in next three months? The person who called me
said that we will have to again give the same proofs at the time of
disbursement, so better to get the re-validation done only once at the
time of disbursement. She mentioned that it(re-validation) will take
3-4 days only and can be done in May or June for our cases.

Does that look right to you?

Hi all,

I have taken the loan disbursement in Oct 2011. I want to clear following points:

1) I have seen SBI insisting on House insurance again natural calamity for few but I was able to skip it. Not sure what is the criteria.

2) I don't think taking loan disbursement will start interest charging. I think interest will be start getting charged only when you pay it DDA.
Someone can confirm this from SBI.

Ideally it should be signed by SBI, but you can fill it on your own
and DDA will stamp it too. I think most of the members from our group
who took loan from SBI did without SBI signature.

As mentioned in DDA brochure that the payment has to be made through Bankers cheque/Demand draft of any bank in favour of "DDA Housing" towards dda.Payment by cheque will not be accepted.
1)I understand DD but whats the bankers cheque.I came across normal personal cheques only.
2)My margin money is in sbi account in M.P and i will secure loan from Delhi,then will i have to give finally 2 cheques to DDA(margin money and loan amount) or move my margin money to the loan agency and they will issue a single cheque.

Bankers Cheque and Demand draft are same thing. When the draft is made
payable in same city it is called bankers cheque. If it is made
payable in different city it is called draft.

I think SBI loan dept will deduct the margin money from your MP
account and will create a bankers cheque for whole amount.

Today I have been to DDA, Vikas Sadan office to submit the CD & happy to say that I have managed to complete the job with in two hours.

Please find out the details activities involved during the process for your ready reference:

1) Today I reached DDA office around 11 am with 4 original CD copies(fully filled as per first copy)+ one D/L photocopy + one DL Covering latter's photocopy.
2) On payment of Rs. 20/- I took a flat file along with covering latter which had a 2/- rupee stamp, I got it from the vendor locating in between SBI bank & DDA office.
3) Than I filled the covering letter with all allotment data with sign & address etc.
4) Than I took photocopy of all 7 documents before deposit it at Collector of stamp office locating at front left corner site of DDA ground floor(near to Auction Hall)
5) In return Collector of stamp office given me a TR-6 challan with official seal on it & instruct me to take 4 photocopy of this challan & deposit the amount mention in the challan in SBI bank locating near to DDA office.
6) Than I took 4 photocopies & tagged the same with my SBI cheque of demand amount drawn in favor of "Collector of Stamp office S.B.I. a/c Vikas Sadan". Before deposit the complete set at SBI branch, I had filled of all the data in TR -6 as per requirement.
7) SBI receive the set & request me to wait for a hour to process the payment.
8) After an hour I had given me one TR -6 (photocopy) with bank seal.
9) Before deposit it at Collector of Stamp office I took photocopy of the same.
10) Last not the least I had deposit 2 copy of TR -6 challan duly seal by Bank (1original + 1 photocopy). On photocopy they have set 21 May 2012 for me to collect the CD papers. 

That is it.

When I finished this process I had checked the time & it was 12.45 PM only.

I think it may help others to process the CD.

Dear All,

Any idea on how the photographs are to be pasted in CD in case of Joint allotment....are these to be pasted separately side by side for both the alottees OR only photograph of main applicant OR is there any specific way specified by DDA ..

Sounds like a stupid question, in my view it should be separate photographs pasted side by side using space in addition to what is provided in CD.. but do not want to take chances with DDA...

gone thrugh cd prcss today.. paste side by side photos of both husbnd wife in same box. . buy covrng page for rs 20... give rs 10 to dda babu as chanda. ..submit all docs to him duly filled in the file.... submit sbi chq. .clearing witin 10 mints......take date again from dda babu... all it takes is 1 hr if babu is in good mood... but for me  star of the day was sbi who clrd chq in just 10 mints...

Yesterday i met Asst Directr HIG , with same query & he said yes ,
one can pay by 2 DDs , One for loan amount & other for margin money
from the Ac. of allotee.

Also , we can transfer the margin money to loan AC. from the allotees
Ac. & a single payment can be given.

1. Normal printout of Bank statement is OK for loan processing or we need
statement attested by Bank manager.
2. Is it necessary to provide assest & liability sheet as I don't have
any asset (except some PF etc) and no liability/debt etc.

normal printout is ok as I gave the same.
asset and liablity sheet I believe should be must...you can put in cash in bank as your assets...
its good that you dont have any liabilities :)

Cash in bank, amount deposited with DDA with application, you can put any sort of movable and immovable property. It will be used to calcualte your loan eligibility and i think you must give it at it shows your ability to save from your current income and hence will add to your ability to pay EMI.

As everyone told normal printout will work and asset and liability
sheet even if nothing to enter just sign and give blank sheet.

Dear Sandeep,

Just want to know when do we require to pay processing fees-

At the time of application for SBI loan or
It is required to be paid at the time of sanvtion and disbursement of
loan.

acknowledgement.

DDA will issue “Acknowledgement of Lien letter”


they given the acknowledgement and the original demand letter back to us? because it has to be submitted to the bank for loan

Demand letter is not needed. Just submit lien letter with sanction letter and they will issue an acknowledgment.
