Dear Members,

 
You can recall in the eve of Depavali some of the members like Anupam, Gaurav & Naveen got their loan disbursed. They were first few in the lot and we set an expectation from DDA2010 Group.
 
The expectation was to capture their experience in a  document in the form of Steps, Decision points and FAQ for the entire process starting from receiving DL, completing CD to getting loan disbursed (to start with SBI) and depositing cheque to DDA.
 
We are in the process of compiling entire process. First version of the draft is under review and further enrichment which will take few more days. On the other hand we are equally sensitive, last date of deposit money to DDA just knocking the door (28th Nov) for quite few members. Hence we decided to release the document partly, focusing steps limited to SBI documentation, disbursement and finally deposit of amount to DDA designated bank.

Thanks for the detailed. What are the timing of counter no. 4 for submission of lien letter and loan sanction letter.

Is it mandatory to submit the demanded DD in mentioned AXIS / HDFC Brabches. I am asking these small points cauz I have faced some problems in DDA on my previous visits.

Shall I mention flat details behind the DD.

1. Not sure, should be office hrs
2. Yes, It is mandatory to deposit final amount to designated branch only

is it necessary to submit the stamped CD papers alongwith full payment of flat to DDA on or before the last date of payment( my dda intimation letter has contained this,but I think that is for getting possession letter) as I got the date of 30 Nov. for collection of CD documents, however my last date is 28 nov.
 
Pls. confirm am I write or in trouble?
 
Also there is no specific bank/branch given in my intimation/allotment letter for submission of final payment(as mentioned in the document prepared), so pls. clear where to pay it (SBI vikas sadan or somewhere else)

From which bank did you get your DL from.

I got it from HDFC and it contain HDFC payment challan & another document mentioning where to pay & how.

Hi Jitendra,

- Last date is for full payment only, you can submit rest of the papers afterwards for getting possession letter
- you must have received it from bank envelope with other doc. as mentioned by naveen, if not please check DDA-2010 brochure page-10 para 15   :)

How can you get the DD from bank without submitting lien letter?

For SBI, it is a per-requisit to submit lien application & get the acknowlegement. They will keep the original copy of the acknowledgement.

there is a doc named consolidated sheet of information which i got
along with DL and afidavits from axis bank,is it that challan which is
being discused ?

Dear Navin,

I m native of Sundernagar, Himachal Pradesh. I havr availed loan from SBI there only. SBI has peovided me DD of total demanded amount, sanction letter, EMD closure letter and Lien letter. However the branch manager was not seem confirm for lien letter.

Now please elaborate in my case what shall I do first without killing time.

Submit the lien first & pay dda just a couple of days before you're going to submit your possession set or last date of payment whichever is earlier.

SBI will start charging interest from the time, money got payed to the DDA.

Isn't the SBI guys asking for lien acknowledgement?
If you haven't done with CD, do that first as they are taking 3 weeks now to do the stamping.

I got it from HDFC bank alongwith challan for DD,(means SBI is giving DD for the whole amount or they are giving cheque?) & address of 2 branches has been given. So the Last date is being considered as the  payment in HDFC or the submission of receipt of payment challan at DDA?

- It should be payment in HDFC

Today I completed one more step in the process and got the cheque as well as the CD amount in my bank from SBI home loan.
Although as per bank official it was mandatory to get Property insurance for 10 years from SBI general or we can take it from outside also.
Now tomorrow i'll go and submit the money in bank and then complete possession set formality

Thanks for the document...found it very useful.. have doubts on 2 issues:
 
1. need a small calrification on point no.9 in the document
 Is it necessary to keep the balance money  in my SBI account.. Can't i make the payment thrrough two different cheque/drafts.
 to clarify, for eg: if the total cost of the flat is 30L and my loan amount is 15L, can i make the payment through 2 different cheque/draft;one the cheque for the loan amount(15L) and another draft of 15L from my personal account.
 
