Hey all,

So here's the skinny on the space that we checked out today.

Cerebral Palsy Alberta owns a giant building with warehouse space that they're not using as of Oct 1st. Something like 6000sqft. They're willing to rent us 2300sqft of it for $1500/month as well as some help with some projects that have going on. Usually they'd rent this out for $2500, so we're looking to make up about $1000 of value. They are looking into utility costs, but it would likely be a pay the extra above their usual type of arrangement. With their needs and out skills, this is going to be SUPER EASY. They are also really keen of connecting with other non profit organizations and helping them out. They may also be willing to waive a damage deposit, if this is agreed upon as a partnership style agreement. 

So, the space. It's way the heck southwest, but a bus goes almost right out front. We are looking at 24/7 access to a 2300sqft shop area with bathroom. A kitchen is also in the works. There are some shared facilities that we may be able to negotiate access to such as a game room, boardroom and a classroom style conference room. They are OK with customizations that we'd want to make in terms of building a mezzanine or something. They are also OK with BBQs and alcohol. There is an outdoor tent like thing for events too, if needed. 

In terms of projects, they are looking for help building things like a multi-sensory room full of lights and sounds and such. They are also looking to implement things like RFID access, an inbound call center type stuff. They are also looking at some fairly comprehensive crm stuff. All in all, I don't think it would be hard to demonstrate the difference in rent. Having access to our kind of tools/expertise would also be highly beneficial to them.

The kicker is, they may eventually secure funding to build the bay space in to a development area of their own. They are, however, more than willing to keep us updated with their funding progress, and would likely be able to give us 6mos notice. 

The next step that I am working on this weekend, with Travis, is drafting a preliminary proposal for a partnership agreement. Weetabix has already come forward with an offer of training and cabling. If anyone else is interested in the projects above or has suggestions, please reply to this message. Nothing will be formalized until the membership has a chance to review the agreement. I will keep it open as a draft for peer review and welcome contributions. 

Unfortunately I was too much of a knob to take pictures, but it's a pretty standard industrial space, not dissimilar to the 2500sqft one that Ben posted a bit back.  

My current opinion is that this may be too good to pass up.

The way I figure it, at 1500/month with no membership movement, it
would run us dry by the end of the 6 month lease so there is a small
liability risk depending on where the utilities come out, Donna does
that sound right?

The area is currently configured as 7000sqft wide open, there are 3
bay doors and it's full height (or perhaps higher) easily as tall as
the shop behind solarrobotics

I am also willing to donate time and expertise, they had several
projects in mind that I thought would be a lot of fun, we could go
nuts in that multi-sensory room and get some great exposure.

The bus goes almost direct from a train station to the facility, and
they are in the process if getting it moved that last block over to be
door to door.

I should also say I'm willing to give people rides whenever I go
there, likely to be at least once a week. I'll be coming clear across
town so there would be plenty of opportunities to be picked up along
the way.

Term would be up to us. As we're proposing a partnership, it's pretty flexible. 

I would likely write the terms as 1 month notice on either party. No set term.

This location is at the opposite end of the city from me so I timed
the drive from Varsity near Market Mall and it took me 32 minutes,
better than I thought. The building looks great from the outside. I
can see why they wouldn’t have any problems with noise or alcohol,
looks like there’s not much activity in that area outside business
hours. Location could be better but beggars’ can't be choosy. I think
it’s a great find.

Though at the South end, it's easily accessible via transit; one bus gets you directly there from the ctrain. It'll be a bit of a drive for me to get there as well, yet the opportunities and benefits are too great to pass up, especially the fact that we won't be locked into a cumbersome lease.

How much barganing power do tradeswork and training get us?
Do they have a client base that would benefit from very basic computer
lessons or skills training?
The more involved we get with such a space the better, I think.
