Dear Mr President/Residents,

Your efforts to educate us as per your attached is highly commendable. Thank you sir. I doubt if we could ever have got a more dedicated President at this time. However, I can assure you that quite a sizable number of residents here have one way or the other either lived or spent some good periods abroad where they had opportunities to manage power consumption in their houses, flats, hostels or rented holiday apartment without any tutoring. The issue is that, the power they managed was transparently supplied, and meters properly and accurately calibrated and installed knowing the consequences if anything otherwise was the case. Nothing like the more you look the less you see we are doing here in Nigeria. It is only here a power establishment will prefer to give consumers estimated bills that do not reflect their true consumption. Everybody in power or energy (oil & gas) supply business is involved in one way or the other in exploiting the helpless citizens and continually manipulating counters, meters, adulteration and what have you to maximise profits. Huge Profit.

Apart from your effort above, I have serious issues with our metering, its calibration and transparency in how it is administered. Who is our eyes in what 4T Technologies is doing? It is not like when CGERA was in charge, I am not too sure we are getting value for money. People are just keeping quiet and waiting for who will bail the cat. The truth and bottom line, is that no matter your education, when I switched off almost everything or kept slightly low load, my meter is clicking away like second hand of a race timer. I had actually prepared a detailed memorandum to you and our residents on sundry issues on this, including report of my recent meetings with the Chairman and his Vice President Operations of Eko Electricity Distribution Company Limited. I had some discussion with some resident and I know their feeling about the latest happening in our power management now. Mind you, we had meter managed by the CGERA before. There has never been anything like. You effort in providing these tips is an indication that you are also suffering in silence like all of us in the Estate.  

The memorandum is hereby attached. Once more, I thank you personally and thank your EXCO for your efforts thus far in discharging your mandate.

Dear Engr. Ogbuagu,

Many thanks for your detailed and well thought-out mail / memorandum.

I also want to inform residents that I have received a number of calls in the last couple of days. These hearty and well intended discussions basically dove-tailed into metering, calibration and transparency in the vending administration.

Ladies and gentlemen, without wasting further time, we will be convening an urgent expanded EXCO meeting  (to include members of the power committee, members of the technical / commercial and legal sub-committees). In addition, a 5-man stakeholders team will join the team. The stakeholders team will include the developer himself (or a very senior executive management staff), Engr Ogbuagu and Mr Tony Akinajo and 2 female representatives.

The meeting will address all the matters raised in paragraph 2 above, the matter of continuing with centralised power (or not), the EKEDC priority line, the PPA and any other matters arising.

Lastly, I want everyone to note that every resident is a stakeholder in this power project initiative and no one should take a back sit in this matter. Therefore, the General Meeting of Saturday 28-02-15 is a must attend for all residents.

The details of the expanded EXCO meeting will be communicated later today.

This is to say a big thank you for all your hard work, commitment and perseverance in helping to find a lasting solution to Carlton Gate Estate electricity challenges. Our society need your type. Your never give-up attitude worth emulating. My prayer is that our good Lord will continue to bless and strengthen you.

 

I totally agree with all you have highlighted in your email about our current experience with 4T Technologies (4T). We made it clear to the vendors from the onset that Carlton Gate residents are only interested in service provider that will provide end-to-end solution with zero upfront financial commitment. It was on this basis and other technical considerations that we selected 4T as the preferred bidder. To say that one is disappointed in the turn of events thereafter is an understatement.

 

I still can’t understand how 4T manage to convince us to pay them N7,500 for the installation of a vending system that they will use in deploying the 24 Hrs central power. To me, it’s an upfront investment by 4T and should not be transferred to residents. The additional N5/kwH that we agreed to pay to 4T for admin, sundry expenses, power loss etc  should also cover the cost of setting up the vending platform. How about the silent N100 commission that 4T deduct from residents each time one recharge? This is pure exploitation! We must act now to stop this nonsense without further delay. Imagine being charged N100 commission each time one recharge for 5 years?