2. Ive opeened a new SB account opened with SBI( this will act as my loan account for future) and has deposited some money in that account. When SBI gives me the cheque for the loan amount, can i ask them to give me a cheque for the loan amount + the amount available in the account.
For eg: If ive transferred 5L to my new SB account in SBI and my loan amount is 15L, then, when SBI officials issues the  cheque  to DDA will they issue a cheque for 20L(15+5) if we request for the same.
 
Pls clarify.

Hi Kiran,
In ideal case it should be done(1st case). But SBI officials are very rigid with their processes so slightly difficult. I suggest you go for 2nd option, it will be fast and easy.

if i get the cheque for the loan amount from SBI this week and hold it with me till Dec 4th week( am supposed to make the payment by Dec 28th), will SBI start charging interest from me? Is there any issue if i hold the cheque with me for more than a month with me?

Thanks for sumbitting such document.

1.  I have doubt that since sbi is issueing cheque for all the amount and in DDA booklet it is written that Cheque will not be accepted only DD will be accepted ?? ( I am little confused on this point please clearify.).
2.  Cheque is from SBi and we need to submit it  in Axix branch then how much time it is taking to clear.( Also confused here since different bank cheque).
3.  Any Axis bank branch near to Racpc sbi branch where we can sumbit final amount easily?? if anybody gone through please let me know.

Hi all,

They cheque they issue is not an ordinary cheque, its a bankers cheque and just like DD. I have already made the payment using that.

I didn't have the balance amount in my SBI account & I wanted to get disbursement that day itself. So, I prepared a DD of the remaining amount in favor of "DDA Housing" & showed that during disbursement process.
Banker's cheque will be cleared that day itself.

Please check DDA broucher to find out where all you can make the payment for DDA.

The cheque which SBI will give you will be valid for 6 months as of now. Its better to make the payment just before submitting the possession set. SBI will charge interest only after money is transferred to DDA account from your loan account.

If you have balance amount in your SBI account. SBI will make a Banker's Cheque of the complete amount & won't charge anything for that.

I made the payment using a DD & a banker's cheque from SBI. HDFC has issued two copies of two challan showing the payment.

As you mentioned you have submitted money to DDA.
I have small queries about documents you have submitted to DDA as a part of posession set
 
Cna you please list down the documents required
second there is a coloumn about bank details in Personal Information form that needs to be submitted to DDA. Initially in verification we submitted bank details from payment will be given, Now as loan is taken from SBI, can you please tell what details you have given?

I paid 700 bucks to get the possession set document completed. You can contact any documentation shop, they are generally charging Rs 600 for normal possession set & 700 for joint name possession set. Copy & pasting the list of documents which I included in possession set apart from 3 copies of CD.

In consolidated sheet they have printed that account name as mentioned in the verification step.

1) 3 affidavits
2) 2 undertakings
3) Pan card copy (attested)
4) conveyance deed copies
5) residence proof photocopy (attested)
6) original acknowledgement of application form.
7) 4 forms of possession slip signed by the allottee.
8) A Page containing 3 specimen signature & photo
9) photocopy of allotment cum demand letter
10) consolidated sheet
11) bank challan original one copy.

If someone find anything missing or extra in this list please let me know.

You can call RACPC branch . They are slow in sending mails but they are very helpful (my personal experience) . I have personal no of one of employee there but i won't share it in public forum, as Sanatnu mentioned already that it wont be wise to share personal information of anybody in this forum which i agree. you can try calling RACPC branch at 9871395530 (This is not anybody's personal no but RACPC branch contact no)

I called up on this no. many times,but no one is picking up the phone
(Old SBI case).Got the persons no. from Vikas and called him, he told
me that he will let the concerned department about it ,but will it be
happen..its a concern.

If you have spare time you can visit them once, because i met one guy there , he was not from our DDA group, he reached there asking about query of home loan, and was told that his home loan was sanctioned before only and can come tomorrow or day after tomorrow for appointment. So if you can visit there i'm sure it will be of help

pls clarify
if sanction loan from SBI is 28 Lacs, does it include CD amount also.
Or SBI shall further provide CD amount via different cheque.

