He has spoken only to the phase 1 owners & not to ph 2 owners as some amount has already been paid by him for ph 2 sites. This is for fresh betterment charges in ph 1.

Hi all,
Thought of sharing some important update from our layout. There's a new layout coming up next to our ph 2 sites behind prestige cassabella. Earlier our developer was saying that he's developing ph 3 sites in this place.
Now someone known to Reddy is developing this & there's no approach road to this layout. It looks like the understanding between our developer & new developer is that they will break our compound wall to get an entry to this layout (the current road which takes us to 2nd phase will be extended to this new layout).
Definitely this will be an infringement to our layout & someone who has not paid for our layout development will start using it, eventhough we've paid for it. This should not be agreed to. I did talk to Mr Venkatesh Reddy couple of days ago but he evaded a answer to it. I request the associations key members to pick it up with our developers & get to an agreement. My suggestion is that if we have to let our road to be used by this new layout then we need to bargain hard for the below:
* New developer must provide security 24*7 for our gate
* They should agree for us to utilise any of the facilities they are providing to their layout
* Our Sewage line to be extended through their layout
* Contribute for our layouts maintenance specifically roads, street lights & other common amenities
* Ask for deposit of certain amount into our association fund so that we can utilise it for the betterment of our layout like additional borewell, rainwater harvesting etc (bargain for a minimum of 5lacs at least)
I'm sure our developer would have come to some agreement with the new guy & hence we need to act fast. I heard someone talking over the phone that they will break the wall this week itself.
