Regarding A KHATHA for Chaitra Shelters, Electronics City, Bangalore

Dear All,

Hope you are doing good.

I am writing this email after a long time as I was out of Bangalore ( ONSITE ) from past 9 Months and I am back again.

GOOD NEWS is that I got a call from Mr. Ambresh Reddy today and he informed that now we can apply for the A Khatha for our individual plots and he would help us in the same.

He has asked us to meet him along with our SALE DEEDS in his HSR layout office on SATURDAY 15 MARCH 2014 so that he could calculate the betterment charges and we can take the DD for the same amount and submit the same to him on Monday.

I request all of our Association members to provide a convenient time on SATURDAY to meet him.

NOTE:  AS PER MR. AMBRESH REDDY, 20th of MARCH 2014 IS THE LAST DATE TO APPLY FOR THE A KHATA.

Kindly request all our association members to reply on the same.

I hope most of us got call from him today. me too got a call....

The following 2 are very important & critical for our layout.

1) Maintenance charges collection // Most of the the people not yet made maintenance charges payment
2) Electricity for phase-2

We need to ask him to complete installation of electricity in phase-2 within a week (by 18th March). After that we can decide on A-khatha... 

As per him ... About A-khatha for 30x40 sites...
1) Betterment charges: 23 Rs./Sq.Ft.   (27,600 Rs.)
2) 2% of Sale deed amount  .. I forgot what is this component ... i will update on this tomorrow...
3) 15,000 Rs. Bribe :)

Hi All,
He did not call me,so could you guys clearify,
1.Should we bring DD on Saturday based on this calculation or just come and meet him ? If bring DD addressed to what name?
2.I believe we should be getting XEROX copy of sale deed as original will be with Bank( in case you have taken loan).
3.What about plan approval process how much would that cost and what is the procedure?

He has spoken only to the phase 1 owners & not to ph 2 owners as some amount has already been paid by him for ph 2 sites. This is for fresh betterment charges in ph 1.

Can anyone from phase 2 call up ambreesh reddy and check what we need to do to get A khata ? Looks like only phase 1 people have got a  call from him.Also my calls from landline or mobile he never picks up.

Hi all,

Thought of sharing some important update from our layout. There's a new layout coming up next to our ph 2 sites behind prestige cassabella. Earlier our developer was saying that he's developing ph 3 sites in this place.

Now someone known to Reddy is developing this & there's no approach road to this layout.  It looks like the understanding between our developer & new developer is that they will break our compound wall to get an entry to this layout (the current road which takes us to 2nd phase will be extended to this new layout).

Definitely this will be an infringement to our layout & someone who has not paid for our layout development will start using it, eventhough we've paid for it. This should not be agreed to. I did talk to Mr Venkatesh Reddy couple of days ago but he evaded a answer to it. I request the associations key members to pick it up with our developers & get to an agreement. My suggestion is that if we have to let our road to be used by this new layout then we need to bargain hard for the below:
* New developer must provide security 24*7 for our gate
* They should agree for us to utilise any of the facilities they are providing to their layout
* Our Sewage line to be extended through their layout
* Contribute for our layouts maintenance specifically roads, street lights & other common amenities
* Ask for deposit of certain amount into our association fund so that we can utilise it for the betterment of our layout like additional borewell, rainwater harvesting etc (bargain for a minimum of 5lacs at least)

I'm sure our developer would have come to some agreement with the new guy & hence we need to act fast. I heard someone talking over the phone that they will break the wall this week itself.

I agree with Vasanth I believe this week end most people of phase 1 are going to meet him in HSR office,so we can use that opportunity and  meet him in his office.We can ask a representative from each plot to come so that he agrees to us.There are many more points he has been dodging like electricity for phase -2(transformer), paying of remaining betterment charges for phase-2 etc.We can get all the points sorted out.

Do let me know on when and where we decide to meet so that I can join you guys.

Hi All,
I too got a call from Ambreesh Reddy regarding the A Katha. My plot is in phase 2. He told me that even phase -2 owners can apply for A-Katha and the charges he told was the same which was discussed here earlier. He asked me to come and meet him at his HSR office on Saturday.

Please let me know the timings when we are going to meet him, so that I can also join.

I Know Bangalore South MLA's secretary. I called him and asked about A-Khatha. He told that A-Khatha is not being issued now. BBMP not yet started A-Khatha issue. We may need to wait until election results are announced??
He asked me to give one set of records and he will check with Revenue inspector about A-khatha. Later we can give all of our records including betterment fees DD. This may workout around 3000 Rs./plot if we are giving in groups.

Hi,

Whatever is being promised, I got an information that A-khata is still not in the normal course.My suggestion is to wait till it is officially declared.

Have anyone met Ambreesh Reddy on Saturday. Are we going to apply for A-Katha ? I got a call from him yesterday again saying, If I am giving the DD by Monday, he can apply for A-Katha.
