Dear All,
What's the ceiling for a company to hold agricultural and non-agricultural lands in tamilnadu.

In my view, there is  no ceiling for  holding Agricultural land.  For Non-Agricultural land, the limit is 15 Standard Acres. The Standard  Acres vary from region to region. For example, in case of  Tiruppur district, Tamil Nadu, the ratio is 1:4 i.e  1 Standard Acre is equal to 4 Acres of land . i.e should be 60 Acres of land.

In some area's it can be less. 1:2 or so.  Depends on the Kist ( Tax) paid.

Dear Murugesh,

Apologies for replying late since I had been travelling.

The ceiling limit is 15 standard acres irrespective of whether it is agricultural land or not. Again Standard Acres may vary as informed in my previous eMail.

The definition of  "Land" under the TN Land Reforms ( Fixation of Ceiling on Land) Act, 1961,

"Land" means agricultural land , that is to say, land which is used or capable of being used for agricultural purposes  or purposes subservient  thereto and includes forest land, pasture land , plantation and tope but does not include house-site or land used exclusively for non-agricultural purposes.

Defintion of Person : "person"  includes any company, family , firm, society or assocaition of individuals ,whether incorporated or not ( or any private trust or public trust)

Usually only dry agricultural land ( Rain fed)  is  capable of being acquired .  Canal fed agricultural land cannot be acquired unless the Collector or other higher authority permits.

Trust this clarifies your query.

regards

urban land will not come under ceiling of land ceiling.

The 15 standard acres pertains to companies only and the corporate
can own more than 15 standard acres provided they should justify the
industrial expansion and employment opportunities to labour force as
well as revenue to the state government,

This is for your information please

Dear Rangarajan,

The definition  of  "Person " is  "inclusive"   It is not only for companies but also for others.  Again, the Company cannot own in excess of the standard acres.  It is only permission given by the Government  to "Hold in excess" of the Ceiling limit.  This does not mean that the Company is the Owner.

details posted in the website. So different standard acres for
company and individual .

ADDITIONALLY STRIDHANA LAND

Female members holding land on the date of commencement of the Act
