Calculation of Stamp Duty and Registration fee for lease at Chennai

Hi All,

 

with regard to the captioned subject, I have got the information as under:

 

Stamp duty is 1% of total amount of rent, premium, fine etc and

Maximum Registration fee is Rs.20,000.

 

I have the following questions:

 

1. should the average annual rent be considered or the total amount of rent?

2. whether the security deposit and maintenance cost has to be considered?

Yes it is correct you have to calculate the entire annual rent + Service Tax 10.36% if applicable + Rental Advance Amount. The total of all the above need to calculate 1% for which stamp duty is to be paid and Rs.20100 for registration fees.
