Important communication to all the site owners of "Celebrity Lakeview" layout

Dear All,

This is to bring to your notice that we have now officially formed an "M/s Celebrity Lakeview Resident's Owners Welfare Association"

As the first activity of the association, EC members took a survey of the layout & found that it was in a very bad & un-inhabitable condition.

We also had discussion with the proprietary of Celebrity Developers & Builders Mr. Ananthram Reddy to build club house, swimming pool,

make available electricity, water supply & drainage.

He promised to get these things done ONLY once "layout" is cleaned up & security is kept at the layout at the associations' expenses.

To do this, as a first step, Association will be collecting Rs.10,000/- ( Rupees Ten thousand only),[ which includes association membership fee of Rs.1000/- ] from all the site owners. 

I believe only 60 site owners are currently members of these mail group & this communication is not reaching to all.

Association, in 3 weeks time will be sending a registered post to all the 321 site owners to collect the amount. 

So request all the members of this group to please send the cheque to following address.

I thank you all for the efforts that you guys have put in taking this forward. I agree to all the decisions taken by the association. I really appeal to all the site owners to comment on the action plan and mail the cheque as soon as possible.

Is it possible to have the money transferred through online? Or, Do you think cheque is the best option?

Hi Deepak,

Quick question - is this 10K a one time maintenance fee?

How about collecting the maintenance amount based on site SFT? As you know this is a general practice and I suggest we adopt it.

We can decide on the maintenance amount / SFT (For example RS 100 / SFT) and site owners need to pay according to the site(s) they own.

Thanks for your mail.

We've had very lengthy discussion on this issue. 

The argument is since nobody is yet residing there or using anything there, it would be appropriate 

to charge one time fee of Rs. 10,000/-  & start with the improvement works there.

Once clubhouse, swimming other facilities come up there & based on the consensus of the members we'll start charging.

I will try and open an account this week with available cheques. However, we need to fasten the collections so that we can start the cleaning work at the earliest.

 

Kindly plan EC meeting by next week so that we can decide about,

 

1. Strategies for reaching out maximum members for collection.

2. Approach torwards unsold plots & updating the list.

3. Finalising contractors for cleaning & Security

4. Inform Ananatha Ramareddy to start the work side by which he was promised to do.

5. Propose the key policies of Association towards defaulters, tresspassers, penalties, interest etc.,
