Marketing Brainstorming Ideas
(Some ideas may seem crazy…but that’s what brainstorming isJ)
Put a big sign box in front of the information center next to an Open House sign with copies of the MLS map of all of our listings in the neighborhood. (But as you can see from the attached map, we need to fix the mapping in MLS first.) This should help guide people to drive all around to look at all of our listings in the neighborhood. On that flyer we could say “To See Any of All of these Homes visit our info center from 11- 6 or call after hours.” We could have them call a) the phone duty number b) we could list all our names and numbers or c) we could keep going through the process of swapping out fliers with just one agents name and contact info.
Have agents posting Open House advertisements on Craigslist. For example, for the last couple of days I’ve put a post up advertising 8 Open Houses in Ida Creek. From 10 – 6 for the next day.
Multiple agents posting Craigslist ads often for individual listings (Allison has done a nice job of this.)
Agents go door to door speaking to existing residents asking for referrals (as of a couple of weeks ago, Dean said that they were still paying existing homeowners a $50 referral fee for buyers.) I would be willing to do this…but I’m a scaredy cat and would want someone to do it with meJ
See if the HOA could organize a neighborhood garage sale to bring lots of traffic to the subdivision…then we could have a team of agents there bright and early to offer refreshments and show people the available houses
Research costs to advertise in the military papers since several of our subdivisions are close to bases…if costs are reasonable, consider splitting cost among the team.
Host “First Time Homebuyer” Seminars in a model. Have loan officers co-host with us. We could all send out email invites to our databases.
KW Team Meeting in a model to educate our own (Amy has already said she would ask Sonia to set this up.)
Find a way to educate all the phone duty folks on the product so they have a better conversion rate. (Email info? Call them all? Post info in duty room?)
On Realtor.com, put in Open House times for our listings
Market to Realtors that have helped a lot of buyers near our subdivisions…for example, could we run MLS reports to identify selling agents that have had a lot of transactions near Ida Creek and then call or email them information on our homes?
Ok…that’s all I can think of for now…hopefully this brainstorming will help spur on some even better ideas!

I called a couple of sign places but they were anywhere from $14.00 each for a set of 5 to $10.00 for a set of 20. Any suggestions, feel free to communicate. lets make our time invested work for us.
