Hello Everybody,
First of all wish you very happy New Year!!!

Here are some updates of my recent visit.
1) Brick work is almost completed of all 12 floories (only noticeable work)
2) Flooring/tiling has not yet started.
3)Half work done of Plastering/plumbing till 7th Floor of both buildings.
4) Work around the building is very slow and they pretending that because of this overall work progress is affecting.
5) Very important is they again postponed possession date till June-July 2014 (?)

I think we have push them hard and demand to give possession asap. Request everyone to visit or contact them and pressurised to boost up work.

Hi All,

 

Today I visited the Casa Imperia and want to add some more few updates over to below mail-

  1. Connecting road to Hinjwadi from Casa to Indian Oil Petrol Pump work has started.
  2. They will start the possession of Phase I (A1, A2 & A3) from 26th Jan 2014
  3. Also Bhumi Poojan of C Building will be on 26th Jan 2014
  4. According to the current position of the Phase II (B1 & B2) I don’t think they will give the possession in June/July 2014, I will be extend till Dec-2014 or could be possible 26th Jan 2015.

 

Yes Abhijit you are right we should have to push the builder to get it completed ASAP, because current position of the work is too slow.

Guys, I got call for demand(97%) today. In reality work done is not even 80%.

When i asked when is the posession i was told it will be july-aug. So we will not get before Dec 2014 for sure. Evertime its an extension of 1 month. We cant wait like. When are we going to meet builder(only builder no incharge or someone)? Lets plan and meet them else this will continue to be delayed. I suggest day after tomorrow. Please suggest.

I also got the demand letter. But I have not yet paid to them. Yes lets decide to meet together and visit office.

Even one more interesting things is that one of my friend who booked the flat in B2 wing got the demand letter of 90% construction only its around 1.80 lac's.

That means all the purchasers are not synchronized. Seriously we should get together and ask them about it.

I also visited the site and even plaster work is in progress, flooring is not done yet still they are saying that 97% work has completed, I don't know on what basis they the clamming that 97% work has done.

Please let me know the date and time if anyone is planning to meet over there.

From  last one month builder was demanding for amount upto 90% on telephone only .in last week they send said demand note by email.Same day We went there for B1 block all slabs completed ext plaster almost completed Flooring just started.But I think  for possession it wl be in Dec only. There is.lot of miscommunication on site .In our flat no.B1 204 door frame of master room was wrongly fixed so that attached toilet became common .We pointed out this point to site Engineer then he agreed their mistake &now they are rectifying that.So I request u all to see ur flat according to plan
Then we gave cheque for. 90%
& day.before yesterday accountant lady gave me ring for further payment.of 97% before realisation of first cheque. I don't.understand how they r giving   two demand lr within one week .They are saying this demand letter is as per amgt payment slab 97% .Pl tell me whether we shall pay  upto 97%

We did visit last Sunday as planned, only 4 of us were there....as per agreement copy they claim 97% of the work is done, slabs and brick work.

Secondly, I had a personal point, not sure of all, but the last demand letter I got was 6 months back which covered 90%, and now I know that most of us are paying the 90% demand letter, and now the we are getting the 97% demand letter.
 
Dhananjay was not there, but did have a telephonic conversation with him and we can meet him once he lets us know his availability.

Will let all know once I get a call from Dhananjay.

Got a call from Builder, they have raised one more demand.  Last month I paid one installment.  This is kind of surprise to have demand in just a month.  He informed that the possession is planned in July.

Hi All,

Me & Kishor(B1-501) went to Casa today. I saw flooring work done for few flats mostly 101,201,301..... skipping others. So there flats looks 70% complete. But nothing done for other flats.

I got call for 97% payment from Anupama. She said they are will take money up to 97% and remaining 3% while possession. Not sure now whether to pay or now. What you all say?

I have it on mortgage and hence have asked him to respond on email on the progress and status of completion. To which he responded to call him. I have further written to him to give it in writing‎.

Am awaiting a response.

Builder will ask for 97% as it is in the agreement. Our primary focus (for atleast the people who are currently staying on rent) should be to ensure possession date does not get further postponed. Some of us has followed possession of their A1,2,3 units closely and we know builder can easily postpone July date by citing number of reasons. Hence we wanted to meet the builder and understand his plans, then we can interject if we see any delay during completion work.


@Jayesh - One month back the amount you paid must be for 90%. Now they are asking for 97% as brickwork is complete. They could have asked this amount last time itself, but I believe somehow they missed.

@Ram and Kishore - You have to pay as this is the agreement you signed. There is a payment schedule in there, that will explain why they are asking for 97% (i.e. when brickwork is complete for the said unit/flat)

Yesterday, I got latest information about further delay on possession of our flats.  It is now November'14 (again verbal confirmation).  Last month, when I visited, they told me that the it would be in September.  Builder is taking us for granted and adding up delays.  From the original schedule, it is now delayed by almost one year.  We all shall take this matter very seriously and keep banging on builder for speeding up the completion.  We all are loosing money in paying in interest.  I think we must take to Consumer Court, what all you think about it?

I agree with Jayesh. Even I visited several times since last month and hear same updates from them as Jayesh. We really need to push. We all need set plan of action and work accordingly. But for raising a case we need to have evidence and they never agreed anything about it in written. I think first we will start sending mail and asking Upadates of possession and progress.
Please suggest if anything new.

Lets ask for provisional posession letter. We anyway need it for income tax proof submission. Based on that we can push builder. What you say?

Guys, consumer court is good option provided there is anyone who's agreement shows the data of possession. As per my agreement its mentioned that builder has to give the possession within 48 months of registration date. I did the registration in Jan 2013. If you guys can check your copy and find out if there is anyone whose date is already past then  he can claim the compensation for the same. For rest i think consumer court is not the an option. The only way is to bang his door. I too visited them on this Sunday and to me they said September end is when we can give you possession.

I called the builder today morning, Manish or Manoj indicated November.  Looking at the clause in our agreements about 48 months and compensation if present, then we can approach consumer forum.  

But we all shall send repetitive communication indicating the time that Builder tells on every occasion as a record.  These hopefully will be useful in order to build a case.

I am yet to check mine.  However, I went to site last Sunday.  The revised schedule for possession is December (I hope year remains 2014!!).  I made lot of noise since builder continues to extend months and that to when we approach.  I do not know if other got similar answers.  We all need to hit and pressurize for completion.

I went to site couple of weeks back to take measurements for furniture. I found in the Master bathroom, that the only light point is in bathing area. You cannot take bath without getting electrocuted. Attached is the pic.

Please visit your flat to check all these small things.

@Arthi - I believe you can claim compensation from builder now. Please check your agreement and Maharashtra agreement law for how much.

Dear Mr. Dhananjay Jain,

Last more than 6 months, whenever anyone of us is visiting site or enquiring, we could not get confirmation on possession. On every occasion, commitment is pushed by one month.  At the time of booking, you told us the project completion by Diwali 2013.  But the project has been delayed substantially and may be pushed well beyond Diwali 2014.  There is no communication from your side at all.  We have put up good amount of money and obviously wanting possession at earliest.  It is frustrating for us to follow up every time and get a disappointing reply.

You have been in this  business and government delays must be accounted in the plan.  This is besides the slow construction.  Please clarify the situation and give a firm commitment for possession. This will make our lives easy.
