To encourage North Tower residents to have their HVAC systems serviced
regularly, CityView has contracted with West Chester Mechanical to
provide preventative HVAC maintenance to North Tower residents for

The installation of locking gate doors at all pedestrian and vehicle
access points of the parking garage is expected to be completed during
the week of July 26, 2010. All doors, including to the recently
renovated bicycle room, will provide electronic key fob access. For

Work continues on paving and repairs of the entrance driveway and
sidewalks. The project is expected to be completed during the week of

The August 2010 association fees bill for South Tower residents will
include a $200 special assessment to fund the upgrade / replacement of
the South Tower's electrical sub-metering system. Residents may either
pay the full amount at one time or in installments over the next four
months. The South Tower Board anticipates that it will contract with
Intech 21 to perform the system upgrade / replacement. For more

An electric sub-metering system is scheduled to be installed in the
North Tower in or about August 2010. A six-month trial period will
begin in or about September 2010. During the trial period, residents
will receive sample bills and be able monitor their individual usage,
while continuing to pay for electricity through association fees.

NOTICES & REMINDERS
The North and South Tower boards jointly have hired the structural
engineering firm of Joseph B. Callaghan to investigate and advise the
boards on the repair of the parking garage. The parking garage needs
repairs to address various problems including structure damage and
leaks. The engineering firm is expected to issue a report to the
boards by October.

The South Tower Board has hired MPP Engineers to manage the
replacement of the South Tower roof. Work on the roof is expected to
begin in late Fall of 2010.

Residents interested in applying for rebates through the PECO Smart
Equipment Incentives program are invited to pick up applications in
the Management office. The program provides incentives for energy-
efficient improvements and equipment upgrades. The Management office
has applications specifically for residents of multi-tenant properties

JMS Enterprises continues its marble floor restoration project in the
North Tower. The upper level elevator landings are completed; the
final stage includes the lobby floors.

Samples of LED (light-emitting diode) and CFL (compact fluorescent
lamp) products currently are installed and on display in the parking
garage to evaluate the samples for a proposed replacement of the
current garage lighting. The Energy Committee and Management are
investigating a garage lighting retrofit for possible benefits
including lower energy consumption. The samples are located near the
first floor elevator; signs identifying the particular samples will
be posted shortly. Residents are encouraged to check out the samples
and report any impressions or concerns to Management at
