Dear Sir,

As discussed with you, L&T representative Mr. Sushant, Bright Stone PM Mr. Rajesh, and myself, the expansion joint work at Podium 2, Parking Slot 182 AB has been successfully completed.

L&T has assured that the parking slot markings will be repainted as per the standard dimensions after the monsoon season, once weather conditions are suitable for the work.

Further to our discussion, kindly remove your car from the emergency parking area in front of Tower 4. And parked in your allotted parking slot. 

This is for your kind information and record. Thank you for your understanding, patience, and continued cooperation.

Dear Mohan ji,

Please note that my parking concerns are pending for more than 7 years now. Despite repeated promises by l&t, they have never upheld their word / promises and miserably failed to resolve the issue.

Following our meeting and discussion on 28 September 2025 with Keyur bhai, Sunil bhai and Pinakin bhai (Flat No. 1203), and owing to l&t’s failures, we are now jointly proceeding to resolve the pending issues ourselves (without any involvement or contribution from l&t).

Summary of agreed actions:

1. Parking Markings:
• The parking marking will be redone as per BMC parking norms.
• The person appointed for the same is santosh waghmare of jll. We have, in the presence of everyone, instructed him to contact us before starting any work in the parking, so we can be present during the marking and all related steps.

2. Water-logging / tiling work
• Santosh Waghmare and will redo the tiling to stop the persistent water-logging in the area, in a way that ensures the water flow is directed towards the drainage points to eliminate stagnant water and water logging.
• Note: l&t has attempted to repair this 3 times previously, but has failed to resolve the issue. The problem remains unresolved till date.

3. Chajja in parking area
• A chajja had been assured by l&t to address various additional concerns, which once again l&t failed to complete. Installation of the chajja will proceed after points 1 and 2 are completed.

Vehicle movement
• Cars will be moved as soon as items 1 and 2 are complete.


@ Dipesh Bhosle (In response to your trailing email dated 26 September 2025): 
Multiple prior attempts of l&t to address the leakage concern (waterproofing work), have been unsuccessful, including the most recent attempt. Please confirm and revert on the following points:

• Who from l&t inspected the site for the leakage, and on what date(s) ?
• Inspect and re-check the entire site for any persistent leakages and confirm findings.

Regarding water logging in our parking:
• Who from l&t inspected the parking area and concluded that creating a slope is not feasible, and on what date(s) ?
• Was any l&t representative’s report or formal conclusion issued stating that directing the water to the drain is not feasible ? If so, please share the inspection details or the report.

Please confirm receipt of this email and acknowledge the plan.

As far as possible, emergency parkings should be free for use by "doctors" etc for some such reason.

L&T should either rectify the allotted parking to the resident's satisfaction,  or, allot some other parking, but, emergency parkings should be kept free and security should ensure these are available for required urgent use...

Dear Team,

The resident of Tower 4, Flat 4205 are currently parking their vehicle in the emergency parking slot located on the ground floor in front of Tower 4 reception. Their originally allotted parking space is at Podium 2, Slot No. 182 (Tandem Parking).

During the L&T waterproofing work, the resident was temporarily permitted by the L&T team to park on the ground floor. As the work has now been completed, we have repeatedly requested the resident to shift their vehicle back to their original allotted slot, but they have not complied.

The resident had also requested L&T to create a slope to prevent water seepage near their parking area. However, L&T has confirmed that this is not feasible.

We kindly request the society office to inform the resident to park their vehicle in their allotted parking slots.

Dear Apex committee / Dipesh,

Kindly note your trailing email is not completely as per our discussion today with Mr. Sushant, Mr. Rajesh and yourself: 

Kindly confirm the following:

1. Kindly note that the parking measurements and marking were already done in line with BMC guidelines, which is 2.5 meters x 5.5 meters per individual car parking, and in the presence and agreement of society office bearers. - Kindly confirm this will be the "standard dimensions" markings.

2. The parking markings need to be done for 2 tandem parkings (Total 4 parkings) P2-182A, P2-182B, P2-183A and P2-183B at podium level 2.

3. As mentioned multiple times, we would like to be present at our car parking BEFORE the final markings and painting is done. Do inform us well in advance when the personnel is going to be carrying out this work in our parking.

4. Water-logging / tiling work - l&t has attempted to repair the tiling work in front of our parkings 3 times previously for water leakages. This has yet not stop the persistent water-logging in the area. Furthermore after the second and third time the tiling work was done, the tiling work is slightly above the parking area, leading to water moving into the parking. This problem remains unresolved till date.

This matter is pending with l&t since we have taken possession that is approximately 8 years. It has also been 1.5 years since we have been following up on this matter.

Appreciate your efforts and understanding.

Awaiting your early reply and confirmation on all of the above, so that we can bring this matter to a close.