I have completed all the process since CD to final DD submission. One can submit DD in I N A complex banks i.e. SBI, Central Bank of India irrespective to what they receive in demand letter.

Hye Anupam,

As far as concerned with acceptance of Cheque I am not aware, I followed general instructions given in Brochure itself, you shall also follow those. However, Registration/application payment slip also requisite at DDA end. However, I do not have any slip with me as I availed EMD Loan for application fee and bank did not give me the receipt for that. anyone can light on this.

However helpline service of DDA is very very poor in providing complete procedure in one go. I had to visit DDA about 4-5 times to complete the procedure.

Although the main activity is CD & Payment of Unit Cost. Rest DDA may ask to submit later on after thorough analysis on file to file basis.

They are calling all the documents required by DDA for giving possession letter as possession set.
Don't worry if you have submit all the required affidavits, undertaking etc.

I have been sanctioned loan of Rs 28 lacs from SBI and DDA demand letter is of Rs 32 lacs.
In addition to this i have already paid stamp duty charges CD of Rs 2 lacs to DDA. 
Can i request SBI to finance these stamp duty charges of Rs 2 lacs further or these CD charges are included in 28 lacs (SBI loan Amount) ?

Actually it depends on Sanctioned loan amount and payment due as mentioned in Demand Letter. If your sanctioned amount is more than the amount mentioned in Demand letter then yes they will provide you the CD charges by transferring money to your SBI account (Max gain account ). otherwise your SBI account should have that extra margin money so that consolidated cheque can be issued for DDA and CD charges won't be financed
In my case my loan sanctioned amount was 633000 DDA demand letter said 589000 and I had reciept of CD of 37000 so they gave me cheque of 589000 and the CD amount 37001 was transferred to my SBI account instantaneously.

Original Acknowledgement Slip of Application Form duly discharged on the back by affixing revenue stamp and signing it.

I think they took only copy of original Acknowledgement Slip of Application Form. They were more interested in any NOC etc if we took a loan. I had a copy of DD by which I paid registration money. I gave its copy to them.

Last document i.e. Bank challan is issued only after you pay full amount in DDA account. They will issue two copies of the receipt. You have to deposit one copy to DDA along with the possession set & you can retain other.

get response ?

Today I got my cheque :). Reached new milestone. For those who didnt
get their appointment can go and ask for the documentation. I went
there with the printout of emails I sent to RACPC, and then they sent
me to the documentation officer for disburse.

I sent 4-5 emails to them in last week ,but didnt get responce , so I
took the printout of those emails and went directly to RACPC office ,
you can go to 1st floor , there person there sitting will ask you if
you have prior appointment, then you can say that I sent many emails
but didnt get responce, so came for the documentation.I had a luck
that the lady sent me for the documentation asking my file number .I
think you can try the same.But go with all the docs ready otherwise
you will we wasting your time there.

Hi All,

Today I got the cheque, I am planning to submit it tommorow , I have
some queries , if some one can answer it :

1. My flat is in Dwarka , Sector 14, so do I need to submit the cheque
in HDFC bank or Axis bank ? If any one have already submitted for this
location ,please let me know.
2. When i got the demand letter ,i got one personal information form
with other affidavits , that we need to use as challan ?
3. After submitting , what need to be done for possession set as I am
confused in so many emails.

Hi Anupam,

I got my DL from Axis bank ,in those papers I didnt get any covering
letter from bank.

I just checked page 6 of DDA broucher, its about procedure for
unsuccessful allotees, are you talking about any other page ?

I also dont have challan form as I believe dwarka is not in south
delhi..can you confirm as I dont know much about delhi in this
case :).

In documents , do we need to attest documents from notary or
gazzetted officer ?

Congratulations from me for getting the cheque to all of u.
I've been allotted a LIG Flat at kondli gharoli but couldn't proceed
further for loan application till now due to some unavoidable reasons.
I have been keeping in touch with DCHFC.

in my case i have received only loan agreement letter from RACPC at the time of documentation.

