Hello Tyler,

Hope this email finds you well.

Could you please give us an update on the status of the property?

I've been following our Realiant account, and I'm a bit concerned on the statements.

I know you guys have been helping us a lot taking the upfront costs of repairs and we are very thankful for that.
We just want to make sure that we both are in good terms, that the property is covered, and soon start seeing some income being generated.

I see that the property is at 50% occupied.
What happened with Paul or Peter, the tenant that wasn't paying that then wanted to stay?

Hello Tyler,

Thanks for the update.

Once you get an update on what’s needed for #2, please let me know, then let’s decide on the best route.

I feel that having full tenancy would also help pay off those balances faster.

2 Questions:
* could you refresh my mind as to where can we see the tenants payments on the portal?

* what is the rent the current tenants are paying?

I hope you all are doing well also! We have one prospect for unit # 1, we showed it to last week who said she would be putting in an application so hopefuly we will have someone in there soon. Leasing slows down just a bit before Christmas time and the Holiday but then picks up again right after Christmas so we should have it rented soon. 

We gave Pete in unit # 2 a choice to pay in full the back rent or we were going through with eviction, he did not do that so we went ahead with the eviction. He was out as of last week. We are putting together a make ready list for this unit and are putting together some estimates. We have a pretty large balance into the property since we've had some unexpected repairs so we can wait to start the repairs for unit # 2 until some rental income pays those balances down or if you would like us to go ahead with the make-ready once we have the estimates so we can get it rented asap then would you be able to send us a payment for the balances from Units 1, 3 and 4? Both Tenants in units 3 and 4 are paying their rent on time as scheduled but it will take several months of rent payments to pay those balances down.
