The costs for Leipzig, for a livable environment,
paying taxes, paying all costs and credit, excluding heating,
in relation to the purchase, and one time costs for first renovation ,
is more like 75 euros per month per flat ( 50 square meters ),
+3000 euros to start with / entrance fee.
In addition, I estimate based on the info I have,
another 25 euros a month per flat for taxes, water, and electricity,
and 1000 euros per building per year for insurance - hence an additional 10 euros a month per flat.
For heating costs, I imagine an additional 100 euros per flat for half of the year,
hence 50 euros per month per flat ( unless solar panels or biomass, and isolation such as new windows, can be investments that can reduce such ongoing costs )
Hence 160 euros a month for a 50 square meter flat, over 10 years,
to become an owner.
( The 75 euros monthly credit repayment does not include the cost of the 3 percent interest.
Perhaps some of you can calculate this better then me - I just estimate an additional 40 euros a month for such interest. )
So its more like 200 euros a month till paying off the credit ( without counting inflation for the 90 euros of fixed costs )
after which costs are around 90 euros a month ( in current euro estimates - without counting inflation, which will make this figure raise )
for maintaining all basic costs for living

Or for one building, that is 2000 euros a month for 10 years, and 30 000 euros to start with.
If one has the cash for not taking a credit, its 120 000 euros to start with + 900 euros a month ( in current prizes, without counting inflation ) for the building.

A model taking into account credit, even with interest, for a basically renovated building,
is feasible for people from western europe, if they have a wage or if they are on minimum state support. ( providing there are 2 people sharing the costs for one unit / flat ? )
, although for non-germans it means additional difficulty and cost of needing to keep an address in their country, and moving between the two.