 

When I raised some concerns recently about the reading of the newly installed meter, I was taken through a question and answer session on energy consumption by my good brothers. Lol. But the truth is that majority of us like Engr. Ogbuagu rightly mentioned have lived overseas and know what it take to conserve/minimize energy consumption. As at last Saturday, my household has purchased N45,000 worth of electricity unit. Something is just not right. We hardly put on any appliance in the house except when we are running on generator. What kind of life is this? Is it a crime to live in an estate? I know some people will be quick to advise that living in an estate don’t come cheap, I agree, but not by wasting hard earned money. I better donate my money to charity.

 

I pitied my lovely wife when I came in last weekend and met her sweating in the room. Obviously, she had refused to power on the AC unit just because she is worried that the N20,000 unit she just loaded that day will disappear before her eyes. This leaves one to wonder what our energy bill will be when we switch to 24 hrs central power? Like I previously suggested, we may end up paying more money to 4T than the electricity bill they will receive from EKDC. It will be of interest to know how much EKDC billed us for the month of Feb come early March versus the purchase made by residents.

 

I think we can confirm if the newly installed meters are properly calibrated by installing in parallel EKDC supplied meter and monitor the readings, or better still, hire an independent consultant/vendor to help validate if the meters are truly well calibrated. I want residents to realize that things will get worst in terms of amount spend when we migrate to 24hrs central power (higher N/KwH) if we don’t solve the issue of meter calibration. We cannot just trust 4T to be the initiator and executioner without any oversight. Is like having an architect design, engineer, build and commission a building. We certainly need to engage the service of a 3rd party to help with the oversight function.    

 

 

Mr. President, thank you once again for treating this issue with the urgency it deserve. Your commitment and hard work is very much appreciated.

 

Your highlighted line of actions is the way to go. I will not be able to attend any of these meetings because I’m out of town but will call you much later to share my thoughts.

I do align with your observations and those of a few  others who had voiced out their concerns with regard to this vending thing vis a vis 4T Technologies-that things are not playing out as agreed and expected.Therefore,urgent steps should be taken to check  mate the excess tendencies and vending anomalies as already exposed before we get to the meat of the power issue-PPA.

In spite of the last tariff computation of  N 35.471 per kWh as advised by the President,my recent reload of last Saturday came to N 35.82 per kWh. some things are definitely not adding up here, and require fixing sooner than later for obvious reasons.

It should not be a matter of take it or leave with regard to this new vending regime that we are trying out.In seeking to enthrone pay as you consume for power, which is fair and equitable, we do not have to mortgage and turn blind eyes to so much to achieve this objective.

God will help us all on this and other sundry matters in the estate.

I got N20k recharge exhausted in just one week. No children and everybody goes out in the morning and not 24 hours supply of electricity.

Is there any I shouldn't ask that we go back to where we were?

Sorry sir, there's NO WAY we are going back to sharing bill ever again. We should all try other means to sort it out. I've been having so much fun now when I hear sound of gen from lots of houses around me when there's PHCN or EKDSC light.  I can't help but to notice that almost all compound lights are now off by 7am in most houses unlike before when they used to be on all day.

The perfect solution to this problem which I and very other few people like Engr. Ogbuagu have been advocating for a long time is for us to fight for PHCN direct individual meters but most people wanted this option. 

Some of us are tired and sick of subsidising for other people.  People should pay for what they use no matter the rate.

Also, another thing that we all fail to realise is that the rate has gone up and nowadays, we have power for more hours in a day plus the additional #5 on top including VAT. All these obviously are driving the cost. 

So please no one should even consider the idea of us going back to the old system of sharing power bill.

I totally understand the general feeling of surprise? shock? frustration? or whatever, in relation to the current meter reading/vending situation.
The stakeholder meeting that the President is planning should address all relevant issues and concerns, and seek to resolve them. But please, please and please, let us NEVER, EVER go back to EQUAL SHARING OF BILLS. No economic or technological reason justifies it, and it is ABSOLUTELY INEQUITABLE. My permanent position.

