Good morning,

 

Samantha, Apartment 24, and Doug, Apartment 25, have experienced long‑standing water ingress into their apartments. I understand Robert from VED has been aware of these issues over time.

 

The plumbing works being carried out on the roof today are reactionary. Doug contacted Robert yesterday after discovering dampness beneath furniture. Robert attended promptly to inspect the issue and arranged for trades to attend today to undertake repairs.

 

I have attempted to contact Robert twice this morning without success. In the meantime, Christina has spoken with the plumbers on site. They have advised they are installing additional flashings and downpipes to manage excess water volumes during heavy rain events. While on the roof, they are also sealing minor holes and gaps in the roof surface to address potential ingress points. This is common practice for this type of roof system. The plumbers have confirmed the works do not raise any concern for other structural elements of the building, noting that residents may experience some noise during the works.

 

I have emailed Robert to advise that, while the committee appreciates the builder’s responsiveness, the lack of communication and absence of any prior reporting or scope of works has caused unnecessary concern for both residents and the committee. Any future works must be communicated through me so the committee can be fully informed and appropriate noise notices issued where required. Additionally, the committee kindly request copies of plumbing reports associated to today’s works to have on file for future reference.

 

I have also requested further information regarding the recent Jack the Plumber attendance to address water dripping into Storage Cage 19 using silicone. The committee is querying how this has resolved the actual source of the leak and whether any further works are proposed.