Today I paid the total amount and submitted complete posession set to DDA office Vikas Sadan. I would like to thanks all group members for their help which nade it easier for me to follow steps to reaching this milestone :).
I have read many queries about in which bank challan needs to be submitted. Apart from banks mentioned in DDA Brochure/Demand Letter, one can also submit payment challan in SBI Branch Vikas Sadan , (same branch where CD money was deposited)

I made Posession Set 1 month back, It will take round about 1hr there, for submission of money in SBI will take about 15 min . There is not much rush for submisiion at DDA counter, Approximate time you can assume to be 15-20 min there

You can go to submit lien letter now itself, or wait & get it together with stamped CD.
For loan disbursement you need lien letter acknowlegement only not stamped CD.
You can get stamp papers in SBI RACPC branch itself.

I feel it's worth waiting for the end as DDA may send possession letter together for all in spite of the date when you submit your documents.

For a loan of Rs 10 Lacs you will save interest of more than Rs 8.5k for a month delay. I realized it after paying money to DDA :(

the last date is for payment of final challan or for submission of final payment challan alongwith possession set ? as I got the cheque from SBI & will submit it on 19th nov,  but my CD collection date is 30th nov, however my last date is 28 th nov.
 
Could I submit the documents alongwith final payment challan on 30th nov.
 
Pls. clear.

Submission of possession set includes final payment challan along with
CD copies, but I saw some persons submitting CDs with the declaration
form named as Execution of CDs with the stamp duty reciept.

You first take the challan as last date for the payment is 28th nov, i
think you can submit all documents after that date also along with CD.

If you want to submit all documents for possession letter now ,get all
documents except CD and go to counter no. 4 , he will tell you whether
they are accepting it without CD or they can accept CD after that.

Hi shivani
You need to carry cheques in SBI for documentation where there will be one cheque for complete amount and all others for EMI . These cheques are security cheques and without date, you will get all these information during documentation process itself

I got my cheque from SBI RACPC today. Really thanks for the effort that you guys are putting in. But I would like to mention that I would have appreciated it more had I had known the fact beforehand that my loan branch is VASANT SQUARE MALL and NOT in CP where the camp was being organized. The branch is 1 and a half hour travel from my home(rohini) and I did not want to take the netbanking facility. But now either i'll have to take netbanking or visit the branch after traveling 1.5hr every time i need something. I understand that there must have been some reason behind not choosing some central place branch like CP(which was considered while organizing camps). But it would have been really great if this would have been conveyed at any ocassion previously.
Please excuse me if I am being harsh/rude to you but I am still a lil bit surprised that I got to know this on the day of final disbursement.
But in the end I would like to say that still really appreciate the selfless effort being put in by you guys for making this process smooth for all of us.

Congrats on getting final cheque.

My loan branch is also VASANT SQUARE MALL branch. I think we got that loan branch as it is quite close the allocated flat. ( Assuming flat allotted to you is in VK).

I have been there and met the manager is person, she is very helpful & understanding person. After first visit I was never required to visit that branch.
Things has moved over the phone & emails. You will not get a Debit card of your max gain account, you will get a multicity cheque book & online transaction rights. To take the full benefit of the max gain facility, I will advice you to take online transaction rights of both of ur SBI accounts (max gain & other one) which will help you in frequent fund transfer.

I don't think even moderators knows that which will be your loan branch beforehand :)

sbi manager told me that all dda home loan accounts have to be opened
at vasant square mall.... If he was right, i dnt think you will find
any one who has his loan branch other than sqaue mall. Moderators
could not do much about it. It was a group loan and shantanu, sandeep
and others bargained for benefits of group. So accounts also opened
together in same branch to keep every one together as a group.

Yes i totally agree with your point that all group loans had to be taken from the same branch in order to get the benefit. And I have also stated this in my 1st mail that I understand that there must have been some reason behind not taking it from some central place branch. My only point is "It would have been better if this would have been told at any occasion earlier". Please DO NOT interpret it as me blaming moderators for this and try to understand that it was a big surprise for me to get to know that my loan account has been opened at a branch that is so far from my house. Being in job, you guys would understand that we get only saturdays for completing our bank related works. And traveling 2 hours for that would be a pain.

