My client inherited property that maintains Prop 16 values.  What I noticed was that improvements are like 80% of the assessed value.  Whereas when I look at the assessment of the property next door which has a more current assessment the improvements are assessed at 20% .  Can I use the assessment of my client's property for tax purposes?

Larry,

I assume when you refer to assessment you are talking about the assessment on the property tax bill, which in case of audit the IRS will accept as the assessed values of the property.
