Dear All,
 
Just got off the phone with the Casa Imperia Sales Team. They said possession date for B1 & B2 is now June 2014. At the time of booking it was supposed to be ath the time of Diwali.
 
Agreement of flats above 8th floor is expected to start by this month end. They are saying this for quite some time now. At the time of booking in January it was 45 days and still agreement did not happen.

First of all, I am glad you drop this email to the group. 

Yes, we might have to wait for the official permission from the corporation for B1 and B2, for the agreement process to begin.

I did happen to visit the site last Thursday, I reached little early so did not manage to meet anyone in the Sales office, but as far as the work is progressing, let me tell you it is very slow and I can say no work at all from my last visit almost a month back. 

I did happen to meet an owner from A1 building and he said,  for them, the sales team has said they would get the possession by Dec this year which is still a delay of 6 months. 

Coming back to B1, B2, I really doubt if we can get the possession by June 2014, as claimed, after seeing the progress of work going.
I think we all need to come together and discuss this, let me know if anyone has any other plans.

I did observe very slow pace of construction.  I was told that due to LBT, the construction did not happen for almost 3 months.  Nevertheless, we shall get together and keep check om builder.

Dear All,

Went to the site today. Brick work is done till 9th floor, so is the plaster on inside walls of the building. The tile work has started.
 
One more important update is Sales team is planning a get together event for all the people. Amit said we will start getting calls from next week.Also he assured that agreement will start from next week.

We should wait for couple of weeks. If we don't get a call then we will plan to meet ourselves.

Regarding the delay part, Amit said all the projects in that area are delayed (including Atlanta, which I don't agree) and that 14 officials at Corporation got transferred hence additional delay in agreement.
 
Looking at Atlanta's progress I kind of regret my decision. In Jan this year Atlanta's team said Dec will be the possession and the building looks ready. But to save some money and choice of floor I went with Casa :(

Gaurav,

I guess that you reside in Pune.  May be the primary reason that you can visit frequently.  Thanks for the update.  Let's start sending follow up mails to builder.  Unless we pressure them, at least we can expect some push.

Guys,

I would also like to know how much each one of us paid to builder. For me almost 80% of flat cost is already paid. Considering the possession was promised on Dec this was OK, But now since they are moving ahead the possession date this is big loss with respect to overall cost of the flat ( considering the amount I will be paying to Home loan interest till then)

Also we should identify what all we can do collectively to push builder for early possession.

I have paid more than 80% a while back. I think since the builder does not have approval for 9-12 floors yet (didn't know this when i made the payment), he was not supposed to ask for payment corresponding to these floors (which are illlegal so to say) + brick work etc which amounts to 26% of agreement cost.
 
We should ask builder to pay back additional money - over and above 74% of agreement cost until the approval for higher floors is obtained.

Hello All,

I had word with Dhananjay last week. He told that they have sanctioned top floors in this month only and from now work will speed up. He also ask me to visit on Jan end to see actual progress. Also explained that as brick work of top floors not started, they could not finish 1 to 8 floors(?) so they had concentrated on internal work like kitchen, plaster, door frames etc.

I have one more issue about my daughter's admission. I am not sure where should I enroll her for next year as possession date still not clear? Is anybody from us facing problem like this and help me out?

Thank you so much for this update.
Not sure which area you are staying right now, but I would suggest to continue your daughter's schooling in the same where she is studying at the moment, as builder is promising for June, and that too we are not too sure about, possession will be in June, not necessary that we could start living there next Month, check with Dhananjay on this lines, since my discussion with Amit some time back, he said, I can give the possession but then there would be other works pending like the amenity area and other construction work in the society, and you would only be able to live here couple of months after possession.
