Greetings from Camellia Society. This has reference to your email dated 12th May 2021 seeking permission to paint the Kitchen Dry area. According to you, it will take 2 days to complete this piece of work.
Permission is granted, subject to the conditions stated below
Though you have not indicated that you will carry out any Civil work/Carpentry/Electrical Rewiring/POP/False ceiling work, but in case you change your mind at the spur of a moment, in such a situation, I am sharing the standard NOCs and the convention to follow by the members while executing Renovation (painting being a part of renovation) inside the flat. The objective is to ensure that the basic structure and design of the B-101 and Camellia Building remain intact and is not compromised. This is to ensure long building life and safety for the members. Kindly note the following:
- You will not remove and change the position of the walls in any circumstances.
- The Pillars and the Beams will not be broken by you and you will not hammer any nails in it. They have to remain intact.
- The sewerage lines and the position of the outflow will not be changed by you. Replacement of waste-commode (WC) is allowed only under the guidance of an expert civil contractor. The position of the WC inlay/outlay will be changed and remain intact.
- The position of the taps and the washbasin will remain intact and will not be changed.
- You will not load the balcony with sand/cement/stone and level to that of the adjoining rooms. The balcony is not designed to take a permanent heavy load. Thus it is not permitted. Secondly, it increases the FSI and has an impact on the property tax.
- The original design of Flat B - 101 and the outside look/layout of the building will not be changed by you. It will remain intact.
- As far as possible avoid, we advise you to avoid the creation of a false ceiling. This is because it is considered to be a fire hazard. Though the final decision rests with you.
- As far as possible kindly utilize non-combustible material while redoing and renovating your premises.
- Kindly ensure that obnoxious/harmful/polluting smell/fumes do not emanate from the workplace which will cause a health hazard to the neighbors.
- You will not block the staircases/ lift lobby/staircase landing with your work material. In case of fire, these passages have to be free and not cause a fire hazard. Get in touch with Abhijit Salvi, he will direct and show you the workplace, wherein the laborers and the workers can work without any interruption. You will also have to make a payment towards the security deposit. Mr. Abhijit Salvi will guide you towards the same.
- Kindly ensure that during painting (renovation) work all the necessary preventive measures are taken by you so that you, your family members, workers, and laborers, Camellia Staff, Federation staff who undertake cleanliness work do not suffer from any health issues and ailment.
In case you wish to carry out any work in 101-B Wing which deviates from the above-stated points/matter, we request you to kindly produce a BMC certificate from the authorized department and also a certificate from an authorized/registered (with BMC) Structural Engineer.
We recommend that you undertake painting (renovation) under the supervision of an experienced and expert civil contractor. It is critical to ensure that excellent material/chemicals are used to ensure waterproofing with no subsequent water leakage/seepage in the premises direct below yours and in the adjoining/neighboring premises. Kindly be careful and diligent in such matters. In case of any complaint received by Camellia Society of water leakage/seepage; which has damaged any of their belongings, damaged the wall color, damaged the electric wiring, damaged the false ceiling or any such property, the origin of leakage/seepage being from your premises, then you will have to bear the complete repair cost and/or get it done by yourselves to the satisfaction of the complainant and Camellia Society. The MC reserves the right to inspect the work undertaken by you to ensure that the norms are followed as per the resolution granted by AGNM and the Bye-Laws. You may undertake the work between 9 AM to 7 PM and ensure that the work does not produce any noise from 2 PM to 4 PM and throughout on Sundays/Public Holidays.
I am sure you are also ensuring that the workers and the experts who are supervising the Painting/Civil work are following the best and the updated protocols in the current COVID19 pandemic to keep themselves and the community safe. These include but are not limited to:
- Kindly arrange for a sanitizer outside the main door and ensure that they sanitize their hands thoroughly before they enter and /or ensure that they wash their hands thoroughly for at least 20 seconds with soap before beginning any work.
- It is advisable that the laborers continue to wear the mask while they are working.
- After their departure, you have to ensure that all the points touched by them are sanitized
- For your information the exhibited symptoms associated with Covid-19 infection are fever or chill, cough, shortness of breath or difficulty in breathing, muscle or body aches, headache, the new loss of taste or smell, sore throat, congestion or runny nose, nausea, or vomiting, diarrhea, etc); If the workers and their family members or close contacts exhibit these/or any of such symptoms you are requested to kindly inform Mr. Abhijit Salvi, Camellia Manager immediately so as to take further measures and precautions.
- We wish to state very clearly and in no ambiguous terms that you are totally accountable and responsible for the health of the laborers. This permission is based on your request for your convenience. In the unfortunate event of the laborers getting infected attributable to any reason, then in such circumstances, you will not hold the Camellia Society/Camellia Management Committee accountable/responsible in any way.
- In the unfortunate event of anyone getting infected on the first floor due to Coronavirus (COVID19) AND in the unforeseen event of the B-wing getting sealed by the BMC authorities / or any other statutory body, then you will with immediate effect stop the renovation work - notwithstanding any reason.
Kindly speak to Mr. Abhijit Salvi or to the undersigned in case you require any clarity and support. Our member, Mr. Anthony Fernando, who is an expert structural engineer will volunteer to advise/support you in case you so require.
