Note from the Committee Chair:

Residents likely have noticed that NoVi restaurant is closed, and that
signs announce the coming of “Philly Pub & Grub.” CityView Points has
no further information about the change at this time, except that the
space remains under the ownership of CityView Fairmount Retail
Associates, which owns all of the commercial spaces at CityView. We
promise to pass along more information about this change as it becomes
available.

SPECIAL EVENTS & ANNOUNCEMENTS

The annual CityView summer party will be held on Thursday, August 19,
2010, from 7-10 p.m., in the courtyard and garden room. There will be
food, refreshments, and live music. Admission is either $5 cash or $5
worth of school supplies, which will be donated to the Laura W. Waring
School, a K-6 public school located at 1801 Green Street. The event is
organized by the Social Committee. For more information, please

On Monday, August 9, 2010, Security & Data Technologies will begin
testing CityView’s fire alarm system. Testing is expected to begin in
the South Tower. Testing will be conducted during weekdays between
about 10 a.m. and 4 p.m., and is expected take several months to
complete. A percentage of individual homes will be accessed; those
homeowners will be notified in advance. For more information, please

The electronic access system for the new parking garage gate doors is
expected to be operational by about Monday, August 9, 2010. Completion
has been delayed due to the need for upgrades to CityView’s existing

On Tuesday, August 10, 2010, from about 9 a.m. to 4 p.m., the
decorative wood elements of the South Tower elevators will be
restored. During this time, only two of the elevators will operate at

The North Tower’s roof-top HVAC cooling tower is scheduled to be
replaced during the evening hours of Saturday, August 28, 2010. The
cooling tower services the HVAC system for the North Tower common
areas and Enclave units. The common areas and Enclave units will be
without air conditioning for about 24 hours during the replacement

NOTICES & REMINDERS

On or about August 16, 2010, JMS Enterprises will begin restoring the
marble floors of the North Tower lobby areas. Work will be performed
nightly from about 10 p.m. to 6:30 a.m. and will take about a week to
complete.

To encourage North Tower residents to have their HVAC systems serviced
regularly, CityView has contracted with West Chester Mechanical to
provide preventative HVAC maintenance to North Tower residents for
$87.00 per visit. To learn more and schedule a visit, please contact

An electric sub-metering system is scheduled to be installed in the
North Tower in or about August 2010. A six-month trial period will
begin in or about September 2010. During the trial period, residents
will receive sample bills and be able monitor their individual usage,
while continuing to pay for electricity through association fees.
Individual billing will begin following the trial period.

The North and South Tower boards jointly have hired the structural
engineering firm of Joseph B. Callaghan to investigate and advise the
boards on the repair of the parking garage. The parking garage needs
repairs to address various problems including structure damage and
leaks. The engineering firm is expected to issue a report to the
boards by October.

The South Tower Board has hired MPP Engineers to manage the
replacement of the South Tower roof. Work on the roof is expected to
begin in late Fall of 2010.

Residents interested in applying for rebates through the PECO Smart
Equipment Incentives program are invited to pick up applications in
the Management office. The program provides incentives for energy-
efficient improvements and equipment upgrades. The Management office
has applications specifically for residents of multi-tenant properties