Please let's it be on record that no one is advocating for equal sharing. What we are saying is that something is not right with the meters calibration. 

I want to pay for what I consumed, and am convinced majority of residents want to do the same. The fact that residents put on their generators when there is EKDC supply shows that something is wrong somewhere.

Let's not cause unecessary distraction by suggesting that residents are clamouring for equal sharing. Our focus should be on solving the issue at hand.

Dear Bro Mike,
Elder and Ronke has spoken my mind. But if you charged 20K and it finished in a week, check the appliances used. Some of us recharge same and it's still on. We all just need to manage our usage. It's so obvious now that some of us were just wasteful and the subsidising by few us was so convenient.

I join my voice with Ronke, we have always stress the need to follow through with PHCN meter, but we were the lone voice crying in d wildness, everyone wanted the easy way out. 

We pray the President's extended exco/power committee meeting will deliberate well over the lines mentioned and our meeting of Saturday, February 28, 2014 will enable us to agree on a way forward.

I think it's wrong to conclude that those that are complaining of irregular meter readings are guilty of being wasteful. It's offensive as far as I'm concerned. Because you and others are not experincing any challenges just now does not mean the issue should not be investigated and addressed. 

I have always advocated for fairness and will not accept any unprovoked accusation.

Thanks for all the hard job.
I heard the MD of 4T, saying in one of our meetings with him that they can read each of our individual meters remotely. If that be the case, I will suggest he presents at our next general meeting, the units of power consumed in the estate according to the reading on the central meter versus the cumulative consumption on our individual meters. 4T might take advantage of the power-outages between now and Saturday as a window to carry out this exercise. Since we have no reason to contest the readings on the EKEDC meter, this exercise might give us an idea of the accuracy or otherwise of the i‎ndividual meters.

As I write, I have consumed 383 units since my meter was activated on the 3rd Feb. At N35.47/unit this amounts to N13,585. The amount in Naira, sounds high but the units looks reasonable.
According to the January bill, 279,600 units was consumed by about 207 consumers. This amounts to approx 1350units per consumer. In a N12/unit regime, this amounts to N16,200 but we paid N41,000.
‎So, in our communication, let us quote the units consumed and NOT the amount of credit bought.

Good evening everyone, I want to add my voice to Mr Osita's concern. In about 2 weeks (Thursday 12th and Sunday 22nd), we have loaded N40K cards. Initial load of N10k, Thursday evening lasted till evening Sat. 14th. Surprised, we tried to confirm nothing was wrong. We loaded N20k on the Tues. 17th and by the night of Sunday 22nd it ran out. We loaded N10K yesterday night and from antecedents, we have to reload latest tomorrow. I personally go round to switch of lights and other appliances not in use and we do not put on our security lights. This is a major concern for us and we will appreciate your taking it up.

Elder and Ronke has spoken my mind. But if you charged 20K and it finished in a week, check the appliances used. Some of us recharge same and it's still on. We all just need to manage our usage. It's so obvious now that some of us were just wasteful and the subsidising by few us was so convenient.

I join my voice with Ronke, we have always stress the need to follow through with PHCN meter, but we were the lone voice crying in d wildness, everyone wanted the easy way out. 

We pray the President's extended exco/power committee meeting will deliberate well over the lines mentioned and our meeting of Saturday, February 28, 2014 will enable us to agree on a way forward.

I concur with the imperative  that we engage a consultants to verify proper calibration of the meters supplied by 4T that it aligns with the agreed rate per KWh.

There's need for absolute transparency to guarantee proper buy-in by residents.

On another note, robbers came to the estate on road A2 yesterday and vandalized several vehicles, breaking windows and stealing brain boxes and it seems no one is saying anything about it. 

Let's all be vigilant please as this is the second time this is happening. I just heard this evening on returning from a trip and I don't know if the executives of the association are aware. 

Security remains a challenge. Today it is vehicle, they will soon become emboldened to break into homes if we don't act quickly.

