I have buyers for NYC area properties

I am working with buyers who have the folowing needs:

1. Distressed commercial properties in the New York City area (the 5
boroughs, Westchester, Nassau, Suffolk, Rockland, Northern,NJ ,
Orange, Lower Conncectiut, Multi Fams, and Office buildings. Priced
below market. All cash buyer. Minimum $4MM.

2. Multi tenant NNN leased with min 10% cap ( prefer NYC area)

3. 30 - 100 acres for sleepaway camp 90 minutes from Manhattan. Max
$3MM

4. Land or Building that meets power requirements for data center in
Rockland or Orange County, NY

5 HUD Multifams anywhere

6. within the NY Metropolitan Area (retail properties and office
buildings), I’m looking at any size deal (sq ft or price wise) with
high cap rate (8% or more) or vacancy upside.  Mixed uses (for
example, commercial and residential) only in NYC are ok as well. 

same client: Outside NY Metro Area (out-of-state), we also look at
Office Buildings (any size) and Retail Properties (any size) with min
11% cap rate (actual) and Shopping centers with min 100k sq ft and min
11% cap rate (actual).  I also look for staggered lease expirations
within the rent rolls. all cash buyer.