Hi Shivani,

First of all congrats for the disbursement. And very sorry for the
problem you have to face because of the distance of loan branch. But
if you believe even we didn't have any remote idea the loan
disbursement branch will be so far and also we don't have any control
or say in selecting the loan branch. Add to that we too are going to
face the same problem, when I and Santanu have to travel from
Ghaziabad to VK branch, that will be a real exercise for both of us.
But what I can tell you based on my previous home loan experience is
that once the loan is disbursed you can manage your loan account from
any SBI retail asset branch in Rohini, in fact you can manage it from
any SBI retail asset branch in India and no need to visit your base
branch in VK.

And don't worry we take all criticism in good
spirit...................:)

hi frnds....
I have a query regarding repayment of loan . This i think is to early
too ask....:P ( becoz m still waiting for my sanction letter )....but
lets clear all doubts beforehand ..

1. Can we start repayment just after three months of loan without any
penalty ... ??
2. Can we manage all our repayments thru' net banking or do we need to
visit branch ??

Few Clarifications on Loan account
1. Not all loan accounts of DDA2010 group designated to Vasant Square branch. I think broadly they distributed between two branches,  Vasant square and CP B Block (where we had the camp) except few which has gone to Jawar Vyapar branch. However we do not know whose application gone where.
2. SBI is on CBS – Banking transaction can be performed from  nearest branch without visiting branch where accounts are linked
3. However only one occasion may need to visit branch i.e. to collect home loan interest certificate for income tax benefit, few years back SBI had this constraint. I do not know, whether they have overcome it by now, sending through post or providing any internet down load facility for interest certificate. If this problem has gone then you should treat your nearest local branch as your branch (virtual)  for all transaction.

i got SBI  loan sanction letter frm SBI AMBALA with in 04 days now my query is :-
 
    (a)    Till now i can't signed CD paper as 28 Nov 11 is the last date
 
    (b)    Lien letter, returning of CD papers after stamping and Challan regarding query what NEXT
 
    (c)    I want to signing of CD and other formalities by 21 Nov 11 (MOnday)

Hi Ankush,

EMI will start from the next month onwards.

You need not to visit any bank for paying EMIs, if you have selected ECS, they will automatically charge on that particular day.

We as a group express our highest gratitude to 65 people who responded till date to our mission ‘Leverage Collective Strength’. However few of us owe to 36 people who responded in our call by visiting first camp on 10th Sep 2011, 21 people applied on the spot and established 2010 group’s identity outside virtual world, rest are history.
You are one of those 21; you have every right to express your frustration for right or wrong reason.
We didn't know it but fact remains we were totally ignorant about where individual loan account will be parked among these branches. Never tried to know nor came in mind to provide choice among these branches during application, in the backdrop of SBI being on CBS and having facilities of net banking. We have done so many due diligences, proactively identified potential issues, rectified problems in between and in the hind side personally feel how we have missed it; however it is too late now…. 
Sorry for the inadvertent negative surprise and inconvenience. Still I believe, practically it will have zero to little impact on you in coming days.

Shivani,
I enquired from one of the officer of Vasant Square Branch, whether
customer need to visit branch to collect Interest certificate, because
I had a doubt on this point which expressed in the previous post. They
do send loan statement, ineterest certificate or any other document
over eMail, if customer need so and can request either over phone or
through branch mail id.

Same is the case with me. I applied for 20 years because at the time of application I was told that we can get loan sanctioned for more number of years but can get the EMIs structured in whatever way I want. But when I went went to RACPC for loan disbursement, they made my EMIs for 20 years and said that they can not change it and I will have to visit my home branch for these issues.
So I will go to my home branch(vasant square mall :( ) and talk to the manager there if it can be changed.
I dont have any idea about the procedure either.

These are the common practice used by banks providing loans. They committ common mistakes as tenure, amount so on.
