Is selection or choice of wood (doors/windows) and the cost being paid
for the entire woodwork the most complex part of building your house?

I am asking this because of the large variety of types of wood
available and the various advantages and disadvantages that each has.
Lastly there seems to be no limit on how much one can spend in this
area meaning wood.

calculating cost of building concrete structures seems more easy as
too much use of material say steel or cement where not required may be
considered as waste! (and not too many grades to choose from )

but wood work can be done starting from as little as 1L all the way to
several lakhs...

anyways finally here is what I did.

Sal for frames 100cft. @650 pcft.(cutsize)
Burma honne for window shutters 40cft @1200 pcft. (cutsize)
African ghana teak for main door and (2 more doors) frame and complete
shutters.40cft @ 1200 pcft.(entire logsize which has 10% wastage and
cutting charges etc)

ended up spending 1.75 L and may need to spend about 50K more on
internal shutters. (readymade)

carpentry charges will be additional maybe 20 - 30K

window bars and fittings etc maybe another 50K.

so 3L in all ?? not sure if anything was missed ?

just wanted to share the info for others.

maybe some of you can clarify the points below if possible.
if I paid more or if the cost was appropriate?
if the carpenter and contractor usually have a commision from the wood
dealer/sawmill? and if yes how much?

Hi REBubble0,

Do you have any idea about the carpenter charge. I mean for doning
window frames, shutters, fitting frame and locks etc.
Any information will be appreciated.

Thanks and Regards,
Nityanand

Hey bubble, the rates for the wood sound fair enough; the carpentry
charges I donot have any experience of.

I have one question though, did you give out a complete contract for
the construction of your house or was it a labour contract only? How
much did the construction work out per sqft. Any pitfalls to avoid??

Thanks in advance for your info.

Hi every one
For Carpentry Job the best deal is to work out per sft wise. There
will not be any major issues in this kind of contract. Only in case of
hardware, make it clear in the beginning .what kind of locks you use?
If it is normal cylindrical lock then the charges will be less. In
case of multi locking system the charges will be higher .Since the
work involved in it more.
So before you talk about carpentry charges, have a fare idea about
kind of hardware available in the market
