We've just had a meeting about permanent co-working during the co-
working day.

Ian Moss took some notes he'll be posting up soon but here's the
summary of next steps:

1. We're going to form a co-operative to hold the lease and manage any
space we decide to take on.

2. Membership dues will then be payable, with additional fees being
payable if you want to use a desk in the space

3. We'll then find a space that the co-op agrees fits all our
requirements, but currently it looks as though it's going to come in
at around £200/month per desk + VAT, all inclusive.

4. Top candidate sites at the moment include St. Wilfreds in Hulme,
Manchester Science Park, and a factory unit with spare space about 5
minutes walk from Victoria in the Green Quarter (off Cheetham Hill Road)

We're going to try and get a meeting together in the next fortnight to
get the ball rolling on forming the co-op. We aim to have the co-op
formed (or near formation) by the 1st March. We expect to be in a
position to move into a space by April.

I will send out details about the meeting once I have them.

As Paul mentioned I took a few *notes*.
They could probably be padded out, but I thought it best just to post
them before I forget totally.
Feel free to add to these.

Co-Working Space

- Co-Working Day

- Legal Structure

- Don't want situation where one company, one person is responsible
for the office space.
- Paul suggests a co-op
- Membership Fee includes Electricity, Broadband, Cleaners etc
- If a company goes into receivership their can be a claim on any
equipment in the building if it's run by a co
- Ben : Every person who is a member for more than 3 days a week
could be a comittee member.
- Paul : 200pcm ? 1 member 1 vote no matter how many desks?
- Ben : £1 a year membership. Elect Comittee. AGM etc

- Ian : Poss stepping stone place..
- Paul : Flex terms, membership type.
- Joining fee to cover setup costs like desks, routers, microwave,
etc.
- Is it worth a meeting with Sean Fencing (Manchester Digital,
Poptel)
- What are the best - practises ?
- Artist Co-op Hulme... ?

Structure.
- Can rule out at Ltd ?
- How do price the excess ? i.e. if costs were 200 per desk, would
you charge 250 ?
- Paul to organise a meet with Sean Fencing within next couple of
weeks (i.e. before 5th Feb if poss)
- Comparison with special offer at regus at 150pcm
- Paul would like to setup before BarCamp.(1st March)

- Private space - even if we're open plan we need a space for phone
calls,
interviews, client meetings, etc.
- Sub dividing ?

- The Factory - Cheetham Rd - Mustard Tree Meeting.
- Costs unknown. Slight worry about the area.
- Seems setup to move in.
- Possible problems with non compatible companies.
- timescale - at least 6 months time (Aug/Sept)
- Ben / Paul to attend meeting tomorrow (23rd Jan)
- More long term prospects.

- Paul : Next 6 weeks something together...i.e. end of feb.

- Withington : Unknown costs at the mo, nice building, but poss far
out.

- St Wilfreds : 175sq ft = 250 + vat
433sqft = 650 + vat
800sqft = 1200 + vat

4/5 regular places + 2/3 hot desks looks like a possible setup.
Key is flexibility. Hulme or Sci Park.

1st March - co-op structure & bank accounts.
