Comparing Bi Level/Split Level Houses to Bungalows

I always want to buy a one level house but a price per sq. ft. of a
bungalow is simply too rich for me. Those that I can afford are too
small or those that are large enough is just too expensive.

I came across this large 10 year old 1600 sq ft Bi Level that's within
my price range with a developed basement. The price is very
reasonable at $240K in the NW Calgary. I'm seriously thinking about
buying this house but friend of mind told me that I cannot compare a
Bi Level to a Bung.

Some reasons he cited were kind of personal like a Bi Level was split
so the Chi (Feng Shui) couldn't go up to the top level and such.

The other one that caught my attention was that seniors whom tend to
buy most Bungs don't like the half a flight of stairs they need to
climb so they won't buy Bi Levels. Therefore, a Bi Level will not
appeal to most Bungalow Senior Buyers and a Bi Level won't hold their
value well.

I think my friend kind of make sense in this regard buy I'm not sure
how much of an impact the half a flight of stairs the Bi Level will
make compare to a Bung.

To me personally, I think I would take a Bi Level over a non-walkout
Bung because of the bigger windows. A walkout Bung will be better
than a Bi Level, obviously, but costs a lot of money that I simply
couldn't afford.

Plus this Bi Level is situated in a large 50 foot lot which is kind of
rare in Calgary today at this price range. I think the lot itself is
worth a lot of money considering that you could be paying 80-90K for a
narrow 30 foot lot nowadays in Calgary.

I'm confused and want to solicite your much appreciated opinions in
these matter.

What do you feel about a Bi Level and a Bung in terms of future resell
value? Thanks

basement would have to been done in one stretch...meaning there was no break

heart/breathing problems. Keep in mind though they use their basement all
the time (it's developed)

Another thing about bi-levels are like you said..bigger windows which to me
is a major plus for light instead of dingy bungalow basement windows. One
more thing (and this is for resale) a lot of bi-levels I bet are sold to
people who want to keep the teens downstairs. This keeps the upstairs living
room clean, the kids can make noise down there whatever. In a bungalow
everyone is stuck on the same floor.

I don't consult Feng Shui people when purchasing a home, so I can't
comment on that angle. But that should really only be a problem if you
wish to use the servisces of such a person prior to buying the home or
you plan to buy in an area that may have a predominantly Chinese
population when you wish to sell.

There may be some merit to the comment about seniors not liking the half
flight of stairs in a bilevel. The half flight of stairs will also be
an issue to someone with disabled people in the family-particularly
disabled people confined to wheelchairs. The non-senior and
non-disabled may not like the idea of hauling the groceries up a half
flight of stairs either.

That said, there may be other reasons seniors may not like the house in
question at some point in the future. 1600 square feet is a pretty good
size house, and seniors (who may ve empty nesters) may find it too large
for the needs of one or two people. In fact, they may prefer a low or
high rise condo where they don't need to do the maintenance, shovel the
walks and cut the grass either. Of course, a senior who won't buy this
house for these reasons probably won't buy a comparably sized
bungalow--or a two stories or split levels either.

I think there are more things that are going to affect the resale value
then bi-level vs bungalow. Things like location of schools and
shopping, how close to roads and transportation (buses, major roadways,
LRT, bike trails and freeways). Future prospects for the neighbourhood
and city.

If you want my opinion, evaluate the bi-level on its ability to meet
your current and forseeable housing needs. If it's going to meet those
needs, make an offer on the house.

I cannot believe that anyone, let alone someone that is capable of
purchasing a home, would be so stupid as to worry about "feng shui".

I agree.

People buy houses for a lot of different reasons.

I love side-by-side split levels. (Some people use split level and
bi-level interchangable. I use the definitions common in Alberta real
estate, where the two terms refer to two very different styles of home.)
The level between the main floor and the basement would make an
excellent family room, while the top level for the bedrooms can offer a
bit more privacy. You only get a half flight of stairs between floors.

I understand it is very important to many Chinese people. Need to make
sure the house is angled correctly on the lot so it isn't sitting on the
eye of the dragon.

Similar, in many ways, to people not making a major decision before they
consult their astrologer. Doesn't make a whole lot of sense to me,
however it is important to some people.

Thanks John for your insight. I am not too concern about Bi Level not
appealing to diabled people because, with all due respect, the number
of diabled house buyers is limited. They will most likely buy condos
or townhousea so that they wouldn't have to worry about shoveling snow
or yard work.

Another question I have is that is there any intrinsic differences in
terms of resell value between a Bung and a Bi Level in your point of
view? All things equal, would a Bung sell for more than a Bi Level
just because it's a Bung? Thanks.

Beg your pardon but I'm a little confused. A Bi Level in Alberta is
just a Bung split at the foyer. It is still a one level house so it
should occupy the same foundation size as a Bung. Maybe you were
taking a Two Storey Split as a Bi Level.

stairs all the time? You say its only a few, but soon you will hate having
all those stairs. The crawl space is a joke, like banging you head on the
floor above you as you crawl to get you skiis way in the back. And what if
you have some people over, you don't have a room large enough to keep
everyone in one area.

If you compare a Bi Level to a Bungalow, then yes, you climb half a
flight of stairs more every time you go home. But when you go to the
basement, you still climb a full flight a stair anyway be it a Bung or
Bi Level.

If you compare a Bi Level to a 2 Storey, you climb half a flight of
stairs more when you go home but that's it. You'll be climbing more
stairs in a 2 storey when you go up and down from the main floor to
the 2nd floor.

Now when you go to the basement, you might be climbing two flights of
stairs in a 2 storey vs a flight of stairs in a Bi Level. You
definately climb less stairs in a Bi Level comparing to a 2 storey.

I suppose there are some floor plans that would support your position,
but I find that there is a LOT LESS concrete and excavating involved in
bi-levels and 4 level splits. It could just be that those particular styles
of homes are favoured by owners of smaller lots, which seems to be the new
norm.

Homes with no basements at all are becoming very popular as well. Main
floor laundries are all the rage right now.

You are correct, a bi-level is essentially a raised bungalow. This
allows for larger basement windows, which can be a plus if you plan to
use the basement a lot for living purposes (e.g., you have teenagers).

As I said in another post, I love side-by-side splits.

If climbing stairs is that big an issue, the only houses that doesn't
have any stairs are basement-less bungalows and mobile homes. Bilevels
have stairs. Split levels have stairs. Two stories have stairs.
Bungalows with a basement have stairs.

That depends very much on the design of the house. My own place is a
fairly well designed bi-level, and under normal circumstances, we come
downstairs once daily in the morning, and go back upstairs once in the
evening, and almost never go to the basement. The major reason to go up
and down more times is when something has been forgotten, such as
laundry.

Don't think anyone touched on this. Depending on the bi-level design,ours
has a set of stairs in the front foyer(one up, one down).This takes up an
incredible amount of space.Equally equivalent to a third bedroom!Other than
that,Our bi-level is far more open than a bungalow,and definitely ranks
higher than a split or bung. in our opinion.
