Got an HIG in Narmada VK, initial demand letter was for Rs.95.7 lakhs, just received a letter dtd. 4th Sep on 12th Sep saying an excess amount of Rs.9.60 lakhs stands refundable to which they have asked me to deposit my bank details & a cancelled cheque to their office for e-payment.
Have also received a new Demand Letter saying that while the earlier DL was provisional, this is the Final DL and the revised cost is so and so.
Also, they have sent a new CD titled "Supplementary Conveyance Deed" where they have mentioned that the cost of the flat which was Rs.X paid against stamp duty challan no.1234 is now Rs.Y.
While I have submitted the Bank details for payment through RTGS on Friday, Sep 14, I have the following questions:
1. What to do with this new CD? On asking at counter no. 4, was directed to collector of stamps, the Very Rude person said, this title of "Supplementary Conveyance Deed" is wrong, it should read as "Revised Conveyance Deed" which I should get corrected & receive from 3rd floor and again I have to buy the file cover, application and redo all conveyance deed stamping process. I am not convinced at his explanation.
I know a person just below my flat who has got an additional demand of Rs.7 lakhs along with this revised DL but has not received the new CD as I have.
2. It is now confirmed that I have paid an additional approximately Rs.45000/- as stamp duty, is there any possibility of a refund? If yes, how? or I should simply book it as a loss?
3. Does this now surely mean that my PL is now delayed by at least another 3 months?
Please throw a light if anybody has any idea on the above.
Thanks for reading.
Sincerely,
Harsh