Dear Resident,

I regrettably wish to inform residents as follows : 

1. That in the midnight of yesterday - Tuesday, 24th February, 2015, hoodlums gained access into the premises of 3 residents on road A2 in the A wing of the estate.

2. On gaining access into these premises, 3 vehicles - 2 Toyota Prado Jeeps and 1 Toyota Corolla sedan car were ruthless vandalized.

3. The burglary, theft and vandalisation resulted in the carting away of the brain boxes of the 3 vehicles and the 2 head-rest (which has in-built TV) of one of the Prado Jeeps. 

4. The rear side glasses of the 3 vehicles were damaged in order to gain access into these vehicles and perpetuate this dastardly act.

5. EXCO and management of CGEMCL have visited the scene of the crime while meetings and deliberations still went on till late last nite in a bid to strengthen the current security set-up in the estate and introduce new security measures.

We sincerely empathize with the affected residents and pray we don't ever have to experience this again. Security of lives and properties is still a front burner issue in the list of exco's deliverables which will be worked out with CGEMCL with all sense of urgency.

The outline of the new security measures as it affects residents will be despatched later today.

We appeal to residents to remain calm and be most vigilant at this time. Appropriate measures to stem a re-occurrence of this incident are being fashioned out.

the incident on A2 Road is highly regretable.

We need to put more search light on our security systems.

the security weakness COULD BE from these area's
1)workers who HIDE and SLEEP in uncompleted Buildings after work hours

2)Our security men and police are bribed to allow them stay.

3)Personal house security man or mallam sacked and still has gate ID Card to enter.

May I narrate an incident that happened in my own house..

My security man Aliu who had stayed with me for 3years was sacked for theft.

I took his ID card and wrote Estate security office,,GAte and our admin offices with his picture attached.

Next day Jacob ask Gate to allow him in that another family has Employed him..As I write such person is in the Estate.

these are the kind of challenges we see.

For A2,,our first thinking is how did they come in and how did they leave..?????

They may be right inside the Estate.

Good morning and thank you for the update regarding Security our able President.

My contribution as regards Security in the Estate is as follows:

For all that it's worth, the Security Co in charge of the Estate must explain how these incidents happened albeit successfully and what they're putting in place to prevent a recurrence. We pay them for a service for which a failure has occurred and as such they owe us a duty to explain. It appears their major focus is only at the entrance and exit gates. You hardly see them patrolling or even showing any visibility within the Estate during the day not to talk about at night. They have to change this very obvious weakness and failing.

At the last monthly meeting, we agreed that the number of security men assigned to the Estate was insufficient to guarantee effective protection of lives and property. We urgently need to address this by insisting that the Estate Mgt Co contracts additional number of persons to beef up the existing strength. The additional personnel can then be deployed to strategic points within the Estate. Physical presence in most cases can be deterrents.

This is without prejudice to ejection of persons from uncompleted buildings in the Estate and engagement of a second security outfit better suited for the job, to police the Estate outer perimeters. The last Exco successfully engaged a local outfit and the results were instantaneous.

We also need to reenergize the Association's Security Committee to oversee Security matters on behalf of residents by liaising with the developer, the Security Company and the Association in ensuring that protection of residents lives and properties is paramount at all times.

I agree completely with the last writer that if we do not immediately and successfully nip these thefts and burglaries in the bud, the perpetrators will become emboldened and brazen.

Hello Guys,

We are all correct. There is no way we are going back to the days of bill sharing ever again but we also need to ensure that we are truly paying for what is consumed and that the meters/vending solution is independently verified. The mere fact that a resident uses NGN20K does not necessarily mean something is wrong with the meters but we still need to verify that this is so to atleast allay any fears and affirm confidence of integrity of the system.

The Exco would be meeting soon as mentioned by the President to put a system of verification in place which would affirm confidence in the vending system. Please lets just allow time for this to happen. Also remember we agreed for a review to be conducted after a 3 month period where amount collected will be reviewed with amount paid to PHCN.

