Problems in Phase 2

Hi All,

I have few points to make to the association from quite sometime,

 

Ø      We need a bore well in Phase-2 urgently (before any new people start construction). I would say if required we all can put some advance payment and put a borewell.

Problems:

o        Currently the water force in phase-2 is very low.

o       Anyone planning to start construction in phase-2 will face severe water problems.

o       Going ahead if someone starts construction in phase-1 the force in phase-2 would go down further


Advantages:

o       People of phase-2 will get proper supply of water.

o       On occasions when phase-1 borewell would not be working/under maintenance, this phase 2 borewell would act as a back up to all.

 

Ø      We need transformer in phase -2 urgently, in last meeting with Venkatesh reddy he had agreed to put the transformer within a week. But now it’s been more than 2 to 3 months and there is no progress.

 

Problems:

o       Anyone planning to build house in phase -2 would need to get electricity from phase-1 and going forward that would add load on phase 1 transformers

 

Ø      Looking at the problems faced by the people staying in layout we need to change the strategy of collection of dues. People who do not have any immediate plans of construction will obviously not pay. If I remember there were people chosen for collecting dues and each one was given a set of people to collect from. Thats a good approach but its not working. Here are my suggestions,

o       Collect the phone numbers and email ID’s of all people in our association.

o       Divide the number of people evenly into groups and assign one active member with the responsibility of collecting dues for each group.(we have done this i believe)

o       Let each member be made of aware of the due’s pending from his side by email and phone by the coordinator

o       Let give some time of says 2 to 3 months for people to pay all outstanding dues (if this is not working we can think of charging them an interest on due amount( as agreed by association) as penalty.

o       One thing we need to understand is if association is not providing the facilities like proper water supply, electricity connection, street lights etc people would not be motivated to pay dues or start construction.

o       We need to make sure that we provide water supply and electricity connection to people only after clearing the dues.

 

Ø      I saw a notification of A khata being provided in TOI .We need to find out if our BBMP office is issuing A khata and if yes we can collectively apply for it.

So far I have received 2 cheques for the amount Rs.45865/- and 57000/- from association, on 27th Apr 2013 and 26th Oct 2013 respectively, as expense claim. First time (On 27th Apr 2103), association did complete payment after detecting my maintenance charges. But Second time (on 26th Oct 2013), actual expense was 85650/- but association did part payment due to shortage of fund. So association suppose to pay me the balance Rs.28650/-(85650 - 57000)by Sep 2013.

In addition to this, new expense detail as given below:
Oct 2013 : Security: Rs.7500/-
Nov 2013 : Security: Rs.7500/-
Feb 2014 : Security: Rs.5000/-

Nov 2013 : KEB Bill: Rs.4561/- (Bill1-155, Bill2-561,Bill3-3845)

Total expense      :  Rs.24561/-
                                      -----------
As per May 2014, Association suppose to pay me the balance Rs.53,211/- (28650 + 24561)

Moreover, Balaji Baskaran and Vasanth also spend amount towards security, Electricity Bill, Street light repair
and Borewell repairs.

As per my knowledge, Balaji Baskaran paid security and electricity bill on Dec 2013.
Electricity Bill : Rs.3875/-
Security         :  Rs.7500/-
                                -----------
                        Rs.11375/-
                                -----------

And Vasanth Paid Rs. 4900/- towards street light repair which includes material(like bulb, wires, case, switch) and labour(repair and fitting charges).

@Vasanth, Balaji Baskaran: Please provide information about the expenses towards layout maintenance from your side, other than the above.
