The Management office will be closed for the Thanksgiving Holiday on Thursday, November 22nd and Friday, November 23rd.
Balcony Project: Black Hawk will be working on the Balconies Monday – Saturday, through the end of the project. There is a schedule posted in front of the office with start and completion dates (emailed as attachment Wednesday, November 21st). REMINDER: The manufacturer specifications recommend for warranty purposes that floor coverings are not permitted on the Balconies/Terraces; this includes but is not limited to paint, rugs (indoor or outdoor), and tile (permanent or nonpermanent). Please do not affix objects to the wall or railings.
Mailboxes and Packages: Very soon mail and package delivery will begin to increase at a rapid pace until Christmas. Please make sure to empty mailboxes and pickup packages daily so the deliveries can continue uninterrupted and holiday season deliveries are smooth. Please make sure you put your Unit # with the order so it will go to the right place.

Associa Advantage: Associa (Legum & Norman) has a program called Associa Advantage. You can get discounts at stores around the area, such as Lowe's or products online. Go to www.associaadvantage.com and register. You will have to use your Legum & Norman account number.
Out of Town?: Going out of town for days or weeks? Save water leaks inside the building and inside your unit. Shut off your water to your unit. Don’t know where your water shut off valve is? Ask Management to have the engineer show you. This can help cut down on water issues in the building and your unit…. And insurance claims.
HVAC System: Preventative maintenance is a great way to ensure the HVAC system is running efficiently, which can decrease your energy costs! Don’t forget filters should be changed every at least six (6) times a year.
Directions to Reset the Heat Pump After Power Outage: There are two (2) ways: the first way is to turn off the system at the thermostat. Then go to the heat pump circuit breaker, flip it off, wait 30 seconds, flip it back on. Turn the thermostat back on. If that fails, the second method is flip heat pump circuit breaker off at the panel. Open the HVAC closet - there should be a small metal box on the wall by the HVAC system. Open it. Pull out the red handle. Wait 30 seconds and reinsert. Turn the circuit breaker back on at the panel.

Garbage disposals: They are made to get rid of small food particles. Please see a detailed list of items that you are not supposed to put in your garbage disposal: Bones, Celery, Coffee grounds, Eggshells, Fruit pits, Grease, Pasta, Potato Peels, Rice.
Appliances: It is important to clean under and behind your appliances (i.e., refrigerators) at least four (4) times a year to increase the longevity of the appliance and inhibit dust build-up which could cause a fire.

Visitor Parking Passes: Management has been notified of multiple vehicles in the garage for extended periods of time with visitor passes. The visitor parking passes are for temporary guests only, long-term guest, long-term service providers, and residents are not permitted to use the passes. If you have any questions, please call the office.
Courtyard Parking: Resident / Owner or their guest / visitors are not permitted to park in the courtyard. This is commercial retail parking. Please be advised that towing will be enforced at the vehicle owner’s expense: (Pete’s Towing 703.533.3355)
Garage Parking: Residents are not permitted to park in the garage unless they are in their assigned spot, nor are they allowed to use the guest passes for their vehicles. The guest/visitor parking passes are for temporary visitors, not long-term use. Please be mindful of the commercial parking, which is the visitor/retail parking (unassigned parking spots) in the garage and courtyard, during their business hours.
Delivery and Move In/Out: All large Deliveries (TV, Appliances, Furniture, Remodeling supplies) and Moves are required to be scheduled with the office in advance of the date. They are not permitted on weekends or after 6 pm on weekdays.
Packages: Please do not forget to check for your package deliveries in the Library! The Association or onsite staff do not monitors packages.
Visiting Pets: A reminder to residents that ALL visiting pets must adhere to the same pet policy established for residing pets about size, weight, and type of dog restrictions. All owners & tenants are held responsible for any incidents that occur from the visitors being on the property.
Recycling: All recycled material needs to be rinsed before disposing of them in the commingle containers.