Lets us be patient and seek to improve rather than the thought reversal.

Nnamdi is spot on but I would like to expand a bit more. I do agree that patrols must be intensified but I believe a more effective forestall would be to position a security personnel at the end of each street as can be seen in neighbouring estates. This is not the first time this is happening and having patrols done alone cannot forestall future occurrences. We need to take the bull by the horns by insisting that we have security personnel on each street in addition to the gates. We have far too few security personnel in the estate and as Nnamdi rightly said the focus is at the gates. The management company and security team needs to up their game with ensuring that no workers/labourers stays in the estate beyond the agreed time with patrols of uncompleted buildings and accosting of labourers found roaming beyond this time.

I join my voice to condemn Mrs Anumudu"s assertions that people complaining now are wasteful. We all believed that the equal sharing of Electricity bill was not fair and must stop. We are crying out for the fact that we have been moved from bad to worse. Why must the pipe channel be moved from PHCN to 4T TECHNOLOGIES. No pretences, the cost of kwH is very high and the rate at which the metre runs is unprecedented.Please dont educate me that its a function of the number and volume of appliances in use. We were all using metre before now.

Most of us are trained Economists as such are well grounded in managing our resources but the life style of putting off even the security lights in our homes will not only hurt the security of such homes but will also hurt the security of the estate in general. Reference to the incedence in A series. Please lets all fight this like we fought EBOLA jointly in this country. The idea of blame game can only work against all of us including the likes of Mrs Anumudu. We must draw inference from the way Nigerians have handled the issue of BOKO HARAM and where that has led the country to. If the entire nation has joined hands with President Jonathan to fight boko haram, a lot of Nigerian souls would have been saved.

I call on all us as one unit to join force to fight this ugly trend of high cost of Electricity. We should all come out on Saturday to move our estate forward and encourage the move by Engr Ogbuagu to save our estate from this quagmire

I totally agree with all you have highlighted in your email about our current experience with 4T Technologies (4T). We made it clear to the vendors from the onset that Carlton Gate residents are only interested in service provider that will provide end-to-end solution with zero upfront financial commitment. I still can’t understand how 4T manage to convince us to pay them N7,500 for the installation of a vending system that they will use in deploying the 24 Hrs central power. To me, it’s an upfront investment by 4T and should not be transferred to residents. The additional N5/kwH that we agreed to pay to 4T for admin, sundry expenses, power loss etc should also cover the cost of setting up the vending platform. How about the silent N100 commission that 4T deduct from residents each time one recharge? This is pure exploitation! We must act now to stop this nonsense without further delay. Imagine being charged N100 commission each time one recharge for 5 years?

When I raised some concerns recently about the reading of the newly installed meter, I was taken through a question and answer session on energy consumption by my good brothers. Lol. But the truth is that majority of us like Engr. Ogbuagu rightly mentioned have lived overseas and know what it take to conserve/minimize energy consumption. As at last Saturday, my household has purchased N45,000 worth of electricity unit. Something is just not right. We hardly put on any appliance in the house except when we are running on generator. What kind of life is this? Is it a crime to live in an estate? I know some people will be quick to advise that living in an estate don’t come cheap, I agree, but not by wasting hard earned money. I better donate my money to charity.

I pitied my lovely wife when I came in last weekend and met her sweating in the room. Obviously, she had refused to power on the AC unit just because she is worried that the N20,000 unit she just loaded that day will disappear before her eyes. This leaves one to wonder what our energy bill will be when we switch to 24 hrs central power? Like I previously suggested, we may end up paying more money to 4T than the electricity bill they will receive from EKDC. It will be of interest to know how much EKDC billed us for the month of Feb come early March versus the purchase made by residents.

