Follow up - When you are told there are some on the Wiki, all I can find is one in German.

Sorry guys, calling it like it is.

Sandra, I'm happy to help, as I'm writing one for my upcoming space.

Anybody else in the throes of biz plan pain?  Let's talk.

Joshua

Oh that stings, but it's true.  The wiki needs some love and I'm in the throes of a plan to make things better.  Business plans are a great example of experiences/knowledge we can share with a tool like the wiki.  It's not as far from being that as it may seem at times and I'm working hard to get it there.  I need your help and I need help getting the word out as well.  Please share/broadcast our project website and video to your community.  I know spaces like yours that are just getting started, don't think you have much you can contribute, but that is not true at all.  I suspect that since you are starting a coworking space you  have a strong network and a passion for collaborative, creative projects that make an impact.  When you talk about why you are starting your space, and the history of the coworking movement, show them the wiki, and our project to make it better.  It's my way of demonstrating our values in action and everyone is invited.

Joshua,
I'm right there with you & Sandra. I won't even look at space until I
have a plan. Once I do, I'll be ready to roll quickly. I very much
could use help especially on logistics.

Not exactly a business plan, but here's a few things you might find useful:

We wrote a "business plan" when we were pursuing our first lease because the landlord wanted to make sure we were thinking beyond our noses. http://dl.dropbox.com/u/628073/Indy%20Hall%20Business%20Plan.pdf

The most important line, of course:
Membership commitments are currently sustainable to launch the space

Alex, is the one-page overview the only thing you gave to the
landlord? I've been working on our business plan all day but I have no
intentions of putting the entire document in his hands when we meet
tomorrow. He already has our "use of space" overview.

Yep, that's all we gave them.

They could have asked for more and we would have drawn it up if we had to, but the overview gave them the confidence that we'd through it through.

Every landlord is different, of course. We've put a lot of emphasis on finding landlords that "get us", or at least try to, and it's paid off long term. Someone who can't get it from a conversation and the overview is probably going to cause problems for you sooner than later.

Life's too short for crappy landlords.

fortunately, this landlord "gets it." they've turned away other
startups and existing businesses because they didn't seem stable. both
buildings have been vacant since August. i really wanted the building
next to the one we'll be discussing but they're already in
negotiations. he's really interested in the coworking concept based on
the information we've already provided and wants to see how we can
make the other building "work for our business." We met him for about
three minutes Friday and it sounds like he's just looking for that
confidence you mentioned "being that it is a startup"...his words.

So, I guess I will put together that one page document. LOL!

Thanks, as always.

Hey Alex, thanks again. The meeting went well. We covered everything
on the one pager but didn't give it to him until the end of the
meeting. if nothing else he really liked us. :-) we're waiting for the
proposal.

Not sure if anyone is still checking this thread but we made a business plan section in the coworking wiki: http://wiki.coworking.com/w/page/16583286/Business%20Plans

Feel free to edit the page (you can ask for writing permission if you dont have a log in yet) and add your coworking space business plan. Sharing is caring!

Cheers,

Cristina Santamarina

Hi Toni!

I hate that its October and I am only now discovering this group. I was wondering how your progress with getting your co-working space is going?
