There are two programs distributed as shareware that can provide UMB and EMS
on 286 machines. But this works only if your machine has got a specific
chipset, for example NEAT by C&T. I use them for UMB on 386 because they work
in real mode (very fast) and you can even load himem.sys high. The only
program in conventional memory is command.com.
1. UMBDRIVER from Christopher Blum. Latest version 5.22, requires DOS 5.0 or
6.0 (I use it with 6.0). Filename UMBDR522.ZIP. This program is only for
experts because you must know your chipset. But there are only 15 different
options. Some are only for 486, 386 and some for 286 and 386sx. So you can
also try the different possibilities. The EMS driver in the packet is very
slow, EMM386 is about 10 times faster.
2. The last byte. Latest version 2.20a, filename tlb-v220.zip. A program to
detect the chipset and an installation routine is included. It supports
more chipsets and has many more options. In tlb-a220.zip are additional
programs to load files high, substitute doskey and a program to get
736K conventional memory with VGA/CGA cards. This works also with UMBDRV
but you do not need to reconfigure and reboot if you need graphics. The
EMS driver is also very slow.
Before you use them read carefully the docs.

I just work at AG Communication Systems, don't think I speak for them, too.
Intel Above Boards have a driver called emm.sys which provides
expanded memory on a 286 using one of these boards.
If you mean that you want Upper Memory Blocks (UMBs) to load TSRs, it is
possible if you have EMS (Expanded memory) built in. Not emulated:
hardware type. I got UMBs from my 286 using LIM 4.0 and DR Dos 6.0. I
believe I got something on the order of 90k.

The name of the product that does this is QRAM from Quarterdeck. There
is also a pretty good share/freeware program called EEMRAM although it
only get you more conventional memory by getting you up to 736K rather
than 640 - it does not manage UMBs as QRAM does.

I have a 286/20 that I use QRAM on. QRAM provides himem services,
but not EMS. The only EMS on my machine is provided by the Motherboard.
(Actually I use a 486/40 the 286 is being used by my dad)
QRAM only works with some chipsets. Primarily ones that provide
Shadow RAM (though not all shadow ram capable machines). Mine is a
Chips&Technogies NEAT chipset.