I think we can confirm if the newly installed meters are properly calibrated by installing in parallel EKDC supplied meter and monitor the readings, or better still, hire an independent consultant/vendor to help validate if the meters are truly well calibrated. I want residents to realize that things will get worst in terms of amount spend when we migrate to 24hrs central power (higher N/KwH) if we don’t solve the issue of meter calibration. We cannot just trust 4T to be the initiator and executioner without any oversight. Is like having an architect design, engineer, build and commission a building. We certainly need to engage the service of a 3rd party to help with the oversight function.

Many thanks for your detailed and well thought-out mail / memorandum.

I also want to inform residents that I have received a number of calls in the last couple of days. These hearty and well intended discussions basically dove-tailed into metering, calibration and transparency in the vending administration.

Ladies and gentlemen, without wasting further time, we will be convening an urgent expanded EXCO meeting (to include members of the power committee, members of the technical / commercial and legal sub-committees). In addition, a 5-man stakeholders team will join the team. The stakeholders team will include the developer himself (or a very senior executive management staff), Engr Ogbuagu and Mr Tony Akinajo and 2 female representatives.

The meeting will address all the matters raised in paragraph 2 above, the matter of continuing with centralised power (or not), the EKEDC priority line, the PPA and any other matters arising.

Lastly, I want everyone to note that every resident is a stakeholder in this power project initiative and no one should take a back sit in this matter. Therefore, the General Meeting of Saturday 28-02-15 is a must attend for all residents.

The details of the expanded EXCO meeting will be communicated later today.

It is not like when CGERA was in charge, I am not too sure we are getting value for money. People are just keeping quiet and waiting for who will bail the cat. The truth and bottom line, is that no matter your education, when I switched off almost everything or kept slightly low load, my meter is clicking away like second hand of a race timer. I had actually prepared a detailed memorandum to you and our residents on sundry issues on this, including report of my recent meetings with the Chairman and his Vice President Operations of Eko Electricity Distribution Company Limited. I had some discussion with some resident and I know their feeling about the latest happening in our power management now. Mind you, we had meter managed by the CGERA before. There has never been anything like. You effort in providing these tips is an indication that you are also suffering in silence like all of us in the Estate.

The memorandum is hereby attached. Once more, I thank you personally and thank your EXCO for your efforts thus far in discharging your mandate.

The persons that carried out this crime have obviously studied our estate and noted the security lapses. Only an idiot will come into a gated community like this without doing some prior surveillance. 

Like Kunle said, we urgently need more security staff, one or even two per close. If we dont act quickly, it may be forced entry into homes and actual armed burglary affecting lives.. I pray this doesn't happen. 

And it appears this group is a well organized syndicate. I know they entered a highly secure premises on chevron drive last year and stole brain boxes from some vehicles. I am assuming it's the Same folks.

I do align with your observations and those of a few  others who had voiced out their concerns with regard to this vending thing vis a vis 4T Technologies-that things are not playing out as agreed and expected.Therefore,urgent steps should be taken to check  mate the excess tendencies and vending anomalies as already exposed before we get to the meat of the power issue-PPA.

In spite of the last tariff computation of  N 35.471 per kWh as advised by the President,my recent reload of last Saturday came to N 35.82 per kWh. some things are definitely not adding up here, and require fixing sooner than later for obvious reasons.

It should not be a matter of take it or leave with regard to this new vending regime that we are trying out.In seeking to enthrone pay as you consume for power, which is fair and equitable, we do not have to mortgage and turn blind eyes to so much to achieve this objective.

God will help us all on this and other sundry matters in the estate.

Good morning all

I find all these attentions amazing simply because when a family house was burgled,  the association,  despite full knowledge of it, didn't bother to make it an issue.  It was briefly mentioned at the  end of the last month meeting.  The family were on holiday when the house was broken into and seriously vandalised. A lot of stuff were stolen including the children's mobile phones, piggy bank, shoes and alcohol drinks.

So please don't just worry about your cars, make sure your house too is well secured. 

That aside,  the thing that baffled me most about the yesterday's incidents is the fact that very next to one of the houses, there are malams that work as security guards.  Then almost opposite the other house, there's a security guard in uniform that usually sits in front of the house.  Also further up the road, there's another house with security guard. Yet, these people all claimed not to have heard anything when it happened.  How could that be? 

