theft and wire fraud is frequent with email accounts of parties involved in real estate transactions (e.g., lawyers, title agents, mortgage brokers, real estate agents), because the communications can be a source of highly sensitive, personally identifiable

information.  Please be on the look out for emails from our account or any account from an individual involved in your real estate transaction that provides instructions on making payments via wire transfer.  These emails may appear as legitimate communication

from the proper party, but they are a fraud designed to enable theft. 
Before

you wire funds to any party (including your lawyer, title agent, mortgage broker, or real estate agent),

personally

call them to confirm that the transaction is legitimate (i.e., confirm the ABA routing number or SWIFT code and credit account number).  Call them at a number that you have obtained on your own (e.g., from the sales contract, their website, etc.) to confirm

that you are contacting the intended party; DO NOT use the phone number provided in the email.  The Land Group rarely, if ever, changes wiring instructions. Be especially cautious if you get any emails saying our wiring instruction

Please see the attached seller docs for the closing of 305 Ridgewood Lane. Please scan a copy of the signed docs for our review prior to mailing.

I've included a UPS label for you to overnight the documents by Monday evening if possible, for a timely closing on Wednesday. 












**Please make sure notarized docs include the notary ID - clerks will no longer record docs that do not have the notary ID on them. Let us know if you have any questions!












1) Please review and sign/date the PRELIMINARY ALTA - as discussed with your agent I will email you the FINAL and you can approve via email





2) Please review and sign/date the PRELIMINARY seller CD - as

discussed with your agent I will email you the FINAL and you can approve via email





3) Please review and sign/date page 3 of the 1099, include your SSN in the Transferor's TIN section.





4) The deed should be signed and notarized.





5) Title Insurance Affidavit needs to be signed and notarized. 





6) Owner Affidavit needs to be signed and notarized.












Please include a voided check and copy of your driver's license in the package.
