Dear Board Members,

In our opinion, sealcoating the driveway is a bad idea.

Sealcoating is essentially painting asphalt.  It's a lot like painting
brick or stucco.  It makes it look better, at first.  Until it starts
peeling.  Then you have to paint it again.  And again. Until the paint
is too thick, and you have to remove it.

Sealcoating was one reason we replaced our driveway last time.  It had
been painted too many times, and the paint was peeling.  It was ugly,
and the coat was too thick to paint over.  The only practical way to fix
the problem was to replace the driveway.

When we replaced our driveway last time, I asked the Bituminous Roadways
if it should be sealcoated in the future.  They told me there was no
evidence that sealcoating preserves asphalt.  If it did, municipalities
would use it.  They don't.

We were hoping to avoid the first coat of sealcoating.   Once we start,
we're stuck doing it again and again.  Like painting brick or stucco. 
It's a bad idea, but once you do it, you have to keep doing it.

We think the driveway looks fine the way it is.  It ain't broke. Let's
not fix it.

We request that you cancel the sealcoating now scheduled for Friday the
13th.

I agree with Gene. Does anyone have a convincing contrary argument? If not, let's not have it done.

I agree, it looks nice for about a year.  I would would rather see the $$ go to other areas of concern in the development.  For example, my staircase off the deck is very wobbly and unstable, the railing is actually disintegrating, not even usable right now.  I did send a email to Ted about these issues. Very unsafe.  Example 2, some shrubbery really needs to be replaced as well.  Like I said, I think there seems to be other issues that the $$ could be used more effectively.  What is the cost for seal coating?

Hi everyone,

I remember the research that Gene led originally and I agree with him here.

I walked the driveway tonight and found it to be in generally good condition. It seems to be wearing well. I am not sure sealcoating is the best move right now.

However, I did notice that there continues to be cracking. The freeze/thaw/re-freeze cycle this winter will worsen any existing cracks. Would it be possible to simply fill the existing cracks cracks correctly instead of a seal coat?

Gene, a couple years ago Braemar redid their parking lot, aand I recall talking to the Edina Street Dept about seal-coat vs. overlay, and think they vetoed the seal-coat idea.......I just called the Public Works to check if this is correct, will let you know the reply

Another point of view.............I just talked with a fellow named Shawn, whois in charge of all blacktopping for the City of Edina, regarding sealcoating.....................I was wrong in thinking the City does not sealcoat. They do it over all drives and parking lots. BUT, it not just a coat of paint, as I thought.. His words...............a new blacktop installation has a a top surface (approx. 1 in), called the wear layer, this is a tight mix that prohibits water from penetrating thru the asphault layercaueing it to degrate and fall apart over time. But this topcoat ewears down after a few years and starts the water penetration, so they apply a new surface to prevent this processw. There are two types of seal coat, one is a layer of hot asphalt, covered with fine gravel, which is packed down by traffic. The other is a "Fogging"with AC ( asphalt/cement mix).. Both types provide a new topcoat sealer. Again Shawn said, the key is to apply the new topdcoat before the existing (old), surface wears down which nill not be helped by anew surface. He said this should be done whithin five years after the original work, and same for third or fourth topcoat.

He agreed with doing a sealcoat, if it is either of the types he described...................Hope this is of help the discussion.