Similar thing happened the first time we had similar incident.  There was a security in the house that was right in front of the house that had the car that was burgled. 

I strongly believe that there's a cartel of thieves operating right inside the estate. An outsider can never have the courage to come in and do such things. 

So please, let's focus on the inside.

Hello All, the security at the front gate is rubbish, rubbish and utter rubbish! this  is disaster waiting to happen and many more will follow. Many a times, visitors have turned up at my house willy nilly without being cleared by the security at the main gate. I hope something more insidious won't need to happen before we open our eyes to the lapses at my our main gate, Sympathises to the victims at A2.

It is really very sad to notice yet another burglary incident in the estate. My sympathies to the affected residents in road A2.
In addition to new security measures as earlier suggested by residents,
The Exco should immediately ensure that the management company mandate the security outfit to position two men on every close i.e one on each end of the road and they must be equipped with walkie talkie i mean ( WALKIE TALKIE) for easy communication among themselves.

There is too much emphasis on security guards. 
 Technology and trained security patrol dogs can be used to either complement/supplement limitations of humans (security guards,  domestic servants,  workers eyc) and also serve as a form of check on the security arrangements.

Where a guard on night duty falls asleep,  his/her security dog will most likely pick up on any movement and bark.

An estate of Carlton Gate's profile should have a security  camera network,  with installed motion sensors trigerring alarms when there is movement in certain designated areas (fence etc) at certain time of the night.

Indeed i sympathise with the victims of this ungodly act. The security issue has always been our abatross. Its high time, we took drastic steps in ensuring that adequate manpower is provided and these men should also be well equiped to carry out their duties more effectively. Like Ronke pointed out, there is need to look inwards.

We can not also over-look the fact that someone fired a megad for theft and another household went ahead to employ same person. What rule do we have in place to ban such persons from entering the estate. There is need for exco to seriously and urgently address the issue of re-employing a domestic staff who was fired on the bases of gross misconduct. How else can we flush out the bad eggs if we continue to tolerate this.

The Exco should immediately ensure that the management company mandate the security outfit to position two men on every close i.e one on each end of the road and they must be equipped with walkie talkie i mean ( WALKIE TALKIE) for easy communication among themselves.

I do align with your observations and those of a few others who had voiced out their concerns with regard to this vending thing vis a vis 4T Technologies-that things are not playing out as agreed and expected.Therefore,urgent steps should be taken to check mate the excess tendencies and vending anomalies as already exposed before we get to the meat of the power issue-PPA.

In spite of the last tariff computation of N 35.471 per kWh as advised by the President,my recent reload of last Saturday came to N 35.82 per kWh. some things are definitely not adding up here, and require fixing sooner than later for obvious reasons.

It should not be a matter of take it or leave with regard to this new vending regime that we are trying out.In seeking to enthrone pay as you consume for power, which is fair and equitable, we do not have to mortgage and turn blind eyes to so much to achieve this objective.

God will help us all on this and other sundry matters in the estate.

I still can’t understand how 4T manage to convince us to pay them N7,500 for the installation of a vending system that they will use in deploying the 24 Hrs central power. To me, it’s an upfront investment by 4T and should not be transferred to residents. The additional N5/kwH that we agreed to pay to 4T for admin, sundry expenses, power loss etc should also cover the cost of setting up the vending platform. How about the silent N100 commission that 4T deduct from residents each time one recharge? This is pure exploitation! We must act now to stop this nonsense without further delay. Imagine being charged N100 commission each time one recharge for 5 years?

When I raised some concerns recently about the reading of the newly installed meter, I was taken through a question and answer session on energy consumption by my good brothers. Lol. But the truth is that majority of us like Engr. Ogbuagu rightly mentioned have lived overseas and know what it take to conserve/minimize energy consumption. As at last Saturday, my household has purchased N45,000 worth of electricity unit. Something is just not right. We hardly put on any appliance in the house except when we are running on generator. What kind of life is this? Is it a crime to live in an estate? I know some people will be quick to advise that living in an estate don’t come cheap, I agree, but not by wasting hard earned money. I better donate my money to charity.

