I received your email on interest in 500 E. Court Avenue from Shawn
Ites. The rate in that building are $16 per square foot gross which
includes utilities, building and common area maintenance, HVAC
maintenance and repair, real estate taxes, insurance, trash,
management fees, water, snow removal, lawn care and janitorial
services 5 nights per week. We are also offering one free year of
Internet.

I already sent her questions back. How much sq. footage is at those 2
floors and how much internet is after that first year.

So correct my math if it is wrong please. 2609*$16 = $41744 / 12mo =
$3478.67mo. Average of 150/mo for each member that would need ~23
members to make that work just to cover rent. 200/mo average = ~18
members. I think that is a little optimistic?

Maybe we need to try for a smaller space, around 1200-1500sq/ft.
Unless we have 30-40 people just ready to sign up, this place might
not be an option? I haven't told her what the space is for, not sure
if she can wheel and deal or not.

Oh and she was mistaken about the free internet for a year. That only
applies to west des moines area.

The second floor is under lease, there is 6,024 rsf on the 3rd floor
available. It is in two separate areas, one is 2,609 rsf and one is
3,415 rsf.



On the Internet question, I just learned that it only applies to our
properties in WDM. So you would be responsible for the costs and it
would be up to you which provider you went through.

So we could do 1500sq ft and that comes out to be $2,000/mo rent.
That would be ~13 members at an average of $150 each. That could
actually be more realistic.

With a perm desk option of around $225-$250/mo and basic membership of
$125-$150/mo and with renting out meeting room at $50/hr and walk-in
for the day at $20/day that seems realistic?

Should be able to get 15-20 members pretty easily you think? Thinking
out loud here, what do you guys think?
