These prices and plot sizes apply in all the other 3 phases.The plots are fully serviced (compacted roads, drainage system,electricity, sewerage and water facilities). The plots are situated about half a km from the main  tarred road( off Simon Mwansa Kapwepwe, Avondale) and also the road which leads to the newly built American Embassy.

The payment plan is as follows:

 i)             A non-refundable deposit of 10%  of the purchase price upon offer of sale

ii)            The balance of the purchase price can be paid as follows:

                  a.      40% of purchase price upon signing of contract

                  b.      Balance payment of purchase price within a 3 month period

True; the prices are over the top and the conditions of sale unfavourable to the buyer. I tried to purchase a piece and asked for a few changes in the contract of sale; the sale was unceremoniously cancelled.  Zambia does need a lot of control in real estate. I actually do wonder if there is a real Estate Board in Zambia. If there is one, I have never heard of it and I wonder what is their role in all of this.