I pitied my lovely wife when I came in last weekend and met her sweating in the room. Obviously, she had refused to power on the AC unit just because she is worried that the N20,000 unit she just loaded that day will disappear before her eyes. This leaves one to wonder what our energy bill will be when we switch to 24 hrs central power? Like I previously suggested, we may end up paying more money to 4T than the electricity bill they will receive from EKDC. It will be of interest to know how much EKDC billed us for the month of Feb come early March versus the purchase made by residents.

I think we can confirm if the newly installed meters are properly calibrated by installing in parallel EKDC supplied meter and monitor the readings, or better still, hire an independent consultant/vendor to help validate if the meters are truly well calibrated. I want residents to realize that things will get worst in terms of amount spend when we migrate to 24hrs central power (higher N/KwH) if we don’t solve the issue of meter calibration. We cannot just trust 4T to be the initiator and executioner without any oversight. Is like having an architect design, engineer, build and commission a building. We certainly need to engage the service of a 3rd party to help with the oversight function.


Mr. President, thank you once again for treating this issue with the urgency it deserve. Your commitment and hard work is very much appreciated.

Ladies and gentlemen, without wasting further time, we will be convening an urgent expanded EXCO meeting (to include members of the power committee, members of the technical / commercial and legal sub-committees). In addition, a 5-man stakeholders team will join the team. The stakeholders team will include the developer himself (or a very senior executive management staff), Engr Ogbuagu and Mr Tony Akinajo and 2 female representatives.

The meeting will address all the matters raised in paragraph 2 above, the matter of continuing with centralised power (or not), the EKEDC priority line, the PPA and any other matters arising.

Lastly, I want everyone to note that every resident is a stakeholder in this power project initiative and no one should take a back sit in this matter. Therefore, the General Meeting of Saturday 28-02-15 is a must attend for all residents.

The details of the expanded EXCO meeting will be communicated later today.

It is not like when CGERA was in charge, I am not too sure we are getting value for money. People are just keeping quiet and waiting for who will bail the cat. The truth and bottom line, is that no matter your education, when I switched off almost everything or kept slightly low load, my meter is clicking away like second hand of a race timer. I had actually prepared a detailed memorandum to you and our residents on sundry issues on this, including report of my recent meetings with the Chairman and his Vice President Operations of Eko Electricity Distribution Company Limited. I had some discussion with some resident and I know their feeling about the latest happening in our power management now. Mind you, we had meter managed by the CGERA before. There has never been anything like. You effort in providing these tips is an indication that you are also suffering in silence like all of us in the Estate.

The memorandum is hereby attached. Once more, I thank you personally and thank your EXCO for your efforts thus far in discharging your mandate.

Good afternoon all.

While we are all in doubt of the accurate calibration of the installed meters, we should explore means of making EKDC Charge our estate rate that is in consistent with other residential property ‎. N35.471 or so per KwH is killing, a rip off, inequitable, discriminatory  outright cheating as we don't have industries in the estate. 

Let's plead with those amongst us who have connections to help us use their contacts to correct this. It will be a very big releave to us if this is actualised.

Good day All, 

My sincere sympathy to those affected by the current theft incident. 

We don't need a security expert to tell us that with the increasing number of residents in the estate, our current security arrangement is inadequate. 

We must as a matter of urgency review the security blueprint that was recently released, and also the Service Level Agreements (SLA), to work out the true security requirements of the estate and also ‎determine whether what is currently on ground is per the agreed SLA. 

It's only a matter of time before something more serious happens if we don't take the issue seriously. 

One begin to wonder the usefulness of the so called policemen in the estate. ‎They are more active during the day than night for obvious reasons. 

Please let's tackle this issue with the same energy and passion we devoted to electricity.
