WaWa Municpal Planning Board Meeting: 7-19-2013

All,

I would like to summarize today's Municipal Planning Board Meeting (MPB) which lasted in excess of 4 hours.  The MPB Chairman announced that because 20 people had registered to speak about WaWa's proposed zoning change, the matter was moved from the Consent Agenda to the Regular Agenda.  Below is a summary of non-exhaustive issues raised:

1. Jenny Wheelock and Michaelle Petion are the city planners assigned to the WaWa project;

2. City Commissioner Daizy Lynum called the 2nd WaWa presentation meeting short (2-12-2013) after WaWa made its presentation, walking out of the meeting and precluding meaningful discussion.  A second resident told me later that it was standing room only with approximately 150 attendees, and that Commissioner Lynum physically accosted one resident by the arm after he called after her.  This resident/member of the Spring Lake HOA will be forwarding me a summary of that meeting.  I will re-post it here.

3. The proposed WaWa site falls within the "traditional city" environs;

4. A recurring theme was that proper studies had not been initiated on the project's effects on traffic, crime, noise pollution, trash pollution, and the environment;

5. WaWa, with the City's tacit permission, is hurriedly pushing through the legal processes of development during the Christmas season with minimal notice to residents;

6. The MPB, by approving such businesses as massage parlors and gas stations, is failing to formulate a meaningful long-term strategy to develop Rt. 50 which should be acting as a buffer for College Par and Spring Lake; and

7. Although WaWa puts on a good presentation, visits to other local WaWa stores shows appreciable trash and heavy vehicle traffic.

I spoke on behalf of CPSC, introducing it to the MPB as the resurrection of the organization that spearheaded the closing off of public residential streets following the construction of the Amway Arena.  I explained that we were a group of residents in southern College Park who want to see Rt 50 developed in a positive way, and wanted to be part of the process on future projects along route 50 south of College Park.  I stated twice that the CPSC was not advocating for or against WaWa's proposals at this time.

I had to leave at noon and was not present for WaWa's rebuttal.  I was informed that the MPB then approved WaWa's desired zonning change by a vote of 8-1 with one member abstaining.

Excellent report as always Loui,

You do a good job of calling out facts, what has occurred and without spin or emotions. That is why you are so good at what you do for a living. Thank you.

Sorry I couldn't be there, but from your report last night and this report in this mornings edition of the Slantinal, the pot has been sufficiently stirred and ready for seasoning. 

Read on as the groups are calling out city officials as well as landlords for not doing their jobs and allowing the crime, riffraff and more to go along unfettered and with a blind eye all along Colonial Dr. This is the very genesis of why we started this group. Those entrusted to care for our safely, simply were not and are not doing their jobs. 

I couldn't have been more thrilled with the timing, size and scope of this article. What was missing in this particular article, but I know with certainty won't be in future ones, is just which officials are responsible for both sides of Colonial Drive for not taking a strong personal, leadership role in its evolution. That is why there are leaders and then there are politicians, rarely ever do you see the two traits in one. The vetting could prove interesting.

I am looking forward to seeing the other narratives that will surface in the next few days. The train has left the station! Thanks for being there and giving us a ground eye view.

Good information from both of you...I go to the Wa-wa on JYP/SS, I have not noticed any more or less homeless there than at McDonalds , NOBT/SS...and we have many who live in the woods along SS... and  in the woods at Princeton/JYP. I was at WA-WA last week took particulate interest in the grounds , they were clean and well kept. IMO...WAWA will be a better neighbor than 7/11..Maybe 7/11 (col/Westmoreland ) will close, that would be nice.  Lets hope  nice clean businesses  go  in at the NE & SE corners...

Thanks for the report. Wish i could have gone to the meeting. Seems as though there are more concerns than we had originally expected.
