Subject: Latest plan of action to get Celebrity Lakeview back to its former glory.

 

Hello everyone.

As you know a meeting was held in the layout on 22nd Sep to come up with a plan for restoring our layout.

Here are the minutes of the meeting:

1. It is essential to start with cleaning the layout; repairing broken  boundary walls; build new parks & maintain, appoint security personnel and then maintain the layout

2. The total amount required for doing what is necessary is around 6-7 lakh.

3. As everyone is not expected to pay right now, the approx cost for doing this work is around 10 - 12L per site

3.  Once the layout is completely cleansed then  post monitoring the monthly maintenance exp, the per sq ft maintenance rate will be arrived at.

4.  A separate whats app group to be created where only the owners contributing to this fund will be incrementally included and layout updates posted there

5.  Transparency in accounts was requested and agreed for

Additional points to bring clarity...

1. Tushar will maintain a list of all site numbers, owners, cell no. , email details and payment status. He will send this list in this whats app forum on weekly basis. He will send account details for accepting 10k initial funding including a cutoff timeline for all to comply.

2. Tushar will maintain accounts inflow and outflow  in Google excel with read only access to fund contributors. This is expected to be essentially up to date till previous month contributions.

3. Proper Gate security will be deployed and empowered to allow entry only to those whose sites have nil payment outstanding. 

4. Efforts and approach will be made to bring maximum sites to payment compliant status.

5. Non-compliant sites will be penalized 10x at the time of sale of their site.

It is essential to create a new Layout Association. Doing so will give us a legal framework to ensure everyone pays their dues and ensure no one can get away with it.

An association is also required to tackle any issues of unauthorized entry in the layout and ensure that nothing should be done there that may lead to a loss in the value of our plots.

So we have decided that the cleanup of the layout and other points mentioned earlier will go on in parallel with the formation of the association.

A formal association will be formed in the next 2-3 months.

Once that is done everyone will be required to pay up their dues and that will be deposited in a separate corpus of the association.

Thus we can be assured that this time around no one can have a free lunch.
